Browse Forums Building A New House Re: JG King modified Heywood - Painting 961Aug 21, 2017 12:03 pm My best friend is having them as well. In hers we left the house in her care and she found squatters that refused to leave, then a council meeting was happening in the family room and they wouldn't leave either. No matter what she tried no one would leave . I think she's still angry that our neighbours were somehow able to get report and consent on reg 409 and we were told that it was impossible due to our MCP. Re: JG King modified Heywood - Painting 962Aug 21, 2017 1:50 pm SS is back! But on light duties so no going onsite. Sounds like CM will be his side kick and handle the physical stuff for now. Plumbers are apparently meant to be fixing our capping early this week (man that sounds familiar!) so CM wants to meet us onsite Friday to have a look at it and go over other issues. SS might come but will stay in the car. He is happy for us to send through our list and will go over it with SS and see where everything is at. So it's kind of sounding like a slow week, no idea if anything is booked, he is meant to call back with a time for Friday so hubby will try and squeeze a bit more info then. Re: JG King modified Heywood - Painting 963Aug 22, 2017 11:32 am Perfect sunny day and no one onsite . No chippy, no renderers, no waterproofers, no plumbers. So much for "I try and have someone here everyday", not that I expect that but it's been a week since painters "finished" with zero action. Interestingly the same plumbing company are around the corner at a burbank site doing capping and down pipes on a house that started months after ours! Capping and down pipes on the same day ! Are we the only one that gets it in dribs and drabs? Next they'll be doing one down pipe at a time . Could they have seriously had their down pipes booked before us?! I bloody hope the next stop is our house. Still no word back on meeting Friday. Re: JG King modified Heywood - Painting 964Aug 22, 2017 1:30 pm That's so frustrating bank... hope you see some action soon. - B A vue of the pines on the Gold Coast forum.homeone.com.au/viewtopic.php?f=31&t=87210 Re: JG King modified Heywood - Painting 965Aug 22, 2017 3:09 pm Some progress! Sort of. Our job has been marked as urgent for down pipes! Lets hope this actually works. I remember what urgent was like with the bank, it only lasts until the next person or department then it drops off . I will be very surprised if the capping is done "early this week" before our meeting Friday, we've heard that before. Re: JG King modified Heywood - Painting 966Aug 22, 2017 3:35 pm Fingers crossed 🤞 - B A vue of the pines on the Gold Coast forum.homeone.com.au/viewtopic.php?f=31&t=87210 Re: JG King modified Heywood - Painting 967Aug 22, 2017 6:35 pm Oh Bank!! I hope your troubles sort themselves out very soon. Is it bad I want to say "slow down, dont rush!!" XD Everytime sometimes says they are handing over I feel scared for them because of my own experience with anxiety.. XD I know you will love your house though. Re: JG King modified Heywood - Painting 968Aug 22, 2017 8:00 pm aloenyx Oh Bank!! I hope your troubles sort themselves out very soon. Is it bad I want to say "slow down, dont rush!!" XD Everytime sometimes says they are handing over I feel scared for them because of my own experience with anxiety.. XD I know you will love your house though. Don't worry there's no rushing here, we haven't put any pressure on them time wise at all. We keep telling them we just want things correct, I'm in for the long haul (Hubby not so much lol). I'm actually quite anxious about the move, mainly due to a new school routine etc, so it can take as long as it likes. Although right before Christmas would be ideal from a leave perspective and finishing the school year as is. That said I want some steady progress, I want it to feel like they are at least trying to make end of contract or even before Christmas. At the moment it feels like it could easily be Easter next year! We've reached a point where the unresolved defects that they have known about for a really long time, seem to be holding up future work. There's just nothing happening. Hopefully we'll get some answers on what's planned Friday, not that he has come back with a time yet, just waiting for "I can't do Friday now". Our landlord has always maintained we can stay as long as we like and she will sell when we move. She has been doing a lot of work to the place while we are here in preparation for that. But recently the agent that will be selling the place has been dragging trades through to do quotes constantly and because our kids are in the same class at school she seems to think she can just rock up at the door or call ahead with 5 mins notice. I've been accommodating because she is letting us stay as long as needed but now the agent is saying things like "you don't mind if the tiler does one bathroom at a time while your still here do you" more in a statement than a question. And today when I told her there was no change at the build since she asked last week, she suggested that it would take the painter 3 times as long to paint while we are in than after!! As if she is on some sort of deadline to get it listed! So I flat out asked her when the owner was thinking it would be sold and she said November!!! What the?! I think I got the message across that we could still be here at Christmas and have a lease until December. But that little bit of pressure isn't helping my stress levels! Re: JG King modified Heywood - Painting 969Aug 22, 2017 8:26 pm Oh no ;-; I'm so glad I didn't have to deal with a rental. It sounds like she's got a plan to sell sooner rather than later, though it could be the agent pushing her. Hopefully you'll be in sooner rather than later, I would have thought November would have been no problem at all. That sounds like a very stressful situation though ;-; and I would be VERY annoyed about them rocking up whenever they want. I'm glad I didn't have a family to move, a new school run sounds exhausting!! It was bad enough just getting use to my new train trip.. I just don't know why they are so slow and not fixing your issues.. I thought your build was going to be a walk in the park at the start. Re: JG King modified Heywood - Painting 970Aug 22, 2017 11:00 pm could be worse.....could be thrown out in the first month of the build. no idea how it happened with us, but after 12 years in the same rental they decided to sell at the same time we broke ground. thankfully both our parents have been super good and let us stay (read dump crap) at their place. even better my folks have seen this as a "free house sitter" and booked a bunch of holidays whilst they have some-one to look after their dog. so time we both spent in house has been minimised . now if only it was not a 3 hour commute to my work.... JG King Lexington 240 Acreage build https://forum.homeone.com.au/viewtopic.php?f=31&t=87762 Re: JG King modified Heywood - Painting 971Aug 23, 2017 9:48 am Anywhere past the first couple of months would have been bad for us, we have no family nearby. At least early on we could have tried to find a short term rental. Although the owner has always insisted on a lease for her insurance so we have had protection. Not that that always works we have been asked to leave a rental with a lease before because the owner "needed" to sell, we had only been there 4 months! We dug our heels in and eventually negotiated a descent compensation payment. It certainly opened our eyes to the ugly world of real estate agents, the l!es and threats being thrown around to try and intimidate us were quite unbelievable. I honestly don't know what we would do if we had to find somewhere from the start of December, caravan park maybe?? I can't see it happening the owner has definitely verbally said we can stay as long as we need. I'm thinking (hoping) she is just getting a bit carried away, the agent backed right off when I mentioned the lease until December 1st, I suspect she wasn't aware of that. Our lease has a get out early clause so we can leave early when the house is ready but it doesn't work both ways, it's only if we need to leave not if she wants us out. Re: JG King modified Heywood - Painting 972Aug 25, 2017 3:26 pm So we had a marathon meeting at the house with the CM and surprise surprise a new SS (maybe we should just refer to him as No.4)! The other one has resigned. Nothing was mentioned about the "injury" and I'm a bit suss on the whole thing. They said no.3 SS was inflating his number of builds by about 21 telling people he had 38 jobs (told us 37) . Really, really don't know who to believe! Seems more likely that kings wouldn't want people to know that they're overloading SSs than a SS over inflating his numbers by more than double, but who knows. So the new guy is an accountant by trade (better not look at the books for our house ) in the same industry as my husband, they have worked with a lot of the same people so they've bonded already . He has been a SS for a few years now. I have high hopes for this one, chippies come SSs haven't worked out too well for us, hopefully the project management skills and detail oriented-ness of an accountant will do better 🤞. Basically they are making their way through our list and getting things sorted out. We heard a lot of "we're going to get your job back on track", which we have heard before but hopefully this time it's for real. No.4 says he is all about communication, let's hope so! And they are both going to be walking through our job every week to keep it on track. The next couple of weeks is going to be fixing things, kitchen, plumbing, plaster, skirts, etc then tiles then CM thought about 6 weeks until PCI. So that puts us about early-mid November. He was quite adamant that he will get us in by Christmas but I've seen jobs in less trouble come unstuck so I won't be counting any chickens. On the paint they couldn't tell me if they did 3 coats of paint but they agreed they must have had a very big day the day they did the colour if they did both coats, so they will be getting Haymes out with their gadget that will tell them exactly how much paint is on the walls! They were skeptical and seemed to be blaming painters not what was booked. The paint job is very ordinary and they made it clear they have a lot of work to do to fix it up. There are some walls that the CM pointed out that he thought definitely didn't get two coats, you could pretty much see through it . Downpipes we're done yesterday or today and will be plumbed Tuesday. Capping hasn't been done and CM was not impressed, he is sick of dealing with the plumbers. He said they've been to this house twice for everything else but keep leaving the capping! Renderer is just getting further and further behind with all the rain so no eta for that. I mentioned that we won't be able to get the gas line done until the scaff is gone and that could catch us out at the end, CM said he wants the scaff gone too, it's apparently expensive, so he said he might try to drag him here next week 🤞. I'll be back with photos after school pick up https://r.tapatalk.com/shareLink?share_ ... are_type=t Re: JG King modified Heywood - Painting 973Aug 25, 2017 3:43 pm Sounds positive Bank - hope they follow through! - B A vue of the pines on the Gold Coast forum.homeone.com.au/viewtopic.php?f=31&t=87210 Re: JG King modified Heywood - Painting 974Aug 25, 2017 4:16 pm Concretors turned up to do their fixes while we were there but the holes were more numerous than they thought and they didn't bring a shovel so they left again .
Also they finally listened to me about the bit of gutter that sits lower than the downpipes it falls to! CM actually climbed up the retaining wall to have a look and agrees it's not right! Woo hoo! I can see the potential and the spaces feel great but it's pretty rough at the moment. The cutting in is atrocious, looks like they figured it wouldn't be noticed with a light colour. I know it will never be to the standard I would paint it myself but the CM did say they need to do a lot better than they have done. https://r.tapatalk.com/shareLink?share_ ... are_type=t Re: JG King modified Heywood - Painting 979Aug 29, 2017 2:52 pm We have had a visit from the plumbers, still no capping fix, but SOME of the downpipes have been plumbed . Lord only knows why only some have been done . I think they must be going for a record number of visits to one house . CM seemed very frustrated with the number of times they have been to our job. It seems every build has one hopeless trade, mine was the painters, they took 12 weeks to come paint my house so nothing happened from January to March (such a massive delay!!) and then they were 'sick' for 3 weeks, so PCI was delayed.. and at the end of the day, I have paint splashed EVERYWHERE, almost everyday I find more paint splashed in the wrong place, most of my window frames are covered, some cabinetry, tiles, carpet.. and the paint job is very average. Sounds like your trade problem is going to be plumbing. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending. All their existing trades and businesses don't work with… 14 109207 1 10025 Hi, you've probably already resolved this, however, Commbank will probably pay the funds to you after you send evidence the work is done regardless the change in the quotes. 1 36000 |
