Knockdown Rebuild – Box Hill North (Whitehorse Council)

Hi all,
I’m looking at purchasing a corner block in Box Hill North (Whitehorse Council), which falls under a Significant Landscape Overlay. I’d appreciate help with the following questions:
Crossover Approval: The current crossover is at the rear (side street). Can council approve a new crossover facing the main road? This is important, as most builder plans have garages facing the street.
Demolition Costs: The existing house is old and unliveable. What are the demolition and permit costs, and are there any delays or approvals needed due to the overlay?
Overshadowing / Setbacks: The block faces east and has a neighbour to the south.
**What are the overshadowing rules?**How much front and side setback is typically required?
Build Width & Site Coverage: The lot is 15.8m wide. What is the maximum width I can build for a single home? Are there site coverage limits or known easements?
Trees on Public Land: There are some trees on the verge/corner (public area). Can these be removed or relocated to allow better site access?
Knockdown-Rebuild Costs: If I proceed with building a 44-square home, from builder base price, what other costs should I expect? (e.g. site works, overlays, service upgrades, council fees, soil reports, driveway, fencing, landscaping, temporary fencing, connections etc.)
Lastly which builders will do knock down rebuild in Box hill north melbourne area
Appreciate any guidance from someone familiar with building or developing in this area.
