Browse Forums Building A New House 1 Sep 12, 2012 11:27 am Hi Everyone! Need a little advise to make sure Im not getting ripped off here... I am building a house in Cabramatta, and have gotten a tender done with a Casaview So, we have decided to build the Majestic (26sq) which has a ticket price of $169K The package they have on offer is $232K which includes: -site cost -basix -flooring (tiles to living, carpet to rest of house) -3.5K Litre water tank -Driveway -Blinds I was happy with the price and decided I wanted to upgrade the cornices to the step style instead of Cove (+$2.7K), Ducted Aircon ($10.5K) and made some design changes ($12K for an additional 13msq), wall tiles to the ceiling in bathroom/ensuite ($3K), High Ceiling (+$5.5K) + Mansion Package ($10K but was given a $5K discount which he probably overcharged me elsewhere) So all in all I had $40K worth of upgrades, so I thought the total price would be circa $270-$275K to include any additional site charges. The final tender came back close to $290K,which included additional charges such as: -Dirt removal $3.8K -Salinity treatment to slab $3K -Drop edge Beam support $7K (14m sq) -Private pole for electricity $3K -Peg out fee $1.8K (got quoted at $800 through Greg Houston Plumbing who are very helpful btw) Do these variation cost and "additional" cost sound reasonable or am I being played here? Secondly, I am worried about the $232K ticket price, If I broke down the cost it should look like this: Base price $169K Tiles $8K (based on the credit they offered me) Carpet $3K (Based on the credit they offered me) Basix $15K? (estimate) Blinds (verticle) $3K? (estimate) Driveway $5K Therefore estimated remaining site cost is $29K, is this reasonable? My site is easy to access, and quiet flat? BTW, I am getting a few tenders done as we speak, but havent recieved anything back to compare with just yet. If any one has built with these guys before, I would love to hear feedback (will search on them after I post this ) From their reviews, they seem to be quite good and upfront with their build quality and pricing Guys, very sorry for the long post, but I wanted to give as much details as possible Any help would be greatly appreciated Kindest regards Kluger Boi Re: Just received a tender from Casaview and need your help! 2Nov 12, 2012 10:37 am Hi, Not sure if this helps, but we also got the Majestic home and we originally got quoted $238,000. Our land was on a slight slope though which could be why ours was slightly more. Not sure about all the extras, as we just kept the standard package. Our plans just got approved by Council and there have only been one or two variations we have to make - steps from laundry (because the land is sloped) and upgrade the slab to H1 rating. Other then that there have been no surprise costs - which could be why Casaview seem more expensive at first, but at least you know there are less surprises on the way. Hope this assists.
