We're going down to see our SC on the weekend to see where things are at. But we did get our soil report, and unfortunately they found rock (apparently) so we'll probably be charged an arm and a leg for rock removal. Just have to wait and see! Re: buiLding the Columbia.. We paid our deposit on the 27th of March, and have been waiting about a month now. How's your colour selections going? I'm soooo confused with mine. I keep changing my mind about the benchtops. I am very confused i first think I have decided, then i change my mind, then liam decides what he likes then his family comment, my family comment and add their suggestions! So we have decided no more thinking about it until colours we will choose then and there!! So difficult! What colours are you leaning towards? Where abouts are you building!! Might just go read your blog!! So today has been dreadful weather wise!! So windy so cold!! So exhausted!! We havent heard bank from the bank to see if our loan has been approved!! Very stressful time as we are supposed to be leaving our deposit on our land on Saturday May 1st!! When apparently titles are supposed to be released!! Has anyone heard how this is all going? So yesterday I contacted the conveyancor by telephone for the 6th time (3 emails and 2 previous phone calls) finally she answered and she had no further information infact she had NO information for us!! All she let us know was her costing!! Then i tried to contact our finance broker!! YEAH RIGHT!! No answer. Decided to call commonwealth bank, after being transferred through 4 different areas of the commonwealth Bank we finally heard from someone who could assist us, he informed me that our valuation was received this morning (CONVEYANCOR LATER ON IN THE DAY TOLD ME THAT THIS HAD BEEN RECEIVED OVER 2 WEEKS AGO)!!! and that now we should just be waiting for loan papers to be drawn up so we can sign, he could not say whether we would receive these papers by Saturday or not as he was unsure as to whether the loan will be approved!! So now we wait again, for either conveyancor or finance broker to return our calls and inform us of what is going on!!1 SOOOOO FRUSTRATING!! My question, Why did the conveyancor not notify us that valuation had been returned as he stated today at 1:42pm: "If I have any knowledge of what is going on and when we prrceed to the next step I will tell you!" Why has he not told us that the valuation was received over 2 weeks ago?? I am so confused!! Stressed!! Tired!!! Confused!!!! AND NERVOUS!!!!!!!! I just want this build to start already!!! FRUSTRATED!!! 65Apr 28, 2010 8:00 pm We're building in Tarneit. Our land was titled in Feb, and settlement was only a few weeks ago. We got pretty lucky with the land because it was in a oldish stage and all but two lots were already sold. So we didn't have to wait very long for the titles, and settlement happened pretty quickly after that. Now for the colours! I think I'm leaning towards Crystal Topaz for the benchtop in the kitchen. I may just stick to the textured satin finish and not go for the high gloss. I also think I'll upgrade to modern look edge but unsure how much that will cost. Hopefully not too much! Also, I love Concept Oak for the cupboards. I like the wood-look as opposed to a flat colour. And I may have the lower and upper cupboards the same colour. For the bathrooms I'm not really sure. I may stick with the Concept Oak for the cupboards, but thinking maybe Pearl Bisque for the benchtops. But when it comes to the tiles I'm sooooo confused. We're gonna go to the tile place next weekend to get some help colour co-ordinating. What colours are you thinking of??? Re: buiLding the Columbia.. FRUSTRATED!!! 66Apr 29, 2010 2:27 pm Aww Laney..I feel for you.. Everything will work out fine... Our conveyancer is fantastic..Shes always right on top of everything that goes on. Just make sure you notify the Hunt Club if your deposit is due and wont be paid on time as they wont hesitate charging default penalties..(Banks fault they should pay it...but they are shifty) I learnt that lesson when we sold our house. Our buyer didnt have finance sorted and took an extra month to settle..costing him an extra 3600 in defaults (12% per day) Not good for him but ok for us.. Good luck... We made sure that in the contract it stated "subject to finance", because we hadn't yet applied for a loan. If you have this clause in the contract and your finance falls through or whatever, you will get your deposit back. Re: buiLding the Columbia.. You'll see it once loan gets drawn down-when you settle the land. The papers are on their way I'm sure and it will still take a few days after you sign the loan docs to see home loan on netbank. Where do I begin? We have been approved however for some reason our combined loan instead of having one land and one construction Liana we have the one! Well the bank will only allow us about 40000 less than what we paid for our land but will give us the full amount for our house? So confused trying to call the bank when you work a 10 hour day with 27 4 year olds whose behaviour was the worst ever today!! Is so exhausted!!! I'm ready to give up and not do it anymore!! Confused though - Did the valuation of your land come in short? Is that why they won't give you the full amount? If that is the case, maybe try getting finance with another bank. Try NAB, they allow you to borrow up to 95%. I was getting worried at one point for the valuation of our land because I was reading that Tarneit almost always comes in short. We got approved for what we need however they have stuffed up we are supposed to have a larger amount allocated for the land and smaller amount allocated for our build however this is the opposite at the moment so we have to use our own savings for the land which is no issue but it just means when we come to the end there is going to be approx 10000 remainding in our loan which really should be in our account because that money was not supposed to go towards either the land or house! Soooo confused!! I keep telling the finance guy and he says the conveyancor has made a mistake which isn't true because she is only going of a letter the CBa have sent her! After the CBa stating they don't issues letters to conveyancors without loan documents being complete! Well we only signed our loan documents last night! She received the letter on the 29th of April!! Grrr sorry about my spelling mistakes I'm on my iPhone and for some reason it always changes words i've typed in!! Loan changes to Kian?? Weird!!
