I have been reading lot's of topics here and now in a position to start my own journey of building. Have not built before but have bought many established homes over the year's and they are never exactly what you want. Some of the comments below are about our original build at Parkland Heights which we cancelled. We were lucky to get an odd shaped block in Rivergums that was a lot cheaper than the same sized blocks in the estate, due to people not wanting to take on a wedge. Ventura altered one of their promotion package plans to fit and we had room for a triple garage. We also end up with a good section of yard to the side of the garage for a pool or an extra Alfresco if we want to add on later. Exisiting Alfresco will be more of a verandah for shade than an actual outdoor entertainment area but that is okay as we are not outdoor people. Timeline with V$ntura: 27/09/2012 O&A Rivergums Baldivis 29/9/12 PPA with Ventura 9/10/12 Pre-approval 24/11/12 @8 weeks contracts signed 6/12/12 Mortgage Approved 11/12/12 Mortgage Papers Signed 14/12/12 Pre-start 19/12/12 Pre-Start quote confirmed and sent to drafting 20/12/12 Settlement 15/01/13 Final Plans sent to Engineers and Developer 24/01/13 Final Plans returned to V$ntura Developer rejected plan 11/02/2013 Developer approved plans ??? New Plans to be re-submitted to engineers ??? Plans to be submitted to council 14/3/13 - Building Permit arrived in mail - Plans in council less than one week (Fastest part of the Journey) Six months and 3 days between signing up and Earthworks starting (including 2 weeks Xmas break and 4-6 weeks lost time due to developer rejecting facade). 02/04/13 Earthworks - pegged (?) and String 06/04/2013 Slabbed 08/04/13 to 11/4/13 Electric and phone run-ins done 12/04/13 Bricks on site 15/04/13 Brickies started 19/04/13 Face Brick complete 20/04/13 Internal Bricks started 24/04/13 Brickie's Finished 02/05/2013 - Roof Carpenter's Started = (Heavy Rain 8.5.13 to 10.5.13) 21/5/2013 - Electrical and Plumbing 21/5/2013 - Roof Carpenter finished Waiting for delivery of Colorbond 27/5/2013 - Gutter's and Downpipes 28/5/2013 - Colorbond started 30/05/2013 - Colorbond mostly complete - just some ridge capping left to do. 31/05/2013 - Roof Complete! 4/06/2013 - Grey float started 5/06/2013 - Grey Float finished 11/06/2013 to 14/06/2013 - Ceilings, Cornice, Glazing and Whiteset Lockup! 20/6/2013 - Doors Started 21/6/13 - Plumber been 24/6/13 - Ceilings and doors painted Advised Cabinetmakers do not have my Laminate choice for Bathrooms available until August - doors to be supplied in due course 26/6/13 - Render applied 27/6/13- tiles Delivered - told Laminate colour 'Moose' discontinued and re-selecting 'Polar White' 5/7/13 - Cabinets to be installed - but didn't 8/7/13 - Cabinets delivered and installed 9/7/13 - Waterproofing 10/7/13 - Tile Meeting 10/7/13 - Data Cable, TV points 12/7/13 - Grano poured 15/7/13-17/7/13 - tiles 19/7/13 - HWU Roof panels installed. 26/7/13 - Electrician started light bayonets, power points and appliances 26/7/13 - Front Door and Garage/Hall door hung 29/7/13 - Taps and Showers and toilet installation started 30/7 - 2/8 - insulation Installed Paint trims, render & gutters, gas hooked up, gas hob installed Cornices done in kitchen, air con installed and pavers delivered 5/8 - Sand pad for Pavers 7/8 - Wardrobe doors fitted 8/8 - HWU installed 9/8 - Basin's are all in place 9/8 - Cleaner did first clean 11/8 - scullery shelves and tiling completed 12/8 - Shower Screens installed - Flyscreens installed 20/8 - Paver's started - not finished and haven't seen them since 22/8 - E-Wire installed 29/8 - Paving finished, Kitchen Cornices painted, Scullery shelves painted. We are building a Vision left handed on a 640m sq corner block. Great changes! I am glad you are having the basin in the cistern...i saw it on the plan and thought it was odd that you didn't have it as a powder room, but then read your change! Good idea! You have so much storage space! WOW! You will be the envy of all your friends! Baldivis is a great place...and Parkland Heights looks like it will be great, i love the idea of the totems! Thank goodness we are in the estate right behind Parkland Heights (when it is finally finished in a few years time!) so we will be able to utilise it! Chripark you are worrying me now!! Who is your Rep? I changed rep's as I couldn't get the first one to come see me and go through things with me. Vans - yes storage is very important, hubby hates clutter and I'm not a hoarder but I do like to buy stuff My Daughters are wardrobe shover's so with 4 metres of robe they have plenty of room to shove. An the separate loo in the Master = Privacy!!! Can have shower without being invaded, etc. and yes with the Cistern Basin it is all compact. Yes that is a good house, we just couldn't move the bedrooms around to make the 2 large one's we needed. Has a good space though for Butler's Pantry Re: Parkland Heights Baldivis with New Generation 7Jul 31, 2012 11:57 pm We are having the vision built, we also did lots of changes, removed study for bigger master bedroom, moved kitchen around etc, etc I found when speaking to New Gen they were happy to accomodate changes before signing the PPA the other builder i was speaking to didnt want to change to much and wanted us to do it at prestart, so New Gen got our vote , got what I think is a cracking deal with them as well for the specification. Donna I'm sure you will be fine they are just probably busy with plans, still gonna phone them each week for progress though! With all the variations, the Spa (apparently that was about $5k due to a lot of reworking) Butler's Pantry with Cabinetry and second sink, The Cabinetry in the Laundry, Recessed ceilings in Alfresco, Master and Theatre, Mirror Robes, extra basins, upgraded bath in Main Bathroom, and all the other bit's & Bobs, it added about $35k But we have a house design we love Re: Parkland Heights Baldivis with New Generation 12Aug 04, 2012 12:10 pm Thanks Donna - I think that's a good price for all the variations - our variations came in at $50k and I don't think we got as much!! I want interior tiling to flow through and the alfresco to be the same, hate pavers they look cheap. We are removing all render as well as our bricks are too nice to cover so hoping that the price will even out. Will let you know when I find out. Wife has now redesigned the master to include a spa bath (thanks for the pics Donna) lol Cost us a bit extra to upgrade to 450mm tiles throughout instead of 300's Wait for the price of master room now! Bet that puts the plans back!
