Alkira homes - Elyse15 Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - internals 542Jun 04, 2015 12:30 am ceiling height is same same as the display, it just the door being bigger at the display home. I "assumed" it was correct in tender and contract about the door height but sometimes its the visual that you need to realise ... which is another thing where the sales people don't even know what standard and what's not. Sales "need to know their product inside out" .. I even asked prior to tender to do a full walkthrough and have them advise me what is standard and what's not. Can't do much that sales person is long goooooone .... Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - internals 543Jun 04, 2015 12:40 am Totally agree deluded. When you look in the tender and it says "all doors 2080 high unless otherwise noted", you don't necessarily think about what that means in real life. Hindsight - should have taken a video of the walkthrough with the sales person! We were quite lucky that our salesman was an ex-designer from another building company, and was both very knowledgeable and happy to provide insight. We still found things (pre and post contract) that we hadn't realised though Seksui KDR in Sydney (2015-2016) Links --> | H1 thread | Final plans | Timing of works updated 9/3/16 | Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - internals 544Jun 04, 2015 12:48 am clintdbTotally agree deluded. DW didn't want the window there just in case the sun will fry the food stored and we may end up with a lot of wastage. Yes, natural light as much as you can use it; we don't have a walk-in pantry, but the WIR has no windows 'cos it seemed like a silly idea to lock away all your clothes safely where they can then be UV'd to pieces. You don't need heaps of light in a pantry IMHO, you need to be able to read labels & see the condition of stuff, but I'm pretty sure I'm remembering correctly that it's just storage & you've not got benches in there for food preparation or anything? One thing I'm a little disappointed with is the amount of light the Electrolux range-hood puts out. I'm not exactly King O' The Chefs, results tend to be a bit random unless I've got an exact recipe to work with that has exact measurements ... but someone who knew what they were doing & wanted to see would be a bit disappointed in the light-level I think. I thought they were pointless at the time, but having lived in the house for 6 months, we should have had some decent lights installed in the underside of the cupboards over the L-shaped benchtop that the cooktop is in. I tend to do my cutting & prep on the island bench, and it's probably more sensible to do it near the cooktop; except it's quite dark over there. [although while I'm musing, I guess cutting things up near the sink makes for easier cleaning] LED light globes are the way to go! .. they are not quite as bad as the ones integrated with the fans we'll have in the void ceiling There are apparently such things as chandelier cleaning specialists ... would be amusing to need to get ne of those folks in to change some globes. Actually the void's really not all that bad. At least a normal ladder (maybe a taller than normal one) will get to them. It's lights over the stairs which offer the real challenge; those chandelier cleaning specialists must have some whacky multi-fold multi-leg portable adjustable scaffold-ladder equipment! I've counted that contractually we still have 5 months ... I'm hoping they'll deliver quickly yet want them to finish in line with the contract ... better to have money in my account than it is in theirs... Yep! If you've still got 5 months in a 9-month-ish contract, pretty sure you're a fair bit ahead of where we were by this time. There was a stint of wonky weather, but it hasn't been too bad has it? You take a lot more notice of the weather when every day of rain has a negative effect on you. Alkira Homes "The Sienna" KDR Ryde (NSW) - internals 558Jun 05, 2015 2:24 pm Looking great deluded. Always good to see progress. Since we are custom build we decided ceiling heights and doors individually but it's still required the measure all the plans and stated inclusions to make sure we really got what we wanted. On a previous build they changed one window size in between two plans and we didn't notice until after we moved in:) Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - internals 559Jun 05, 2015 7:57 pm Hi deluded, just saw your photos everything looks great. This is the stage when there's action at the house nearly ever day and you need to pop in each afternoon if work permits just to keep your timeline up to date. We had exactly the same issue with the front door. What was annoying was that as our ceilings in the living areas at the back of the house are 3.5 meters high, we increased the height of our stacker doors and all our other doors to 2.4 meters. What we didn't pick up on and no one brought to our attention was that the front door was not increased. Like you we assumed the one in the display home was standard. Lucky for us the Elise has highlight windows above the door so at a large additional cost they removed the frame and windows and increased the door height and reduced the windows. I think they should have labels on things in the display homes telling people that such items are not standard, especially on something as basic as a front door. We went with the beverage colours .. so kitchen is Latte Sheen and the bathrooms are Cappucino. The island doors are white and the ones opposite the island are white too. if we ever need to change we can just swap half the kitchen doors out for a different colour I completely understand the concern about avoiding controversy, especially with client sensitivities involved.
