Browse Forums Building A New House Re: KDR with Sekisui House (Sydney): Contract signed 61Apr 06, 2014 3:08 pm Hmmm... I was just updating my blog with some info about the kitchen and realised whilst writing it up that the dishwasher we're getting is only 45cm wide. Which I'm OK with... but does that mean that we'll have a gap?? Or did Sekisui just not realise that they are specing up 45cm dishwashers?
Hopefully they will fit a panel or some sort of gap filler so in future if we need to replace the dishwasher we can get one that fits.... rather than be limited to 45cm dishwashers... If we start building September then including Christmas it mightn't be 'til June or JULY that we're in. *sigh*. I hope my in-laws still love me by the end of it... Re: KDR with Sekisui House (Sydney): Contract signed 63Apr 06, 2014 3:11 pm Oh yeah, that dishwasher was in the last package, but this current package is a 600mm wide dishwasher... very strange. Ive been given internal elevations of the standard house - they should have given you these in your drawing package? Check them and see how big the gap looks. Re: KDR with Sekisui House (Sydney): Contract signed 64Apr 06, 2014 3:12 pm Interesting! That's a 600mm gap alright. Tell them you want the 600mm wide dishwasher Edit - For no charge! (it's in the current promotion anyways, and means they won't need to change their joinery drawings) Re: KDR with Sekisui House (Sydney): Contract signed 66Apr 06, 2014 3:21 pm cat_dunc Oh, I found that we were told a 150 day build period, so 30 weeks. I never did get back to you about this. I think ours was a '6 months build' but then there was talk about an extra 6 weeks due to it being Bearer and Joist construction... but the contract says... The builder is to commence building 20 days after the permits and all the owner requirements are met. and The building works must reach practical completion no more than 180 working days after the contract period (which is 9 months by reckoning) Re: KDR with Sekisui House (Sydney): Contract signed 67Apr 06, 2014 3:25 pm cat_dunc I've just noticed you're taking your kitchen cupboards all the way to the ceiling. That's something I hadn't considered. Yeah I'm not keen on that gap above cupboards and in the past have put things up there that just get greasy and dusty over time (OK so I'm not the best housewife ) It can also look not so good depending on what I put up there (in an effort to combat the dust and grease I put some stuff in plastic bags and then put them up there). Or I have dog food piled up there or stuff I rarely use like big trays. The upgrade for this kitchen was $575 so not too bad... but then it's only one wall of cupboards and a smallish kitchen! Re: KDR with Sekisui House (Sydney): Contract signed 68Apr 06, 2014 3:30 pm cat_dunc Interesting! That's a 600mm gap alright. Tell them you want the 600mm wide dishwasher Edit - For no charge! (it's in the current promotion anyways, and means they won't need to change their joinery drawings) I've emailed them... Let's see what they come back with. I don't really mind the smaller dishwasher just want a good solution to the gap and don't want to be limited to a 450mm gap down the track! It could just be a drawing thing as they have indicated that the oven will be 'centred' and not offset like the pic... I suspect a lot of this has to do with the kitchen people who are involved and probably don't get involved till fit out stage? Anyway I'm having enough worry about where they will put the glass splashback join as I didn't want a join as the kitchen is 2850 and the join needs to be there as it's 'over 2800'. I've decided not to worry about it till the time comes closer. I don't want to be the client from hell Re: KDR with Sekisui House (Sydney): Contract signed 69Apr 06, 2014 3:51 pm cat_dunc Ah thanks very much I'll check it out. Our appointment is meant to be next weekend though I haven't got back to them and I think my husband picked up an extra shift so might be put back. I'm currently marking up a heap of drawings to send to our salesperson with everything we want on it and will include with a massive all inclusive list (as opposed to the 7 or 8 random emails I've sent him). Once he prices it all properly then we'll start peeling it back. We've already got a survey of our land, but they're coming to do another one (oh well) on Tuesday. Least no mistakes can be pinned on us due to the original survey should any have arisen. Not sure when they'll do the soil test, hopefully soon. I'm a little worried as to what they'll find. Our soil is so darn soft, I sink walking on it let alone a car - or a house! Eeeep 17 - 33k!!!!! CRAP BALLS. That's an awful lot more than I had allowed. Hopefully it doesn't blow your budget? I wonder if ours will be cheaper. We've just got a small weatherboard house (I recall yours is brick?), so will be interesting to see. I should figure out how to start a thread or blog. Yeah we had our own survey and they came and did one (it was part of the $1000). They also sent out soil testing people (not sure if we get another one or if that is the one used for the geotechnical report they need to do for us? In any case I haven't heard of anyone else needing to come out yet), electricians (for scoping out 3 phase power for a/c and the powerpole situation), gas people (to check we had gas available to us). I was looking at soil classification stuff too this weekend as I was reviewing the contract stuff. Not sure if sandy is good or bad?! But sounds like movement is very bad. *fingers crossed* (here's a thread about soil classification types: viewtopic.php?f=3&t=53270 - scroll about halfway down where ausdesigns explains stuff). We allowed $20k for demolition so the first quote is what we'll be going with I must admit I was hoping for closer to $15k. Re: KDR with Sekisui House (Sydney): Contract signed 70Apr 06, 2014 3:55 pm Ah bugger about the splashback. Could you either reduce it by 50mm by extending each set of cupboards by 25, or if not, maybe consider 2 joins, one each side of the stove top. Not sure how easy or not the joins are to clean. I agree about the gap at the top of the cupboards. Our kitchen is chocked with things up there. I asked him to price a plasterboard bulkhead there so i didn't have to clean it, but extending the cupboards is better as you don't lose the valuable storage space. Good thinking I've only allowed 10k for demolition, looks like i may need to increase it Re: KDR with Sekisui House: Contract signed 71Apr 06, 2014 7:56 pm how did the house removal option go? Re: KDR with Sekisui House: Contract signed 72Apr 08, 2014 9:39 pm yvonneh how did the house removal option go? We need to take internal photos of our place and draw up a plan to send them for them to decide if they're interested or not. We really must do this soon! Re: KDR with Sekisui House: Contract signed 73Apr 09, 2014 2:22 am Good idea with your kitchen cabinets going to the ceiling. When I moved house I got on a ladder and cleaned up there. I wasn't up there long as I was just pushing grease around. Gross! Ok I'm not the best housewife either!! Out of sight out of mind. Dont worry too much about the splashback join. I find its one of those things only you will notice. I would ask for the larger dishwasher though. The cost is probably minimal to upgrade. Re: KDR with Sekisui House: Contract signed 74Apr 09, 2014 6:59 am I think the dishwasher will be no difference... it looks like they may have spec'd it wrong. There is talk of me being able to 'choose' which one I want. But I'm waiting to see which ones they will offer me (I suspect it's like cat_dunc has suggested and it'll be what's in their current offer) Re: KDR with Sekisui House: Demolition date 75Apr 09, 2014 3:54 pm We have a demolition date (start date) of 30 May. So working backwards from there to plan the move and clear out of stuff... I really don't want to move stuff we no longer want although it's so easy to think that we will sort it out when we're at the in-laws... Built our first (this times!) moving box on the weekend. Here we go again! No email from SH about the dishwasher and which one to choose. And I still haven't heard from them at all about the drawings being updated. I assume things like finalising the air cond planning still need to be done for final drawings. Re: KDR with Sekisui House: Demolition date 76Apr 09, 2014 11:18 pm Yay for the date. You'll have to take lots of photos. Sounds like you'll be on a bit of a roller coaster moving in with the in laws and 2 moves. We are in a terrible cheap rental but having no financial stress while building has been worth it to us. Re: KDR with Sekisui House: Demolition date 77Apr 09, 2014 11:24 pm Yeah it'll be interesting. Probably won't be moving properly as we will be selling/giving away a lot of stuff before hand so will move and store by ourselves... using a phone so please excuse any typos and abruptness Re: KDR with Sekisui House: Demolition date 78Apr 09, 2014 11:25 pm Will definitely be taking lots of photos! using a phone so please excuse any typos and abruptness Re: KDR with Sekisui House: Demolition date 79Apr 09, 2014 11:40 pm gosh our experiences sound like they'll be very similar. We'll be moving in with my in-laws as well. I'm very excited to see progress photos once demolition and the build starts. You must be beside yourself! Any news on council/certifier approval? I'm guessing you've got it otherwise they wouldn't have said you can demolish Re: KDR with Sekisui House: Demolition date 80Apr 09, 2014 11:43 pm No approvals yet.... But I figure we have till mid May to get it... Just want to get into the demolition queue! Maybe being too eager? We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37160 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19114 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 13449 |
