My husband and I are looking at buying a block which has a 30m frontage... it's about 29m deep with views to the back. It also slopes downwards from the front, but we aren't sure about the level of fall yet. We are pretty quickly coming to the conclusion that we will need to custom design something suitable. In a perfect world we would love something which offered a parents retreat with a small tv room, a zoned kids area with 3 bedrooms and a rumpus type living space. and we can fill out some of the frontage with a large garage. I've been looking at lots of plans but was hoping to gather some more ideas/options? Does anyone know a good place to start looking for wider frontage designs? Where are you building as different builders cover different areas. There are some really lovely designs that are wide and can be called homestead designs. We have looked at all of the local builders and the designs they offer, but nothing sticks out for us. I want to look at more designs, for more ideas. We were thinking split level to work with the land a little more. 4 Bedroom. Study. 2/3 living areas. zoned areas for parents and kids. At least a 3 car garage. Jarrod does his drafting and design work in house and worked with us to build my own design. He also helped us achieve our build on budget. I'd highly recommend speaking to him about your project. Everyone else we talked to when we were starting out didn't want to know about a custom build and tried to shoehorn us into a pre-existing and non suitable design. Our frontage is nearly 38m but our block narrows toward the rear - we designed our house to fill the block width wise with a living area protruding from the rear to take advantage of northern sun into our living area and also to give us access to a southern view for our kitchen splashback. Re: Wide frontage Floorplans 6Apr 13, 2017 12:29 am Also I'd highly recommend looking at any of the Hamlan display homes in the Geelong area if you want to see things that are a bit different, design wise. For houses better suited to decent sized blocks though the Ballarat and Bendigo display villages might be more suitable - a lot of the geelong displays are amazing but there are a huge amount of rectangular cramped floorplans and double story designs because of the sheer cost of land there. Our Titles are a year off..at the earliest.... we are thinking closer to the end of next year as likely. Did you contact many private builders? We are obviously still in the very early stages of our planning, so we are just trying to get a feel for what we want and how we'd like to lay it all out. A visit to the Display villages is definitely in our sights, so thanks for the tips. Re: Wide frontage Floorplans 8Apr 14, 2017 9:16 am We tried, but most wouldn't even quote to build our design without us engaging a draftsperson or architect to draw up the plans first so we couldn't even get an idea if we could build it on budget or not. Many blocks are very narrow nowadays, which leads to overshadowing issues, & makes it tough to come up with an energy efficient house design. What direction does your block face? I'd try to incorporate "passive design" principles. If you do you'll have a home that is much more comfortable, with lower energy bills to boot. Split level also sounds like it would also be a good fit for your land. Which way would north be on your block? There'd be few (if any) standard plans that would really make the best use of your block, and a custom design may be the best way to go - but with your block you'd definitely be able to get an efficient and comfortable house with a lot of 'wow' factor. Re: Wide frontage Floorplans 11Apr 15, 2017 11:47 pm Orientation was always a big selling point for us.... and then we ended up buying this block which isn't the best in that sense. the rear of our block is south facing, but the outlook won us over. Passive design is something we are keen to try and work with, we just have to work out how. Re: Wide frontage Floorplans 12Apr 16, 2017 10:04 am A north-facing clerestory would help get sunlight into the main area of the house without compromising privacy (and can also add to kerb appeal). Depending on your slope and outlook, you might be able to have living areas that simultaneously have good views to the south while also getting direct northern sunlight through the clerestory. There's a number of options I can think of - it really depends on the fall of your land, and whether you could fit a full two-storey height at the back. All this would definitely be a custom design - but I think from what you've told us already there's great potential for you here with a good design, despite the southerly orientation.
