Hope you are not going through with Hurstville Council, they take too long to process. Processing the paper works may be different by your council. We are told by S office not to Demolish our house until all necessary paper works are complete. No we are not, was it that bad? Hopefully all now goes well with your build. Just imagine if the council decided that your new design wasn't suitable - or they suddenly decided to change the rules as to what could be built in the area. Sure, you could take them to the Land and Environment court (and possibly win etc etc), but in the meantime, you are paying rent to live somewhere else. What if you can no longer to afford what council deem is a minimum standard of new house? You then have a block of land with no house and nowhere to live. It sounds extreme but you aren't saving much time by knocking down early - and could possibly save yourself all sorts of trouble. Get approval to build the new house, then knock down the old one. Definitely. We have partial approval from council just last week ( Deferred Commencement Consent approval ) a very long letter stating we are required to get concent from our neighbours for Easement. More paper works to process and hopefully every things goes well with ours neighbours. But we have already moved to our townhouse (investment property), yes we are losing out on rental income... and the house is empty. The quote that we receive is $2,215.00 for full wirings etc. and another option for $486 which includes external conduits and full wire only. He ran a conduit from the front of the house to the point we had nominated as our "data location" in the middle of the ground floor. When I asked him what it was, he told me that the NBN required the cabling to be inside it's own conduit, so when they do new houses, they run a conduit (even if the NBN isn't yet available like at our place). Later, when (if?) the NBN comes to our door, they can push the cabling through the conduit. The design of the conduit was quite specific in that it is not allowed to have more than 3 right angle bends. I had one coming in from the outside and then running up the wall, a second one to go from up the wall to across the ceiling and then a third to go from the ceiling back down the wall in it's central point in the house. That doesn't leave any more available to get from the external wall (front corner) to the centre of the house, so what they did was bend the conduit in a wide curve through the ceiling space to get to the target area - that way they didn't have any more right angle bends. In terms of price, it wasn't any "extra" for this - although I'm sure they would have included it in their pricing to Sekisui in the first place. I'm sure this attitude of running a currently "unnecessary" conduit would be very much contractor-dependent. We haven't got anything allowed in our contract other than data cables all meeting at one nominated place in the garage. Sekisui wanted to charge $1,800 for a data hub (just a metal box, a power point, and a connection rack) whereas he electrician directly wants to charge $700 for that plus some extra cabling to make it nbn ready. We think it is still a rip off so asked them not to do anything and we'll either ask the tradesman on site on the day or sort it out later on. Could be a bad move to deal with it later, I'll let you know when we get to it!
