After 11 years in our current house that we built through Eden Brae, its time to move onto what will be our forever home. Did the deal on a decent sized block (1062sqm) where the primary house has already been demolished and there is an existing granny flat built in 2015. Its got views across the valley and out to the Blue Mountains on a clear day. Going custom design and private builder this time to take advantage of the slope and the views. We settle on the block in a month so stay tuned and I'll post pic's and updates of our journey. Re: Starting Over - Custom Build 5Jun 02, 2021 8:17 am No working drawings yet. We've got some ideas on key design features and basic layout but nothing is set yet. We are trying to avoid the tri-level type house. The slope is not overly steep so we are aiming for split level somewhere in the house. We had a follow up meeting with the Builder's Architect 7/7/21, and made some changes to both levels. We also added a bit more cash into the budget to get what we want. Items we are changing Ground Floor - Built in Desk is being removed and Butler's Pantry made larger. - Garage is being increased in depth by 2 m - BIR's being added to the ground floor Bedroom and its being slightly enlarged - 4m high ceiling added to Living, and Dining areas First Floor - Master bedroom is being reconfigured for his and hers WIR's - Bedroom at the front is being enlarged and the BIR is being halved and a built in desk incorporated. A few things to tweak a little further - 1. Study to be made larger to better use the wasted space in the entry 2. Media / Theater to be reconfigured - Rotated by 90 Deg. TV to be placed on the external wall. Dual Swing doors to be replaced with Solid Core Cavity Doors. 3. Master WIR to be made larger (Wall indent to be flipped out) making the WIR square. WIR will then be large enough to split into a His and Hers. Entry down to kitchen / dining / living has a split and then there is a split from Master / Bed 3 level up to Bed 2 and Activity. A 2.5m fall across the build envelope is challenging, but not impossible to work and live with. Re: Starting Over - Custom Build - Plans 3.0 12Oct 15, 2021 3:12 pm Bit of an update. We ended up engaging with another custom builder and I pretty much reworked 95% of my design. The house now has 2 smaller splits downstairs and a traditional staircase to the upper level. Family situation has also changed so needed to accommodate an oversized Guest Bed / 2nd Master on the entry level. Managed to get 2590mm height ceilings upstairs and we are really happy about the 4.3 for the lower Kitchen / Dining / Living areas. Correct, the cladding is represented by the thinner wall line on the upper level. Re: Custom Build - New Plans added - check them out! 18Jan 20, 2022 3:27 pm After a number of changes back and forth with the builder and now after a break over Christmas / New Year, the Tender Presentation is locked in for Monday 24/1/2022. With the sloping site and the presence of rock, we are little anxious to learn the sites costs component as this may affect other parts of the build in terms of fit and finish. We did receive a heads up from the builder that we are less than $10K over our budgeted number. Will know for sure on Monday. I then approached a number of builders to see if they could build to my design. As expected, a number of builders weren't interested due to the slope (2.5 metre fall over the build envelope). I started along the initial sketch / site layout process with 2 builders and then settled on the one that could meet our needs and could also build what we wanted to the budget we had. That builder is presenting their formal tender to us on Monday. All things going well we will progress from there. Tradie may sit at home but will need to get house plastered as well or will you sit it out? 6 10290 I engaged my builder in December last year and we’ve been working on preliminary drawings for last couple of months. I got a call from the salesperson this morning… 0 1477 For our new build in NSW we opted for a heat pump with a 315L storage tank. Early days yet as we only moved in 6 weeks ago.
