We now have our roof on and internal work has commenced yipee! Does anyone know the council rules and regulations relative to building pergolas etc? We are looking to extend our alfresco area with decking and would like to place a pergola of some sort to keep it nice and shady. The issue is our backyard is small so from our alfresco area is is 3.6 metres to the fence so i am unsure if we are allowed to have a pergola extending to cover the decking? Hope this makes sense lol! Do it quietly and don't make too much noise under the pergola late at night :p RaZr so there's no confusion do what quietly on the pergola at night? ppl might misinterpret what you mean! hahaha! just realised the other meaning that can be construed from my sentence. It could also potentially affect your house insurance. Also, consider your neighbours as well. Make sure that you don't overshadow their home or yard. Remember that a phone call to council is all it would take to cause you a lot of trouble. Deposit paid 3/9/14. Tender signed 3/10/14. Hi Katie, IMHO take RaZr's advice & keep it on the down-low, otherwise if you get a good guy who knows the relevant Australian Stds & BCA (vol II), then you won't go astray I did mine this way...will try to post some pics soon. Hi Marko, Good points, however I have purchased various buildings that have had non-Council-approved structures (in particular, pergolas/awnings/decks) & I have been more than happy when structural integrity and adherence to relevant codes have been established...and then I purchase Title Insurance when I buy a property Sent using Tapatalk Re: Building at Willowdale 2357Mar 02, 2016 6:24 pm PixiGT The back yard: If image quality isn't good, let me know & I will repost Sent using Tapatalk Thanks PixiGT. What is the dimension (length and width) of the backyard. I am having trouble visualising mine. What is the dimension (length and width) of the backyard. I am having trouble visualising mine. Hi krishhd, My rear yard is 15m across, & ~7.6m deep (can't quite remember depth, but that's it roughly). The concrete area under the awning is 2.6m deep, and is 15m wide; the awning is deep enough to cover the concrete & a tiny bit more, & is 13.2m (across the back of the house, as wide as the eaves' furthest points). Hope that helps Sent using Tapatalk Re: Building at Willowdale 2359Mar 02, 2016 6:29 pm Fair enough. My personal view is that the rules are there for a reason. If everybody ignores the rules then the neighbourhood becomes undesirable and possibly unsafe. I can assure you that insurers will closely look at illegal improvements at claim time. I can assure you that insurers will closely look at illegal improvements at claim time. I agree Marko: rules are there for a reason, hence why we have builders' licensing, Aust Stds, & relevant Codes; these are our rules imho. The (imho) unreasonably high fees council charge to do their bit (which I consider in all practicality not needed as long as you do the above) are a cost that isn't necessary to the average Jayne. Having said that, rules are definitely needed, just not the ones that don't do a lot for you but cost you a lot of money (again, imho ). Some which are under a certain size (pergolas) don't need Council approval - size needs to be confirmed, with either Council or your builder in-the-know Sent using Tapatalk I do enjoy the drama:-D In his latest two videos he has started bringing security guards to site, I am waiting for the punch on to begin lol 6 46202 Hey guys building a new place through a volume builder and just wondering if i should complain to the site supervisor as we just had plasterboard installed.
