Iam deeply concerned about the news I have received from the soil test and council report about our recently purchased land in Stockland Aura in Nirimba Sunshine coast Qld Our builder (Domaine Homes) initially has told us that they feel unsafe to construct on our lot given that 60% of our land is on top of an old dam. We liaised with their structural engineer who then told us that they can proceed with the construction with additional $12.5K grand (additional piering, slabs etc); however cannot guarantee anything in the future. We have been getting concern calls from our friends and family about our safety, and to be honest! We are scared to death! We are currently in the crunch time as the longer we delay the set date of construction (25th May 2021) the higher the additional cost we will have to cough up to our builder At this stage, we are waiting for our conveyancer to get back to us to help us with the legal stuff that involves our present situation. I spoke to Stockland development to inform about our situation but then informed us that they were not aware that our land is a Soil Class - P (Old Drainage/Dam). When we bought the land, nothing was ever disclosed to us about this situation and potential problems with our land in the future. I am not sure abouut open disclosure policy any land develope, but, I believe we deserve to know this crucial information that doesn't only puts us in a financial dilemma, but also potentially could put our lives at risk. Does any of you guys have any experience like this? Do you have any advise of what we should do? Whether that is the real estate agent or the developer of the land, surely they would of have to have known the past history of the land.
