Have secured a block (331sqm) in Byford Central, and have made the choice of M3 Residential as my builder. (Other contenders were WA Housing Centre, Freelife, Homebuyers and Homestart) After some delays with pre-approval, I hope here on out is smooth sailing. Titles were due in Dec 2014 - came in Jan 2015 Settlement originally on 5/2/2015, now 12/02/2015, delayed again due to unconditional finance delay- 03/03/2015, now 6/3/15 BAL of 12.5 - $7,200 Fixed Site Works - $30,490!!! Hoping this will come down (It did by about $1,500 for crossover) Timeline: Signed for block - 13/11/2014 Finance pre-approval through - 5/12/2014 Roads through in estate & services available for my block - 6/12/2014 Chose builder - 8/12/2014 Finalise design - 13/12/2014 Signed pre lim agreement - 17/12/2014 Reports ordered for survey and engineering - 17/12/4014, completed Plans with drafting - 17/12/2014 Extension for finance for land requested - 17/12/2014 (To get land and house in one loan) Formal extension for finance request by Broker - 13/01/2015 (Waiting response, finance was due 15/1) Titles came through - 22/01/2015 - Settlement is now due 12/02/2015 - Completed 06/03/2015 Drafting completed 28/01/2015 Contracts (fast tracked) signed 30/01/2015 Alinta, Synergy & Water Corp accounts set up 03/02/2015 Unconditional Finance application submission this week by 6/02/15 Pre Start 6/02/2015 - Revisit of external render colours - 24/02/2015 Power dome installed on block (in wrong location, intercepting my driveway)Quote from Western Power to move $1,800, deciding on if it worth it now or to wait until driveway is to be laid - Waited, and driveway misses it by about 3mm Rear retaining wall has multiple cracks through it - Structural came back as ok, but I have doubts. Will continue to monitor & photograph Loan documents signed 16/02/2015 Guarantor documents signed and witness by a solicitor - 17/02/2015 Mortgage docs signed - 21/02/2015 Settlement due 03/03/2015 - but may be delayed due to bank stuffing around. Now 06/03/2015. Completed New titles in my name arrived - 26/03/2015 Final drawings came through - sent them back with a small list of things that were wrong - 26/03/2015 Final Drawings completed & Signed off - 30/03/2015 New addenda - 07/04/2015. Building permit & Plans Approved by Shire - 4/6/2015 First Invoice for 6.5% Deposit arrived 5/6, payment requested to bank 9/6, payment made 12/6 Site works have started 19/06/2015 Pad poured 29/06/2015 Bricks delivered, window and door frames delivered, Power box installed, internal walls marked up on slab, External plumbing installed, Power run to house and Meter box delivered Brick Laying Commenced 27/07/2015 Bricks at Plate Height 05/08/2015 Roof frame started 3/09/2015 Roof frame completed 11/09/2015 Gutters and downpipes completed 13/09/2016 Colorbond completed 17/09/2015 Chasing started / Network cable installation 18/09/2015 Interior walls concreted, Front Elevation render 27/09/2015 Fencing application submitted 01/10/2015 Glass installed 3/10/2015 Landscaping Application Submitted 06/10/2015 Ceilings gyprocked / Wall plaster started / cabinets delivered - 11/10/2015 Cabinets installed, bathrooms benchtops & sinks installed, plastering finished, Bath delivered - 16/10/2015 Lock Up and Cabinet Stages completed - 21/10/2015 Essastone benchtops in kitchen installed, tiling started, garage ceiling and cornice painted, downpipe drains installed 07/11/2015 Tiling finished 15/11/2015 Flooring being installed & Oven installed 23/11/2015 Brick clean, garage door installation 25/11/2015 PCI 8/12/2015 (Gas still needs connecting, paint touch ups, error with pot drawers, flyscreens still to be installed, render to front elevation, insulation still to go in roof, and multiple minor defects) Handover booked for 16/12/2015 - Left to complete - Two front downpipes, two glass panels repaired, a bit of dust, and a few other things Handover 16/12/2015 - Wasnt much of a handover. Pretty much handed the keys and told will be in touch for all the outstanding PCI issues in the new year. Move in - 17/12/2015 Still waiting for Gas to be connected Waiting for all PCI defects to be rectified - 24/01/2016 Outstanding PCI Defects Brick clean – On front, entrance, alfresco etc needs re-doing [b]Drains at front not draining, floods front of property Grout from bath hob to vanity cracking at side of vanity - 6 month defect Light switch – fan on the top instead of light - DONE IKON glass and they will also be in touch in relation to missing strips at the bottom of the shower screen - DONE Paving under power box requires reinstatement Paving Driveway - Sinking RHS Top - DONE Paving Driveway – high lip in a few sections at road - DONE Paving - not level at garage door, doesn't seal Paving Alfresco – Chips, uneven etc Paving - Gap at front of house, Gap at front door Paving - Falling apart completely at front - DONE Front archway - gap in gutter showing Gas system – Large dent in door – door pushed in Gas BBQ connection - Corroding - 6 month defect Tile grout - There are TWO issues here. Firstly was the discoloration when exposed to water. Secondly is white grout is stained black/dark grey in bathroom shower in two area's Power Points – Light switch still covered in corrosion - DONE Ensuite Light Switch dented - DONE Door - Handle internal corroding - 6 month defect M3 Residential Sign - To be removed - DONE Gas cooktop - burner not working - DONE Oven - touch plate needs replacing - waiting for parts Sliding Door lock not secure To be done: landscaping by developer Upgrades at Pre Start Additional GPO's, DGPO's, WGPO etc etc $15-$130ea Two banks of drawers in Ensuite $700-$800!!!! No its not a corner, but I had to move the entrance to the side to maximise the spare bedrooms sizes other wise the would have been very small! I think cause of BAL your site work jump to 30K , I have heard if someone has BAL included in their site work then the cost is high, if you have any other question regarding your prestart Costing PM me , my Prestart costing came up to $20K. Good luck for your prestart hope you get experience person . Its the flashing and is normal. Some builders cover them up others just leave them handing. You can cover it up with an aluminium bracket or ask the builder. 7 11990 you need to understand the breakdown of warranties. 90 warranty is considered as minor defects rectification period where as the longer ones are more major/structural… 1 5836 Building Standards; Getting It Right!
