Browse Forums Building A New House Re: Things you forget - summary page 20 401Dec 12, 2011 7:00 am We are extending our laundry bench, so our front loader washer can be placed underneath and moved the taps and PowerPoint for it under the bench in the cupboard next to it so it can be concealed. Looks so much better. Also I've got and inter blind door (super idea did'nt know they existed until recently) in the laundry can't wait to use it We had glass sliding door last time and I hated it, having the holland blind over the top, it was either really sunny and hot or dark with blind down. In the laundry the built in hamper draws are a must (have them in our first house) And finally in the laundry we are adding cupboards at either end with hanging rail running between them for drying clothes like my work shirts and jacket etc. Re: Things you forget - summary page 20 402Dec 12, 2011 7:40 am Dazandstace, Do you have any pics you can post, you've got really great ideas! If not, I'm guessing that unless there is a specific legal reason that it cannot be moved, and he can show you the relevant paragraph in the BCA, words to this effect will cause the manhole to be moved to the garage............. "It's actually a show-stopper for us, so unless you can put the manhole in the garage then I'm sorry, but we'll find a builder who can". DO NOT CONTACT THEM AGAIN. They will ring you within 48 hours with a way that they have been able to find that will now "allow the manhole to go in the garage". Of course, if you've ALREADY signed..........Well, a manhole in the laundry isn't all that bad That's the stage we're at, we've paid for the preliminary works, but have made it known to all and sundry that we're totally prepared to walk away from this (tiny amount in the scheme of things) if we don't get what we want. Remember, the sales dude doesn't get his commission until you've paid, the builder doesn't get his profit until you've paid, do until you sign the contract ALL the balls are in your court !! P_D. . Things you forget - summary page 20 411Jan 21, 2012 9:36 am We have our manhole in the garage and there was never any suggestion that it was legally impossible to do it. The only caveat was that it might not be able to go exactly where I wanted it, it would be as close as possible to the desired location, the determining factor was the alignment of the trusses. As best as I can tell, the actual location they have put it effectively overlaps my chosen location by half the dimensions of the manhole. I would remind the sales rep who is the customer and as has been pointed out by others, ask to be shown the legislation that says a manhole cannot go in a garage or explain in writing why the structural elements of the garage roof space do not permit this. If they cannot or will not do either, then stick to your guns and walk. There is not so much work around for builders at the moment that they can lose potential builds just because they don't like the idea of making a change to their plans Re: Things you forget - summary page 20 412Jan 21, 2012 2:24 pm This is a fantastic thread... certainly got great ideas here. This may very well been mentioned here already, but I would like to share one of the things I am very happy about. Get all your cables for ceiling speakers in whilst building. I love having music outside and multiple living areas. Our builder let us put all that in ourselfs. And everything is controlled with my Onkyo receiver. Also, whe pulled thru all our HDMI cables for our media room for the projector, etc. Take photos and measurements of everything so you remember where everything is after the gyprock is up. The iohone was so handy for that. I am a bit of a music/ Movie fan, so this was very important to me, didnt cost much to do and I am happy as. Sounds like a load of bull to me ... our manhole is in the garage - we didn't ask for it specifically, I think that's where most builders put them nowadays at least here in Adelaide. Makes the laundry ceiling look a lot tidier too IMO. Good luck with "persuading" them ... Thought I'd put my 2 cents worth so here it is I see double glazing motioned a lot, there is an alternative called Smart glass which is claimed to give up to 35% insulation and fits into normal mounts. http://www.smartglass.com.au/ For alarm systems or just surveillance have a think about security camera points you will either need a network point or video cable + power connections (depending on your camera types). We are putting a 5000ltr slimline water tank along the garage (5000ltr = 5 tons of water is a lot of weight) and will be getting the slab extended to support this plus don’t forget power point for pump and tap for tank top ups in dry times. Will be using this for toilets and running a line to the laundry for washing + a tap for the garden. Note : not all councils will allow a rain water tap inside the house so check first. If they don't just put the rainwater tap outside the laundry so u can run a hose in. Skylights are great for kitchens, dark hallways and bathrooms. I wouldn’t put them in the bedrooms. Find out how your tiles are laid. In my current home they used a mortar mix instead of tile glue so when the slab shifted it cracked some tiles and made removal a nightmare. Ask them what paint they use and how many coats applied indoors. Its worth paying for a good paint as with will last 15+ years. I've been told you have to be very very careful when laying porcelain tiles cos of the reflection it gives off, so having a "flat" base is imperative. Yup a layer of sand and cement would work but ours where cemented directly to the slab .. When I think back I think the cement mix used was very hard. Depends what you're current inclusions are, but we're not including wardrobes and will just use second hand ones until we can save later on to get them built.
