Browse Forums Building A New House 1 Aug 08, 2014 9:17 pm Starting our thread to share progress on Aron 395 build. 23/06/2014 - Paid deposit to secure promotions 21/07/2014 - ordered the survey and tender 13/08/2014 - soils test sample taken 14/08/2014 - survey done today 30/08/2014 - Pre-color consultant appointment 10/09/2014 - First proposal received. 05/02/2015 - Paid contract fee. 14/02/2014 - Final color appointment 31/03/2015 - Signed contract ( sales guys can be pain in the wrong place, too much preasure) 13/04/15 - Received signed contract back from Sekisuihouse 18/06/15 - Signed demo company to start on 10th July. 03/07/15 - Email to spend more money : - Road opening permit - Section 94 a permit 08/08/15 - Demolition completed 10/9/15 - Authority to Commence works received. 15/9/15 - Site supervisor nominated by SS 9/10/15 - Piering done. We are also doing a KDR with Sekisui - we will be building the Regent 300. So did it take Sekisui a month from when you paid your deposit to when they ordered the soil test and site survey? Was anything happening in the meantime? Or did you ask them to delay? We paid our deposit on 28/7 and our soil test and survey was done on 1/8! Sounds like we are at the same stage - waiting for plans and proposal. Regarding your plans above, in the second version, how wide is your laundry (between WIP and Garage)? You would like at least 1,500mm internally and possibly a little more. It looks like you would have at least that - in which case your WIP is massive! (Love it). Also, with that second plan, maybe consider putting the shower against the external wall, the WC in the middle and the basin at the "inner" end, with the door opening off the entry hallway (or only a single door from the Bedroom) - that way you aren't looking into the toilet from the lounge/dining. Here we are, 10/8 and our soil test was done three weeks ago, contour five weeks ago and we are still waiting for the reports. Everything goes sooooo slow. Scrub my comment on that basis alone I see three options for you: 1. Entry only from Bedroom (depends on how you plan to use that bedroom) 2. Partition etc as you described above for entry from Dining room 3. It doesn't "have" to be a long skinny rectangle (don't worry, it took me a while to move away from these most efficient of spaces....). With your existing plan, move the shower towards the dining room so you can fit a door in the corridor end, maybe open it up a bit further towards the external wall so you have full walk space down the long side of the shower or rotate the shower 90deg. Then you have a bit of a nook/cavity from the dining room in which to set a sideboard or bookshelf or recess a lounge chair etc etc. All just a thought - you know how you want to live and use your space better than I do (in fact, you may even know how to use "my" space better than I do....). Having said that, SH didn't exactly push him either to get it finished and if I hadn't have been in personal contact and asking where things were up to I think my job would have been left lower in the landscaping pile. Regarding DA, it's a bit of a piece of string length question. Roughly 2 months - can be a bit quicker, often a bit longer, sometimes much longer. Sorry, but that's about as specific as you can get. If you want a bit more of an idea, have a look at your local council's DA tracking. On ours (BHSC), they show recent determinations and you can look at each one to see when it was submitted originally and if it had to be stopped for any reason (more information required) along the way. For similar size/difficulty developments, I saw as short as about 6 weeks, typically about 9 weeks and some that pushed out to 3 months. And if there was a "stop to request more info" then that depended on how quickly the owner/builder got back with the information requested. Quickest ones were for granny flats. Tried that idea of ensuite between the two rooms but door opening in front of guests was not looking good.
