Browse Forums Building A New House Re: Building with Hall & Hart Homes 752Dec 20, 2019 3:38 pm Yamato paulrob Hi, I have just completed our tender presentation with Neil & Rhys. We didn't have any real surprises but go into it with realistic approach. if you make a lot of variations to the base design expect costs associated. i have found everyone there open & honest, we have had quiet a few modifications & Sean has been fantastic. That is the same in our case. Post Tender presentation some of the variations we requested took a while to be priced, such as 4 weeks, but they have been more responsive recently which is great to see. If you query the costs and ask for a breakdown, I’ve also found them to be very transparent. You can’t ask for more than that. Yamato and Paulrob, Thank you so much for your answers. I started the tender last month, but waited two weeks to have all necessary works to start, thinking to wait another 4 weeks till the quote presentation, so, we are in a very initial stage. My husband and I are worrying the unexpected cost might incurred during the construction. It will be a very long building process probably more than a year, much appreciated your guys' assurance on our decisions building with the Hall and Hart. Yes, definitely will bear in mind of not changing a lot from the original plan.... Anyone can give ideas of what "full bricks look" facade ? Does it make a lot of difference in terms of costing and insulations ? or just the look ? Re: Building with Hall & Hart Homes 753Dec 20, 2019 4:24 pm Ceciyau, we are still in the pre-construction stage, so I can’t comment on extra costs post contract signature, but I would not expect to see additional costs during the build, unless you decide to change something mid-build. Once your design is locked down, selections made and all approvals obtained, you should know your costs from Hall & Hart - all of this before contract signature. In terms of face brick for all external walls (no cladding) for an Elyse 38 design, this might be approx $12-15K extra on the facade you have selected. Some of this is due to extra steel beam support in areas to support brickwork in place of the cladding used. Given the R2.5 wall insulation used, I don’t think there would be a big difference in thermal performance between cladding and face brick for those areas, so it’s more on your preference. Re: Building with Hall & Hart Homes 754Dec 20, 2019 9:43 pm ceciyau Any surprises in terms of cost/pricing , quality of works, progress or pace of works while building with Hall and Hart ? I am in the pre-tender process, waiting for the next stage ? Does anyone could kindly advise, please ....... ? At tender you get a fair estimate of site costs and standard inclusions for the house design you've chosen. If you want to exclude weatherboard from the upper storey and make it full brick then it costs anywhere between $4,000 to 25,000 depending on the brick type. If you want a fully rendered look like the Marsden Park display then it will also incur additional costs. Similarly as you go through selections you may upgrade tiles, carpet, floorboard, tapware, etc which will keep adding to the initial cost of tender. I would expect the total costs will certainly be higher than your tender amount as most of us would upgrade something although they do include provisional allowances. You'll certainly know your full costs by the time you sign a contract. Expect your contract to take 4 to 6 months from accepting tender. It is a fairly long process. The only other factors I can think of with cost escalating after construction commences is if they find rock on your site when they dig or if sewer allowance blows out for any reason. Best wishes Re: Building with Hall & Hart Homes 755Dec 27, 2019 5:08 pm For those that needed privacy screens for CDC did you make windows smaller or go translucent (any pics?). Or can we do a privacy panel instead? Not sure im keen on translucent windows on a bedroom or sitting room?! Or can we do a privacy panel instead? Not sure im keen on translucent windows on a bedroom or sitting room?! We didn’t like the look of the privacy screens so went with a wider but higher window in the family room. Didn’t consider the translucent windows as thought it would look out of place in the family room.
