We are first home builders/ buyers so totally understand where you are coming from. We had to make decisions on what you can't change (easily) after the house is built and what is heaps more expensive if you put it in later. We decided to go for the high ceilings and make sure that we made our sliding door nice and big (instead of stacker/ bi-folds). We get heaps of flies and mozzies where we are and having screens is a must for us Hope that helps. We are getting the 2.7m Ceilings my wife and I both agree that if we don't get it we will regret it and we really do believe it will open up the house a whole lot more. So here's hoping that $6.5K is worth while. Funny thing though, most people I spoke to about upgrading the ceilings they all feel that it does not add value to the house come re-sale time (will probably live in this house atleast 10yrs). I really thought that it would?? We are not getting BiFolds... for the price that was quoted it was far too small only 2.6m wide. we tried getting Timber Stackers but the builder does not offer it - they reckon they will warp so we will be getting aluminium for now 4.4m wide .. perhaps get timber later on... We will not go for the higher doors/windows so hopefully it will not look out of place to much. Thank you to everyone for your opinions and advice. It was really helpful. It wil look perfectly normal - as I said on other post, some people do this and some dont, if you look around you will see plenty of houses with 9ft ceilings and standard height doors/windows. Re re-sale factor - I agree with the comment that it may not add anything to the sale price - many people like higher ceilings but many others aren't bothered and in the overall scheme of re sale factors some people will like your colour scheme, floor plan etc etc - so many factors in what appeals to buyers that each one proabably counts for little in itself - am I makeing sense? I think the same could be said for most upgrades - it will not add in value the full amount that you paid for it - that's just the way it is. We went Bifolds and they push out of the way and really open the area up. The difference between stackers and bifolds is that they pack down to a smaller size over the distance that we had and with an odd number of bifold panels one at either end is actually a normal door. Fly screens are the only bugbear, but we don't have flys out our way. The difference in cost is that the mechanism is a lot more substantial and they hang so they need a very solid beam to hang on to. We went Wideline paragon with 6.5mm glass...Heavy! The high ceilings are a matter of modern look and feel, we went 2750 downstairs and 2650 upstairs. Normal 2040 doors in select rooms but tall doors in the main grander areas like formal dining and from the entrance to the family/kitchen area. This can keep the overall cost down. Dan C Hi there - Don't think of flyscreens for Bi-folds as a bug bear. Take a look at retractable or pleated insect screens. They are pretty much designed for bifiold doors. They retract out of the way when you don't need them so they don't take away from your doors.
