Browse Forums Building A New House Re: Things you forget - summary page 32 701Nov 11, 2013 8:02 pm Thanks so much everyone for providing all these tips of things that can be forgotten or not thought of...as someone who has never built a home before...I have now got a hundred questions for our sales consultant/builder...thankfully we are only working out all the costings at the moment, so still have time to make heaps of adjustments based on all this valuable information Re: Things you forget - summary page 32 702Nov 13, 2013 7:22 pm lovepub Pepsi_Drinker • Check the orientation of your block, if the front is north facing then ideally your living areas should be in the front of the house with the bedrooms on the cooler east side, if the rear is north facing, best location for living area is at the back. Just wondering if this is correct. Put it this way....the LIVING AREA (most used space) should be at the south, hence getting the least sun and will be cooler. Am I right? or I got it mixed up? And bedrooms preferably on the EAST side as it gets less Afternoon sun/heat in Summer. Could anyone clarify on this? Thanks Yes that's correct. If you live somewhere hot, (tropics) then I don't know for sure, but I'd still think it would be correct. Solar Passive design is not only a good idea to help minimize your heating and cooling costs, it also will give you great light and solar warmth during winter into our living areas. If you get the angle of eaves, and position of windows right, it will also block the sun during summer, giving the best of both worlds. Don't accept any advice that tells you to do it any other way! http://www.yourhome.gov.au/technical/fs45.html Re: Things you forget - summary page 32 703Nov 16, 2013 4:02 pm We forgot to ask for footlights for the staircase, and the electrical people consultant didn't mention it. No footlights for us! http://keznpete.wordpress.com/ Kez and Pete Building the Wisdom Impression 38 at Harrington Grove Contract signed: 27th August Developer Approval: 5th October Council Approval: 1st November Re: Things you forget - summary page 32 704Nov 19, 2013 6:09 pm First post, yay! Awesome thread, thanks very much for everyone who has contributed. We are in the process of organizing a build and the info here has been invaluable! I'll take liberty thanks. Re: Things you forget - summary page 32 705Nov 25, 2013 12:28 pm We have just moved into our new house , some thing we forgot was to ask for (apparently) is a professional clean at hand over , apparently all they do is a 'builders clean', that ended up being a shock if not a total let down , house needed to be re-cleaned before we moved in. Matt Re: Things you forget - summary page 32 706Dec 01, 2013 8:56 am We are renting a new house - moved in as keys changed hands so been in on day 1. Look at placement of glass shelf in shower - ours is directly under the shower head. OK for me but for taller person they can't get under the water. Move the shelf to a side wall of the end wall or get an extended shower head. Only double power point in laundry - so can plug in washing machine and dryer but have to iron elsewhere. Definitely external power point somewhere outside. Also the house builder only put in the phone cable in the house, Telstra only connects to the street. So to have a phone connection the front garden needs digging up again to put the phone line in from the house to the street. So check your connections - are they terminated at house or street? Thinking of building Re: Things you forget - summary page 32 707Dec 15, 2013 11:12 pm have plan A and plan B for prestart ask the prestart person for different options to get the same effect. like if you want the waterfall edge but its not in the budget, ask for the different ways other people have done with their bench top end/s Re: Things you forget - summary page 32 708Dec 30, 2013 3:49 am Quote: We forgot to ask for footlights for the staircase, and the electrical people consultant didn't mention it. I have always wondered about this.. it seems like something that would be great for parties etc but not a whole lot more unless they were VERY energy efficient Slooowwwwly getting a Manhatten 35 in Middleton Grange Re: Things you forget - summary page 32 710Dec 31, 2013 12:52 am Not sure if these have been said I'm only currently up to page 5 of the AWESOME Thread that will send me broke lol. For Home Theatre Room's - Install good speaker wiring installed allowing for 7.2 surround system. - Ensure all power points in Theatre room have the correct grounding to stop Humm through speakers. - How about ceiling speakers in living room, bedroom, alfresco etc. No need to get them to install the speakers but at least get the cables run to where you need them with tubing etc. There are systems now that allow you to use a smart phone and start playing music without moving location. These are things my wife and I thought of. Our block doesn't settle till july 2014 so with the help of this thread we should be well prepared. Cheers to everyone that has contributed! Re: Things you forget - summary page 32 711Jan 03, 2014 11:35 am This is so good .. it really makes you stop and think about the things that are really important and things that we could take it or leave it. We have added so many things to our list I was googling around last night and came across this FB page https://www.facebook.com/projectclarityaustralia?ref=hl Does anyone know anything about this page or contacted them ?? I think my hubby would love this as spread sheets are driving him nuts at the moment. We would be very interested to find out more. Re: Things you forget - summary page 32 712Jan 09, 2014 1:47 pm My I laws just built a new home and did a lot of research etc due to a previous bad build experience. Their new home had a few teething issues but nothing major, but it is hard to think of everything no mater how hard you try! due to having tank water they had discolouration of tiles and grout in bathroom, I was aware of this problem from past experience but unfortunately hadn't thought of it to mention to Inlaws.... A place I have previously lived in with tank water overcome this problem by having teracotta coloured tiles and grout in bathroom for floor and lower wall. If the rainwater harvesting system is correctly set up, the water will be very clean. There is no excuse if it isn't. Unfortunately, most water tank installs I see including most of those on this forum are what I term sub standard. Plumbers and installers generally either don't have a clue about best practice or do only the minimum required for compliance. Compliance does not guarantee best practice. A compliance certificate also does not guarantee that the install is compliant or that a manufacturer's warranty terms and conditions have been complied with. People need to do their homework to ensure that they have a good quality system and also not get ripped off by many thousands of dollars. Advising people to option brown coloured tiles and grout is not the answer. 3in1 Supadiverta. Rainwater Harvesting Best Practice using syphonic drainage. Hi all, Just thought I would post an update on the people who say the are trying to create a website for home owners to use to control their build. I had my hubby contact them (bit too techo for me) and basically ... they are building their own home as well (first build) and have been surprised at how much information there is to keep track of ... and the fact that there is nothing really around for home owners. They are building a site which will allow storage of documents, budget and actual spend details and a basic task list. Sounds more or less what my hubby is doing but he has stuff in a few different places ... Anyway, they are finishing a prototype and are aiming to release something for use as quickly as possible. We have asked them to keep us updated as we would like to trial it as soon as it is ready. Once we get a chance to have a look ... I'll let you know. Sounds promising though ... Re: Things you forget - summary page 32 716Jan 12, 2014 10:48 am Hi All, This is my first post!! Wow what a site, a friend that had built just recently put me onto it and !! We haven't started building, don't even have a contract as yet hahaha, we are a little nervous and excited. Has anyone built with Burbank? We are planning on using them as their floor plans are nearly exactly what we want except for a couple minor changes. PS Did I say how amazing this forum is and how amazing the summary on page 32 is?
