Construction phase is based on architectural drawings which will only be done post tender acceptance. You can expect to see a tender line item with pricing for the tiled hob perimeter. This will then make it's way to the plans. Plans will change quite a few times until they're ready for DA. Wary of once you pay the 10k, then other changes are 1k a pop. But they have assured me more than once that changes resulting from your landscaping plan, cdc/da required changes, and interior selection, changes don't cost us to update plans. And obviously electricals too, we haven't got to that phase. But like you i would want to be 100% sure the plans are accurate before construction starts! I'm fully expecting my kitchen, laundry, butlers layout will change post those detailed design phases. i also want to change some door widths and shower types, havent even thougt about the 3 WIRs (use elba or do post handover), want to put a chute in - i was told that's in interior selection phases. Things like missing niches etc that were on tender plans but not proper plans now ive gotten put on. And anything clearly wrong, asked to be fixed. If i was you id insist on anything structural being in now, but not tile choices maybe. Not sure i know what a tiled hob is sorry lol to know if crucial to get in plans now or not (our dwarf walls on alfresco are in plans now if that helps). The only thing showing on my plans now is glazing and window upgrades, waterfalls, recessed flooring, ledges etc. Not other fixture and finishing selections i have. Like I have a flooring provision, but it still shows tiles on the plan...I guess as I haven't locked down that selection. It is frustrating that we turn plan comments around in 1-2 days and they take weeks. But so far they've been great to deal with so Im happy everything is nice and relaxed. They seem to suggest tiling first, then kitchen later (towards end). I am unsure if I will go a standard included silestone bench top or upgraded (depends on upgrade cost!). My tiling choices for floor and splashbacks are completely different depending on which the 2 bench tops I go with for kitchen/laundry/butlers. Can you go back and change your selections if a later decision unwinds an earlier one? Or maybe I should just do kitchen design before tiling? Argh. Trying to get organized but I feel like too many decision points and I am unnecessarily mocking up two different pallets. Our tender and getting ready for DA nearly made me have a melt down. Even after the council approval came we went a few months before we got to construction. If it helps construction phase is delightfully quick. So hang in there and tell them to give you updates of progress. What frustrated me was the utter silence when I didn’t know whether my project was moving along or not. The intent of the architectural plans you’re going to sign are for getting DA submission ready. So focus on all external and structural aspects very well. Walls, dwarf walls, external colour selections, setbacks, roof types, ceiling heights, courtyards, window location, window glazing, window sizes and window types, nominated location for rainwater tank, etc. You don’t want to backtrack on council plans at any cost. So focus on external, structural and anything impacting Basix ( if you’re doing solar through Hall and Hart get it in too) Tiling, carpets, WIR, electrical, kitchen And colours selection are internal and are only done once DA submissions are in progress. We even included few niches in bathrooms etc with no admin fee. If it gives you any comfort we had about 10 tender variations with many line items each to reflect changes on internal selections and finishes. No fee demanded whatsoever. Best wishes. Used the samples to lock down Elba selections. Reason was Elba is a fair commute for us plus only gives you two hour appointment and doesn’t allow you browsing time in store. Only appointment based visits. You want to make most of that time. The colour schemes need to flow from the same colour palette. So you absolutely need a basis. For Beaumont we had the ability to go in and out of store looking through things many times before we were ready to make appointment for colour consultation and finalise. I’m glad I did it this way as I was favouring more browns than greys initially but noticed that Beaumont has more greys and neutrals (not browns). So if I’d done all my Elba selections only to find my tile colours did not exist I’d have been in trouble. Also not sure if Elba will give you a second appointment or that costs $$. I must add floorboards and carpets much easier as you’re spoilt for choice and not limited like tiles. You can also do it through Hall and Hart if you Want to and they will refer your selections and estimate the cost. I want to fully consider all cabinetry options! Another option for WIR is Stegbar which we organised during our Studio You appointment. We got quote from Elba but was very expensive. We chose Stegbar in the end for drawer/shelf combo in both kids rooms as well as our WIR. With regards to kitchen, we have done 40mm Caesarstone benchtop & waterfalls in upgraded Raw Concrete & Snow (outside range) on Cook Run. It was less than $1k. We went to Beaumont Tiles a few times before we had our appointment to get ideas of tile colours/layouts we liked. Elba started installing our kitchen today so cant wait to see it all come together. Interesting to know that’s via studio you. I think my Concern with bench top is we are building the soho with Servery and butlers. So any upgraded stone will be island, Back kitchen bench, butlers bench, laundry, servery and outdoor kitchen. It’s all so close together I want it all the same.
