I ink I like Cat-Dunc's option 3 best. I also discovered tonight that the additional 10cm went to the hallway, which is 1.6m instead of 1.5. I plan on stealing that 10cm back for the ensuite. The other 5cm is in the WIR which is 155cm wide at he moment. I might take that too... Just one hang up.. Having the toilet right next to the vanity.. And our toothbrushes... Is that me just thinking about it too much, or would that bother you too? Oh, and I am planning on upgrading the bath to the Caroma Blanc which is 1700mm rather than the 1590 one they have included. It is only about an extra $100 retail but I don't know what the margins are like. I've lived in several places with similar layout. If you are worried about toothbrushes, keep them in a drawer or on a shelf inside the vanity unit. We keep our toothbrush in the drawer as vanity is not the most hygienic of places. Mind you neither is the drawer without frequent cleaning! In our last place we had toilet next to vanity, the splashing mainly occurs on the side of the vanity so you could consider waterfall edges for ease of cleaning. I would recommend if the toilet is in the same room getting a really good exhaust/extractor fan... I can't remember the exact numbers etc, but there was no real difference unless you sat your toothbrush on the toilet itself. When we were doing a custom build we actually asked for no ensuite... It's bad feng shui... The main issues are having the ensuite door opening directly into the bedroom (especially if aiming at the bed) or having the toilet itself against the wall that is against the bedroom (or bed). There are ways around this - our plan is just one solution. But of course - if you don;t want an ensuite - I'm not going to tell you that you should have one! Bit strange.. still a few things to sort out, but they have put in writing that any changes made that are not structural (do not require council approval) made in the next three weeks will not attract variation fees. We are happy with the plan overall just a few niggly things like placement of power points, kitchen layout etc to work out. They have also extended all the time lines for us as we had the house and land as it is now valued, and whilst the total value was exactly what we expected, the land component of it was 20k lower than we expected. We have borrowed some money from family to cover the shortfall and need the extra time to save as much as possible. Building will not start before 17 March 2015 (stated in the contract). Any advice for things to look out for in the contract? I am a lawyer so can read legalese pretty well, but that doesn't mean I know about building trips and traps! Certainty the site costs are what has been a bit of an eye opener for me for things like Tiger Tails, driveway and cross over responsibility, provisional costs and 'hidden' provisional costs like Piering. That's all I can offer at the moment as that's as far along the process we are (piering!) We have lots of provisional costs, I am sure those will become real in no sooner than we sign the contract. When we got home I read through the documents again and noticed the $5k cash back promotion wasn't on the pricing we signed.. I have emailed our SC to get that fixed. I hope we haven't missed anything else. If it helps anyone else, the clause in their standard contract relating to finance states that the client needs to get finance through any recognised lending institution, so if we got knocked back through ANZ who we want to go with, we might not be able to get out of the contract unless we go through another bank, even if it is a much higher interest rate... We changed it to specify that it was our choice of lender. Even then we did have a few things on the post contract variation. (there was no incurred costs as they were part of the process) Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes.
