My first home – Caversham waters Pakenham

Hi Guys, I was long time looker of this forum and learned lot about building house. I just thought of sharing building details of my house.

I got a corner block in Caversham Waters, a part of the lakeside pakenham Estate, and land was already titled when I paid the deposit.
Paid the deposit for land on 13th November and managed to settle the land on 29 December after many struggling with bank to get settlement booking.

Hurray!! Now land is mine (but actually it belongs to bank

) and waiting for house to build on it

This is my land, with lovely greeny grass !!!

Builder got finalized and Its going to be Metcon.
Building Their Baxter Design, but unfortunately there is no display home of Baxter in Melbourne.
Hope this design should come Ok.

Added some upgrades and upgrade cost comes over $35K. needs to find a sharp pencil and cross some upgrades.

Anybody has build Baxter before ?

whooa, looks great. my only 2 cents would be a double vanity in ensuite, as you have the room.
even if you dont use it, good resale

esp if you both work and are getting ready at the same time..you can brush your teeth while she does makeup, teeth, hair, cleansers, tones, moisturisers etc
might cost you $300 more, but worth the $300!! (cheaper than a divorce lawyer)

Thanks for the advice, I will check with the builder how much would it cost, i have upgraded the top of the vanity to caesarstone so cost might be bit high. I'm also thinking about upgrade the length of shower cubicle to 1200mm.

I would do the vanity over the shower...men always think women want to share a shower with them, AINT GOIN TO HAPPEN
so they up the size of the shower and just more to clean really.
in real life you want both..a large shower and a double vanity but if you can have a 1000 shower and a 1200 vanity, that will solve huffs and puffs as people get in each others way,,,,

luckily I dont work, so I dont get going till way after the kids and hubby leave for school (he is a teacher at their school)

and I have the ensuite to myself...as does he
so we only have a 900 vanity, with a space to put a hairdrier/ straightener and makeup etc

well, i haven't think about a sharing a shower, but its good point to discuss with wife :-)

I was more on to thinking upgrade the shower, it could be easy to wash my two small kids (2 1/2 years and going to born in next this feb), they loves to have wash from telephone shower but if shower cubicle is small bit hard to wash them without we are getting wet.

Kids love the shower.....the wife sharing with someone , not so much!!!

Hi podilamaya, the plans look great, I would go for the 1200mm shower, is truly worth it, especially if there is a niche in there.
Have you thought of a concealed sliding door into the en suite?

Like the walk in pantry.

Also like the way that you have chosen a plan so the kids bedrooms wont be on the road side of the house, much quieter for the kiddies.

I will looking for 1200mm shower, i love the idea of niche, but Metcon sale girl said, its not possible to have unless we have three walls for the shower cubicle ::cry::

, but she couldn't explain why ::dizzy::

, have to get proper clarification at the color selection meetings.

I'm in love with the sliding doors, I think i have put everywhere i can, but i heard that they tends to give trouble in long run. I mean not closing smoothly, but i have put those in (EVERYWHERE) ::lol::

1. en-suit of the master bedroom
2. walk in robe of the master bedroom
3. walk in robe of bed room 2
4. continued the wall between rampus and living, then put double sliding doors to isolate daddy's playground from the house ::celeb::

5. put another double sliding doors to isolate bedrooms from living area (but this still pending with design approval as there is a bulkhead)
6. All robes doors were changed to mirrored sliding doors.

Actually i forgot the sliding door for walk in pantry, thanks for point it out. I should have one there too...

is that too many sliding doors ?

you have heaps, is the plan not shown your actual plan? love sliding doors, they save on so much space. We had a couple in our old house and never had any issues and they would of been about 15 years old.

This is not the final floor plan. Actually they haven't finalized the plan with my requested changes. but i haven't done many structural changes and final plan should more smiler to this.

Guys,

Need a advice ::lol::

In current floor plan, toilet door opens to the inside, I'm just wondering should I make it opens to the outside to make more space in toilet. can have a news stand in that room later ::wink::

But i haven't seen any house which has toilet door opens to outwards, wonder should I change it or...not..

if you have to stand on the pan to open the door to get out, have it opening outwards. (if you are obese you would never squeeze that door shut to even use the loo, as it is pretty tight)
you could have a sliding door...? I know you love them!

Unfortunately sliding doors are out .. builders says i cant do structural changes now :-(

I'm not obese but i was thinking i could use that space for some other use.

have the door opening out, you can decide though once you see the space cant you?
just means the door frame is put in one way or the other..?
