Setting up the house is keeping us pretty busy Not a problem at all! At 1660mm from the pantry wall, the top of the stairs stringers board is 935mm. Note though that there is a stairs post sticking out slightly at 1050mm (again, from pantry wall), which reduces the depth of that section of pantry wall to around 370mm before the buffet will start to stick out past said pantry wall, into the walk way as you pass between the kitchen bench and pantry walls. We looked around alot, as we wanted something with draws and cupboards, but not too deep. We will probably end up getting a piece custom made at 400mm depth, as most are 450mm deep, which starts to block the walkway a bit too much for our liking. Good luck with the decisions! Not sure what your personal tastes are but I found that most of the Chinese style console tables and sideboards are about 35 - 37cm in depth. I understand that H&H use Accent Carpets and Sean gave me the address as being on Carrington Rd which looks just like a regular carpet shop but the guy who worked there told me it was the wrong one and sent me to Gladestone Rd, which was just up the road. This one is called Accent Carpets Selection Centre and appears to be a completely different company. It, unfortunately, was closed and when I rang them it just went to voicemail. Their website says they’re open Mon - Fri 9 - 5 and Sat by appointment only. I’ve rung again only to get their voicemail. Can anyone remember if they went to an actual shop front on Carrington Rd or a Selections Centre on Gladestone Rd (as part of a bit of a business Park)? And did they have to make an appointment prior? All I want to do is look at their range so we can start deciding but this is proving to be a little challenging. Thanks! I can feel your frustration! I also had the same problem, it's so confusing since they have the same name and are so close but not affiliated in any way. The correct place is unit 32, 10 Gladstone Road, Castle Hill. I left a message on the answering machine and Kerry (I think that was his name) called back. I explained who I was planning to build with and wanted to come out to look at the selections but not actually have the selections appointment. He was Ok with that and let me know when the shop would be open. I went a few times before the appointment itself and by then I knew exactly what I wanted and the appointment was really quick. I also went to Home Options during the week and spoke to Bec who apparently does the internal colours etc and she tried to fill me in on the selections process but was a little unsure about the areas she didn't look after and Lisa who does the vanity, taps etc was with a client. But it sounds like if we don't want what's included in the premium inclusions then there are other options we can choose from. I think I just have to have a clear idea as to what we ideally want and then choose the closest option to it. We've also got the bricks lists from Sean and I have a couple I like the look of so will head to the brick yards in the next week. I'm stuck on internal paint colours as I had my heart set on Dulux Natural White before we decided to go with H&H who uses Taubmans. Any guidance from those that have chosen? A nice warm white? Did anyone have them colour match to a different brand? We're still just putting through some final changes through Sean and then hopefully kicking off the tender process early next week but keen to have some idea re selections as we don't make decisions quickly! It's also good to see an H&H house down the road from us being built. It's an Elyse so am watching the façade take shape. Of course when I wasn't paying attention it felt like it flew up and now that I'm watching it it feels like it's slowed down. Michael and Chris were there to greet us and gave us a beautiful hamper along with flowers (which my wife loved - they are in the picture below), lots of documentation and warranty info, and most importantly, our keys! Hall & Hart really looked after us every step of the way, it felt like we were part of the team whilst building the house, which is what we were always after. Issues came up along the way, but the way they were dealt with was impressive, and we can still highly recommend them. We would build with them again. It's been a hectic time moving the house and family, and attempting to find our garage floor, which is currently a maze of paths through which we hunt for things we're sure we once owned... All part of the fun though. Landscaping is due to start in the next week or so, starting with the driveway and working from there. Simon at Megawatt Electrical, the electrician we used post-handover was amazing, absolutely nothing was too much trouble and he's such a great guy to deal with. Highly recommended! Our neighbors have commented on how neat our brickwork is, it makes them a feature of the house, so giving the bricklayers, Redtown Bricklaying a shout out if anyone wants to know where to find quality work. Finally, here are a couple of shots with the post-handover lighting in place (and those flowers). Enjoy! We're very happy with how it's turned out We changed some windows at the back of the house, but only in shape or size, to better suit our block/outlook. When the standard windows are closed they seal quite well and greatly reduce noise etc, so we did not upgrade to a different type at all. Regarding electrical work, we did have junction boxes installed for facade lighting, and any lights to be installed over Voids or stairs. The remaining light points that we wanted to have downlights installed in post-handover, we had batons installed by H&H, meaning whether it's top or bottom level, the post-handover electrician can just switch it over to a downlight really easily, by installing a plug base on the end of the existing baton wiring, and plugging in a downlight. We also had all our fans and external security lighting installed post-handover. These were also planned for at the electrical appointment and provisioned with batons (and extra wiring/timber supports in the case of future fan locations). Hope that helps! The initial session with John and Chris were great and they put us at ease with all the questions we had. We were very excited and wanted to proceed as quickly as possible. However, we received our plans over 2 months ago and during that time have made a few minor adjustments including Moving house 100mm towards left boundary (our block is relatively flat) Moving the utility connections about (electric and gas meter) Relocating alfresco gas and water point slightly Addition of a wider front door Widening the drive way Although, these changes were all accommodated, every time I ask for a change or info about the change the response was quite slow and the vibe I got was that I was being difficult. It kind of puts me off asking for changes or questions and doubt is now settling in my mind about whether I have covered off everything I need to. As I have never built a house before and a lot of this stuff is new to me, I was hoping H&H would provide more guidance and assurance to help me make the right decision. I am fearful this a reflection of what is to come during the build phase and am starting to doubt whether I should proceed. My questions are Has anyone experienced this with H&H? We're a bit surprised with an additional cost for site cost & Authority Building Requirement, Also those are the fixed cost, and their price for any change or upgrade always more expensive than the other builders. This is also put us a bit off of these things. Our land is reasonable flat (Gentle Slope), but H&H have quoted a huge amount for site cost (Fixed Price) below compare with other builder's TENDER we have requested. For example, Spoil Removal $10,000 Material Handling $12,500 Tiger Tails $3600 Electrical Connection $4,000 Plus Provisional Allowance for Stormwater Connection $15,000 PA Sewer Connection $4,500 PA Did you have similar site cost in your tender? I guess how we approached the situation was: H&H wanted to build us a house, quite a nice house from our experience, but they could only go ahead with that once we finished making changes. We made changes before tender, and then made one round of changes after tender, but we had pretty much figured out what we wanted by then. I can imagine too many more changes, that are not part of a selection process, would cause quite a bit of overhead for re-drawing plans, estimating materials, etc after that. It is difficult to imagine your new house before it's built! Though we did have to draw a line in the sand at some point, and usually from our experience that is at or just after tender. From what you said, H&H have accommodated the extra changes, but from the sounds of it they would like you to finalise any decisions so they can move ahead with delivering you your new home. We personally found the actual build process to be really smooth, communicated well and quite organised. I hope you can get to that point soon! Hi Tea Land, Sorry to hear you're having these concerns. From our experience it's really not possible for anyone else to comment on the costs for building your house plan, on your block of land, with your street access, with your Council requirements, unless we have the exact same situation. H&H organise all of these things their own way, but maybe it ends up making the process faster, therefore getting you into your new home sooner, or with having your home not sit out in the rain for as long before the roof is on, etc. Unfortunately there is more to consider between builder then just costs, so you need to make sure you will be happy with the process, the people, the end result, and the service provided after handover. We're still happy with who we built with, I hope you can make the right choice for you and your family aswell, whatever that is. Hoping you can sort it out soon! This was our 1st build and it was completely overwhelming. We also made a few changes, altered the bathroom and laundry positions, made the pantry bigger etc amongst other things. I did feel like i was bugging them with all my changes, but thats just my nature not to annoy ppl too much, however it never seemed a problem on their end. Sometimes there was a little delay, but its such a busy market I'm sure all builders are the same. There was a point where i had to just draw a line on the sand like Serenity explained. Once we signed the doted line on our final contract i decided to curb the alterations (except for 1 or 2 small things). That feels like a life time ago now and we are so very pleased with our house. We have so many ppl that visit our home commenting on the wow factor and quality of work. Go with your gut, ask for the changes you must have but know it has to come with a delay and with other builder's usually a cost. Good luck on your journey! Hi Tea Land, We are quite happy with the costing from H&H as I found their pricing model very easy to follow and well documented in the pamphlets compared to other builders eg Alfresco is all inclusive of the price where as with other builders I had to look through 3 or 4 pages of options before I could work out a cost for adding an alfresco They are also very good at not charging for changes that didn't require additional building work or materials eg we moved the house to the left boundary (in fact all the above listed changes did not cost anything except for the wider door upgrade). Our site cost are very similar to yours and quite similar to a quote we got from another builder. I didn't like the material handling either but it was very similar to the alternate builder's estimate. We liked the idea that the site costs are fixed with the exception of the PA amount compared to other builders who weren't able to fix the cost at such an early stage. I think Seren1ty hits the nail on the head there with her point that somethings are very difficult cost. Hope this helps! I have to say it’s pretty attractive! It sure is, but choice is a good thing. Just be weary of big showy promotions with all builders, the truth is the cost of all those items is probably already included in their house pricing, so you are still paying for it. The initial session with John and Chris were great and they put us at ease with all the questions we had. We were very excited and wanted to proceed as quickly as possible. However, we received our plans over 2 months ago and during that time have made a few minor adjustments including Moving house 100mm towards left boundary (our block is relatively flat) Moving the utility connections about (electric and gas meter) Relocating alfresco gas and water point slightly Addition of a wider front door Widening the drive way Although, these changes were all accommodated, every time I ask for a change or info about the change the response was quite slow and the vibe I got was that I was being difficult. It kind of puts me off asking for changes or questions and doubt is now settling in my mind about whether I have covered off everything I need to. As I have never built a house before and a lot of this stuff is new to me, I was hoping H&H would provide more guidance and assurance to help me make the right decision. I am fearful this a reflection of what is to come during the build phase and am starting to doubt whether I should proceed. My questions are Has anyone experienced this with H&H? We made similar changes to you, ie. moving house towards left boundary, moving some utility connections, we also moved some windows around and added in a new one - so far the changes have been accommodated fairly quickly. I also had a few questions to clear up during this stage and they were answered quickly as well, either the day or 2 days after my emails. How far are you in the construction process when you requested the changes? Perhaps they were just really busy during those times when you submitted your changes and it's not reflective of your entire process. Good luck with the rest of your build.
