Browse Forums Building A New House 1 Jul 15, 2023 9:59 pm Are builders starting to come around to making the garage floor level with the house floor (ie no stepdown) ? It looks like Livable (accessible) housing provisions in NCC are now favoring no stepdown https://hia.com.au/resources-and-advice ... r-ncc-2022 To my mind the fuel vapour argument was always pretty weak and now completely irrelevant to me as I have a battery lawnmower and drive an EV. Water ingress is relevant but I will achieve a better outcome by raising the garage floor level to achieve greater fall out to the street. My plans currently indicate a 90mm stepdown and the builder is resisting removing the stepdown. Has anybody else had similar discussions with their builder recently ? Re: Current thinking on garage floor level with house floor 2Jul 18, 2023 1:21 pm isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest of the house. the stepdowns are normally on the various doors (front, alfresco, laundry). i only ever saw garage step downs where the block has a steep decline towards the street to provide a better angle for a car to get in/out (or the block isn't flat). 1 10991 Hi Everyone, wondering if anyone has done a prestart lately with summit homes in WA and what kind of costs were associated with adding gpo's and downlights? we are also… 0 7500 We are having a bathroom reddone.
