Browse Forums Building A New House Re: What is the max size of House can be built with CDC cod 2Mar 09, 2023 5:33 am HA_IP I wanted to check what is the biggest house GFA allowed by CDC excluding granny 60sqm on a 900sqm lot Is it 430 - 60 = 370sqm ? or 380 - 60 = 320sqm ? For a normal rectangle lot In real terms you will comfortably fit a 450 sqm house, maybe larger with a bigger alfresco and some voids. There are a lot of factors that come into play which will determine the maximum GFA like lot shape, depth, width, setback of your neighbours houses etc. In the area we mainly build we get a lot of 900 sqm lots and are doing some closer to 500 sqm, my own lot is 910sqm but it has a 34m frontage and 7m rear boundary so with the setbacks I only managed to fit 447sqm. In the most simplest of terms, there are a lot of tricks to using the GFA guidelines and exclusions which an experienced designer can exploit for you. Even with Hornsby guidelines there will be a number of items that will be excluded from your GFA calculation. It varies from council to council. We are building one home on a 923sqm block in Kur-ring-gai and we have 511 sqm, but it has a large alfresco which is excluded which is why we are over 500sqm.
