He had lots of practical suggestions too and pointed out when modifications would cost a lot and suggested alternatives. Where are you building rdcool and which façade have you gone with? We are not too far away in North Ryde. I will be heading back to Sydney next week (we are building remotely as we currently live overseas) to choose the exterior and am finding it tough to work out the colours of bricks etc and how they will all go together online, hoping it will be easier when I can see things in the flesh. We liked the Contemporary aswell, though decided we probably wouldn't use the balcony much, so decided to spend the $$$ in other places instead, like flooring and future landscaping. My balcony is fairly narrow so we wont be using it much as well. For your different building progress, for example after the Slab stage was completed, did you get an independent inspector to double check the quality? (I saw a few other posts (other builders), people were recommending this to be done to avoid troubles down the track.) What colour palate did you go with? We have got Alfresco range (our colour was Espresso). We were tossing between a couple of colours, but after checking out a few sample addresses, we have selected the Espresso. We dont know how exactly the colour will turn out with our build as we only have face bricks. (cause all of the sample addresses had some feature render/cladding with them and we didnt have the budget for those) Hopefully, the colour turn out ok. We are using Houspect to provide a package of 4 inspections, Slab, Frame, Pre-lining and a Final inspection. The Inspector is mostly happy with the work, with nothing major coming up so far from our first 2 inspections. They are paid to be picky, so you can expect to get at least some small items. Our SS has had no issues with anything raised in the reports, he picks up and addresses issues himself. The company we ended up using, Macarthur Excavations, was recommended by H&H, but the reason we chose them was they simply turned out to be the best to deal with. The quote was higher than yours, but was for a 4 bedroom, and also included the removal of a decent amount of asbestos, and a bunch of trees. So yes it's in that ballpark, especially considering demo recycling costs are continuing to shoot up as there is just too much material for the tips now. Seren1ty, we are close to our demolition and keen to know what you did with your house before demolition? Did you advertise everything on Gumtree or you let the demolishers crush everything? I am asking as I have a near new Kitchen, Wardrobes, Aircon and other stuff Re: Building with Hall & Hart Homes 48Feb 12, 2018 1:14 pm Congrats Malibu, glad it's so close! That's a good question. We had a similar situation, where the previous owner had renovated some areas about 10 years prior. We definitely considered what we should do. You can list the whole house as a Demolition Sale, and then try and control the situation when people show up with trailers and crowbars to 'detach' what they want. Or you can sell the items individually, therefore controlling how many people you have to deal with. We've heard a few stories from people we know, and most of them were not positive in regards to the Demolition Sale. People know you won't get anything for it if you don't sell it, so they tend to bid you down, or it goes over multiple days as they need to come back to pick the rest up, etc. Some people make $1200 by lunchtime, and some people don't get the value of their time back, especially if you are taking time off work. For us we didn't end up selling the items, though we did offer to give some of them away. We were time poor leading up to the demolition as we had multiple trips away (which were booked well in advance, for events we couldn't modify, like family weddings etc.) that happened to fall all at the same time. So with those, and having to organise the rental and move house, it simply fell down the priority list . Good luck with what ever you do, it will all be worth it! I have heard there are companies that give you an estimate and buy your fitting and fixtures and rip them out before demolition day. I might look into that also. It is good that things are going well with your build. I have been ringing around to check prices for different inspectors and Houspect quote was a bit more expensive that other people. Why did you choose Houspect over the others? We thought it was worth getting a quality report as the build is such a big, long-term purchase. Throughout the process, we have not always picked the cheapest, but the ones that seemed the best to deal with. Which is useful when something unexpected comes up, it can be worked through much more easily. He has also addressed all the items from our 3rd Pre-lining Inspection report, which we got back yesterday. Our gyprock installation is also due to start this week. Here are some shots following the completion of Air-conditioning rough-in, and installation of Ceiling/External Wall/Sound insulation. It's great how much bigger the rooms feel with the Gyprock in place - feels like we got an upgrade! There is some brick and rendering work to be done this week, with bottom and top floor wet area water-proofing next, and then stairs are not too far off. Anyone else getting closer? As for the tiles, we have only tiled our Porch, Alfresco, and wet areas. For most of our down stairs areas we actually went with a wide board (210mm), engineered Endurance Bamboo from Topdeck. The colour we chose was Coffee. I don't have a good photo from our selections appointment, but it's supposed to look similar to the below. Glad it's all moving in the right direction for you! The rooms do look so much bigger with the gyprock on, imagine how big they will feel when painted. I got back to Singapore last night after about 17,000hrs spent in home places. I visited Beaumont tiles 6 times and am still unsure, argh!!! We back onto a bush area and will maintain mature trees on our block and are hoping the house will look established and blend in well with the trees.
