Today we received the invoice for framing stage, dated last Friday. Well... we went to the block last Friday night and the frame is not finished.... (see photos on blog or other thread). It seems head office can be incredibly efficient when they want to be! Needless to say, we won't be forwarding the invoice to our bank just yet. Almost funny - do they think we are stupid enough to just pay? Under the terms of the contract, I think you have to tell them rather than just not paying, otherwise you could be hit with penalty interest on the overdue invoice if they dispute that stage was finished when they raised the invoice. The invoices they send are due eithin 14 days and with the first one for slab we sent it straight to the bank and they paid within a couple of days. Next time our plan is to ask the bank to pay closer to the due date - may as well save a couple of days interest! Shall be interesting to see their response back. I remember a guy a few years ago standing up at a creditors meeting... he had paid before the stage was complete and lost $30,000, he was crying... it leaves you out on a limb. Be careful...

But she also said that a lot of it is automated and if the stage is not finished then I should contact the billing dept.
Like most things, it's all about good communication. As you have emailed them about this, it should be a problem to wait until the stage is complete. I imagine that if last week had not been ridiculously hot then the frame stage probably would be complete, so maybe it was automated as you suggest, but without any checking prior to mailing. Ed - you can be sure we won't pay any stage unless complete. It is way too much money to pay early before they have earned it. When i spoke to the finance department, he said normally SS told them the estimate completion time, so that's why i normally receive the bill before the thing complete, because it is only estimate
But i can always call them and told them that i will wait until it is done then pay.. but i have to call otherwise they will charge the penalty However do check the contract, actually the builder is claiming % on completion, so they don't really need to complete 100% and still can get paid, i didn't realise it when i signed the contract.. When we send a invoice to our bank, they also send out a valuer to ensure that the work is complete. They wont pay the builder if the work is not complete. It covers the bank as well as yourselves. Is this not standard with all banks? Dekarna Re: Cheeky builders! 13Feb 03, 2009 10:24 am Hi,
When I have done renovations in the past the bank has either come out itself or sent a valuer. Our construction loan is with CBA and we just processed the slab claim and they didn't bother to send anyone. They did want a signed letter from us saying we were satisfied with account and authorised payment but that was all. Dale. Yes the invoice was based on the antipicated frame completion date - which would have been on schedule if we hadn't had the hot weather. They are ok with extending the due date a few days, which we are confirming in writing with them. In reality we will forward to the bank with plenty of time to spare, so it most likely will be paid within the original time frame. Good for them to know we are keeping a close eye on things though! Separately we heard from our SS yesterday and he said frame will be finished today, then tomorrow start on fascias etc and onto the roof by end of week. Very exciting!!
