Next steps would be to get a draftsman to draw up the construction diagrams to get a cc and to use it for a tender. Does anyone know what the estimated cost of this would be? Also, been researching to purchasing items from overseas (China) to be put onto the non-inclusion when going out for tender -- this includes, floor/bathroom tiles, joinery, windows, doors, garage doors, gates, fencing?, stairs, stone kitchen benchtops. Has anyone done this before and willing to share their experience? We speak the language, and we're planning to go visit the suppliers to see the products before. With that in mind, looking to build two storey duplex, full brick, suspended concrete slab, very minor slop at the back in Sydney NSW. Can anyone give a finger in the air estimate on how much that would set me back in todays climate? Hi Dotty A full brick duplex with all items supplied locally will on a SQM rate be between $4000-4,5000/sqm so probably between $1.5-1.7m at a guess without seeing your plans and engineering. Then you will need to take out all of the overseas items you want to supply. The issue you will have and you need to think carefully about is who is going to take responsibility for the warranty and defects for the items you are supplying. For example if you are importing windows and a window gets damaged during installation or if a mechanism breaks who pays for it to be fixed? for example most builders in Sydney use a supply and installation agreement with their suppliers so if something gets damaged the installer is responsible. To expand on this, you need to think about who will install the joinery, the stairs, the garage door and so on and if you are really going to make savings that make the headache of dealing with these issues worth it. Another thing to think about is making sure all the items you supply meet australian standards. If anyone has any experience, I'm all ears. Hi Dotty I was just thinking as I was driving between jobs today, If I were you, once your plans are developed a little further, speak to 3 or 4 local builders to get some estimates and get their opinion as to how they would deal with you supplying those items. You might find some who say no flat out, but you might find some who have worked in this way before. We allow our clients to supply some items, provided they are locally sourced and aren't part of our warranty. For instance on a recent job the client supplied roughly half of the windows but we were able to quiz the local supplier about their installation practices and they warranted the windows until installation. My issue with overseas supplied windows is who locally is going to install them and take responsibility. I use windows as my main example as from experience, so much can go wrong from scratches, broken glass whilst they are being carried, incorrect sizing and shipping delays etc. Just food for thought. Qualified and unqualified manufacturers from China went into the market over the past years, a manufacturer with AS2047 certification does not necessarily means the windows are suitable to install, the framing system has to be compatible with the wall structure, and good communication of installation also plays a very important role of the whole process, that's why so many after-sales problems of windows from China all these years. But there are also a lot successful cases. We could provide door to door service delivering the windows to your work site or nominated warehouse. and also have a qualified glazier's team (a contractor with NSW glazier's license) in cooperation in Sydney, mostly install for commercial grade framing windows&doors.
