We are looking to knockdown and rebuild in a 650 sqm plot, 4 bed 2 bath 35 squares single storey house. Would like to know the costs involved and timeframe it actually takes. These are the costs I've considered till now: Demolition - 25k Site cost - 80k House base price - 380k Flooring (not part of base price) - 20k Power pit if needed - 7k Council rates - 25k House upgrades - 50k Landscape and fencing - 20k Please let me know if there are any other costs that might come up. Thanks You're going to be asked to sign a lot of documents with various different parties that have legal implications (such as demolition contracts, architect engagements, building contract, geotech. reports, town planning reports etc.). It's always a good idea to get a lawyer to review and advise you upon all those documents. Amongst other reasons, you'll need to ensure that a subsequent document incorporates information from earlier ones (such as the builder's tender properly taking into account the ground conditions) and you'll need someone to advise you what you should negotiate with the builder's terms and conditions. Shouldn't cost you more than $8-10k in legal fees up to signing the main building contract. (And a quick plug: I'll be happy to give you a proper quote for this, it's exactly the kind of work I specialise in - you can get in touch with me here: Build Right Construction Lawyers and I'll be happy to provide references from prior clients.) Because if I want to builder to do it, I have to pay them first then they will hold the detailed drawings. If somehow I changed mind, would have wasted the design $$. Also like site survey, soil test, can I find contact to do it and keep all reports during my research without have to sign contracts with any builder yet? We are in the research journey still ,aiming to start construction in 12mths. Not sure if go to volume or custom builder. Been in our current house for over 30 years and now the kids are looking at moving out in the next couple of years. Once that happens we have a block in Quinns Rocks (40 minutes North of Perth) that we've sub-divided and will be keeping the 2nd lot for ourself (433sqm). It's right across from the beach with sand dunes in front so will be caught out having to be BAL assessed to confirm rating.
