Browse Forums Building A New House 1 Mar 31, 2009 2:49 pm Hi Guys Seeing the Alamanda owners are all over the forum I thought I would try to have some discussion in one place. We're an owner of a block (Stage 1) and am in our 24th week of the build (M3tricon). Should be ready in 2/3 weeks. Anyone had any hassles getting power, telstra etc connected? We have already had the trenches dug and connected and as far as I know I just need to ring them up when I move in. Anyone? Re: Alamanda Estate - Owners Forum 2Mar 31, 2009 8:50 pm Hey, My partner and I are also going to be building in Alamanda. We have a block in stage 7B (waterlily) and hopefully it will be titled in July/August! How good is the residents club?? I was told that 600 to get all setup including TV/paytv/internet/phone..etc, then all i need is just a monthly bill.. I hope my understanding is correct as i do not want to pay another 200 for Telstra to do another setup. I will properly ask the sale office later to confirm it Blog - http://clageonewhouse.blogspot.com/ Building Thread - viewtopic.php?f=31&t=10886&hilit=milan I am in, with my husband and my beautiful bunny Re: Alamanda Estate - Owners Forum 4Apr 01, 2009 8:44 am sarahq Hey, My partner and I are also going to be building in Alamanda. Bet your house is looking fantastic! Who are you building with? You probably said already but I haven't looked to hard lol Hi Yeah, it's almost there. It's with M3tricon. They just rang me actually to advise that the tiler has now finished, elecrician will finish this friday and plumber/fittings will start next Monday. First inspection is hopefully due 22nd or 24th April 2009. Finger crossed there's not too much worng. I go to the house everyday and email them when i find stuff. They have been very approachable. Everything has been fixed within one week of telling them. There 4 weeks late of schedule but were happy with them. Re: Alamanda Estate - Owners Forum 7Apr 01, 2009 8:44 pm sounds like your build has gone quite smoothly! *fingers crossed* that ours does when we eventually start building! can't wait for my house you must live close if you can visit it every day! we live ages away at the moment... all the way in the eastern suburbs... probably 60km! will try go to down and check out the land this weekend though.. see if they have made any progress! We had owned a place in Hawthorn but sold it and moved when construction began to Werribee. 1, because we needed the money to build, 2, it was so cheap to rent in Werribee and 3, so we could be close to the build. (I think I've seen too many Grand Designs where things go wrong so I wanted to be close). Renting a unit kinda sucks but it's almost over. Re: Alamanda Estate - Owners Forum 9Apr 02, 2009 7:44 pm We will be just staying out here during the build.. but luckily I am working over in Altona so it is just a short trip to Point Cook to check it out during the build. Also my dad is a builder.. we will prob visit at least once a week to make sure things are going relatively smoothly.. Anyway that is ages away!! We now have carpets, taps, shower screens, lights. It appears the only thing they haven't done yet is driveway and decking!! We have a first walk through this Friday so hopefully they'll fix any defects within 2 weeks and we can move in. Or is that too hopeful? Re: Alamanda Estate - Owners Forum 13May 09, 2009 9:29 pm I would take Alamanda, but I am biased!! I also think it may be a bit of an advantage to have an address in Point Cook over Williams Landing (maybe for future sale) but I'm not sure. Was there no blocks in 12A that you wanted? Just a question to alamanda-buyers : what is the reasonable price for a block of land for what size (in the resale market). Re: Alamanda Estate - Owners Forum 15May 10, 2009 8:24 pm it probably depends on when the first buyers got it. Before the land it titled it should only be selling for the same price it was paid for. In January this year we brought a block of land that was sold the previous July - 186k for 576m2. In current releases will probably find the same size sells for about 20k more. I don't think you would be paying more than about 195k for the same size block now through resale. All you can do it look on the net and put in a slightly lower offer and see what happens. There is a 630m2 block for sale in one of the yet to be titled releases with an asking range of $250k-270k which just makes me laugh. Who ever set the price at that level is doing themselves a disservice. Re: Alamanda Estate - Owners Forum 17May 10, 2009 9:12 pm Thanks Sarahq for the info, I have been looking on the net but I think coz of first home buyers rush, all the prices have shot up . The price that you paid in Jan, I don't think there's anything available in that size atm for that price. Now, one would be lucky to find 450sqm for $175K. zerosignal, I agree with you there . That block aint going anywhere in a hurry . Re: Alamanda Estate - Owners Forum 19May 11, 2009 5:12 pm it's so nice to meet u guys here!!! my husband and i just bought a block in stage 3 in alamanda, going to build hillcrest with simonds, but still waiting their call just wondered how much gonna cost u for the optic fibre installation?our builder quota is 1700,is it too much? Re: Alamanda Estate - Owners Forum 20May 11, 2009 5:46 pm Hi all, got to say I love the Alamanda Estate, I am building in another Vill@wood development in the South-East but if I had the cash to splurge I'd buy a block in Alamanda for sure. Just wondering if anyone could PM me a copy of the plans of your residents club if someone has a copy? I'm trying to find dtls of the gym more than anything. Thanks guys and sorry to jump in on your forum ICK So glad the building is over, never again. Loooove our house, but still not quite sure it was worth all of the stress they put us through!
