We are finally looking at building and granted it's poss the worst time given all the increases but with a growing young family it needs to be done! Wondering if there's any recommended build calculators or is there a way we can gauge what's an accurate quote as we've been speaking to builders regarding our build and we are getting prices ranging from $580k to $800k... we are looking at building something mid-range and it will end up being around 250sqm or thereabouts for a double story 4 bed, 2 bath and either 2 or 1 garage (TBD as we have the option to make the living areas bigger if we sacrifice one garage space). Land is flat land and pretty straight forward. Make sure you tell them that you'll be scrutinizing the data/costs and seek indemnity from any fallouts. Own your design, engineering and data, then get 3 builders to quote, the better the data/proofs the better the estimate. Once builders work starts drying up, they will entertain alternate build models. Land is flat land and pretty straight forward. If you have time, go to Homeworld at Box Hill and Marsden Park. Before you do go there, go to the website, and filter out some of the designs (and floor-areas) of houses that you like. Then, ask those builders at Homeworld, how much their builds are, as a "baseline" and with inclusions. You'll find that the build costs vary, for a double-story house of 38+ squares, between $400k to 800k ... and that's for a baseline build and without inclusions either. Building costs have gone up everywhere, and there are many factors to this, eg. materials' cost, fuel costs, rental costs of equipment, inflation, etc. Also, StructuralBIMGuy said, better your data inputs, the better cost outputs will be, eg. the engineering aspect of your land...the slope of your land, water management, etc. Re: Cost of Double Storey Home in Sydney 4Sep 06, 2022 7:29 am HappyDoc Hi Everyone,. first time posting here after reading posts for the last couple of years! Are you using a project home company or are you going to be using a custom home builder 2. Location of your build and any site access issues 3. Are the prices including design and demolition or are they just base prices for the build 3. What materials are you using. 4. Is Landscaping included So in the market we are in, we offer a full design and construct service, ie we custom design, get the approvals, do the demolition and manage the whole process through to the occupation certificate including landscaping. For this service our builds are around $3000-3,300 per square meter which would put your 250 sqm home between $750,000-$825,000. I hope that guide helps you a little.
