And the best part is you don't have to keep switching the lights and off when you don't know which one you need. Lol. Do you know if they are available with a white LED rather than blue? We are working on little things as we go... or at least trying to while somehow also trying to maintain some sort of life. Photos will be coming once we remove some of cluttered boxes. Lol. Will do my best. We didn't increase the size of the garage. At the moment its full of stuff so I don't know if the 2 cars will fit as well as the storage we want to have in there. We don't have waterfall. But waterfall is extra. From memory it was around $700-900 for one side. In all honesty the blue light doesnt clash coz its confined to the button on the plate so its quite small and even with all the lights on its still not significant enough to clash. Henley NBN bronze pack is about $2300.. I'm just thinking that if the TV point in the standard inclusion is not connected to the fibre (and still using copper), it's gonna be useless when free-to-air TV is rolled out by NBN since it will still need TV antenna. Do you have a stepdown to garage in your house? We had our tender last week (monaco q1) and the tender presenter said henley houses do not have a stepdown to garage anymore. The garage will be same level as the rest of the house. I think this mean they reduce the height of the whole house to match the garage level, hence less concrete used? Not sure what are the pro and cons of stepdown to garage? Maybe anyone can shed some light? Thanks! I'm also building a Lex. house with same builder. You are correct, slab is currently just completed in mine and there is no step down and garage and internal house is at the same level. No sign of attempts to have the slab thinner to save concrete, but looks ok. The flip side is that, any water spilled on garage floor as a result of your car coming home under heavy rain or you having to wash the garage etc.. may result in water going to the plaster boards and potentially the tile/timber floor. In addition, wonder whether it may look odd since almost all houses including the builder's display houses in Vic I've seen are having a step down to garage from house internal. Further, BCA says there should be at least 50mm step down to surrounding external areas of your house such as alfresco, portico and potentially the garage as well. This is to ensure a good surface water drainage. In that sense, not sure whether having a garage at the same level of the house is going in line with the building standards specified in BCA. If you are keen, just read the clause 3.1.2.3 in BCA. Just google for it.. At least, you have been told at tender this is gonna be the case.. But, I was not.. Hope this helps! Uggghhh, I'm having my tender on 15Feb with Henley as well. I would really hate to have a house without a stepdown to a garage, portico and alfresco... The house will look weird and it's also not practical to have internal and external at the same level. This is a big no no for me... Does anyone here know or has experience with Henley on how to push them to get a stepdown to external slab? The stepdown is indeed a standard building regulation. You cant have a house where the garage and the house internal are at the same level. SO, if you are really concerned about it, you might wanna fight for it against Henley because it means Henley is breaching the standard building regulation... I've done some searching and can find roughly equal the number of people who have flat slab and want a step down, and people who have a step down and want it flat! another thread on the same issue: viewtopic.php?f=31&t=14915&start=0 It wouldn't surprise me at all if the Building code used to require it but has since been relaxed to only be required where house is lower level than the street. The advantages of a flat slab are much better wheelchair access, which may not be a factor for most people now, but as you get older you never know what might happen. Also it means less excavation as you don't need to dig a deeper hole for the garage part of the slab, thus making buildings cheaper on average. Of course I could be completely wrong, and in general I like the step down better, but given the number of posts I've read it seems a lot of people have the garage the same level as the house, at least for recent builds.
