Browse Forums Building A New House Re: Our Benham 33 journey 3441Jun 27, 2013 6:02 pm Before everybody reading this starts to panic re the 3 in 1 situation. We have spoken to our SS and he said 2 things: 1. We can't change it now as it is about to be installed and if we picked a different brand and all it would need to go through head office with a variation fee and to ensure it would be covered by Rawson warranty, so anyone out there wanting something else, make sure you tell them at the electrical appointment and / or BEFORE you sign the contract. (which incidentally does NOT state what Rawson is putting in. No model numbers, no brand names, nothing It is very easy to change after handover though, and these 3 in 1's even IXL (which we have in our current house) is not that expensive, unless of course you have huge bathrooms and you need to do it in all, which is point No 2: We only have a relatively small Ensuite and small bathroom in the Benham 29. The way I see it there is really no steam issue as we have large windows in bathroom and adjacent toilet Ensuite and our current IXL has a very weak light, I think they all do, so we are putting in downlights above both vanities. We'll wait and see how we go. Disappointing though that Rawson are going with brand name accessories and suppliers throughout and then getting their electrical supplier to provide brand 'x' el cheapo units. We were never asked at the appointment nor is it listed. I'm finding this out now as well and the contract isn't even signed yet. Basically any variations raised after the internal selection has been signed, will incur an administration fee of $450. If the plans has gone to draft and needs to be redrawn, that's another $650. Was so used to raising variations before, so after my electrical appointment I was caught by surprise. There's no mention of these fees beforehand, but after receiving the contract, there's a clause mentioning it. Tried to argue against it but Rawson will not waive it. Re: Our Benham 33 journey 3443Jun 27, 2013 8:59 pm Ugh that's so annoying about the 3 in 1 Dusseldorf... We won't be able to change it now either . Popped past site today on my way home and despite the rain some of the plumbing has been done . I was totally surprised! Good to see some more movement! Re: Our Benham 33 journey 3444Jun 28, 2013 5:42 am We made changes once the colour selections had been signed and the contract had been signed. They were only variations to the sink, so didn't require any changes to drawings, so no charge. How excited I am over a bit of concrete. Our old crossover was removed, footpath and gutter repaired and the new crossover put in yesterday. It looks awesome apart from the idiots who like to put shoeprints and fingermarks in new concrete - luckily only minor and should clean up with a bit of wear and tear. Next is the driveway! When, of course, the weather decides it wants to clear up. I'm doubting today looking at the weather forecast so it'll probably be next week. We're really lucky with some of our trades as they're all being kept local, our SS has 2 other jobs <1km from our place so he's just cycling the trades between them. Which means that whenever we need touch-up work they just pop over from one of the other jobs. Closer and closer all the time! Re: Our Benham 33 journey 3446Jun 28, 2013 9:20 am Should also note we made changes too with no charge, but was aware before the contract signing of the variation fees. We've had: - added a mixer tap change (we counted wrong at selections) - driveway colour change (colours given to us at selections are 'out of date') - cornice selection (to cover up some places in garage - we have no cornices anywhere else) - refund of an item listed in the tender they never used Nothing major though. Re: Our Benham 33 journey 3447Jun 28, 2013 9:23 am we have the standard 3 in one in the bathrooms and it works well for the Benham 33 ensuite.. We dont really have much of a steam issue even if we just leave the toilet window open which is tiny havent tested the main bathroom too much but we have a huge window in that one. Gives off ok heat and good light as well We changed our bench a few days before the SS got the file but we were lucky as rawson already had to redraw a couple of things that they had made mistakes on so we weren't charged Had the managerfrom Tile Direct out yesterday and he will be getting the tiler to come back.. hmm :/ they reckon 2 to 3 days work My very first blog http://benham33.blogspot.com.au/ Re: Our Benham 33 journey 3448Jun 28, 2013 10:05 am Quote: Had the managerfrom Tile Direct out yesterday and he will be getting the tiler to come back.. hmm :/ they reckon 2 to 3 days work What has to be re-done in your bathrooms Tarsha???? Carpentry fit out being finished off this morning. Looks great. Plasterers did a great job yesterday and the walls that they have fixed up are looking and now they just need to be painted. The flyscreens and screen doors were put on yesterday. We are now only waiting on the flyscreens for the stacker doors and then we will be complete there. The tilers were back yesterday fixing up some of the tiles we are not happy with. Some of their repairs I am still not happy with and other ones they have not touched - so I rung SS this morning who happens to be at the house and he is going to get them to come back again and fix it to my satisfaction. More pics of my stairs as I love them so. http://i150.photobucket.com/albums/s112/paris-stella/F03B0439-1552-4694-88F2-269D51A0FD1B-15679-000003C3CA69577E_zpsf9fa6fda.jpg Modified Fernside 38 Rawson Homes Blog: http://www.thehousethatmatandjenbuilt.blogspot.com Build Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=60501 Re: Our Benham 33 journey 3450Jun 28, 2013 10:42 am Koroboo if you are not happy with your tiling, get your SS to get out the supervisor from Tile Direct so that he can have a look at them. You need to be happy with your tiling. Glad to hear everything is moving along for you. Munchi- congrats on some action, it's the smallest things that can make your day!! I was just coming to terms with the fact that there would be no action onsite this week due to the horrible weather when I got a call from my neighbour saying it was all systems go with the pouring if the slab!!! Still can't believe it's happening, will make for a very happy weekend : ) Re: Our Benham 33 journey 3452Jun 28, 2013 10:53 am Quote: I was just coming to terms with the fact that there would be no action onsite this week due to the horrible weather when I got a call from my neighbour saying it was all systems go with the pouring if the slab!!! Loving your feature wall next to the stairs. Re: Our Benham 33 journey 3455Jun 28, 2013 2:14 pm Congrats Bailey!!!!! You guys are all making me really nervous about tiling... sounds like most of the job haven't been that great Re: Our Benham 33 journey 3456Jun 28, 2013 2:34 pm Thanks pinny Munchi - 95% of the tiling is perfect and I cannot fault it. The other 5% is where the tilers have done angle cuts and there is chipping to the tiles. They are being replaced so I am happy. First clean Monday. Final council inspection as well on Monday. They did with us at no extra charge, we initially did take it but then changed colours in lots of places after sign off lol and went back to the same colour everywhere to have more decor and towel colour variety etc. Building The Benham 29 in The Ponds With Rawson Homes http://buildingwithrawson.blogspot.com.au/ Site Start 13/2/13 Handover 7/8/13 Re: Our Benham 33 journey 3459Jun 29, 2013 12:42 pm Wow, this weather's awful, and I'm trying to move stuff! So I'm waiting inside for a bit, hoping it'll cease for a while ... There's a guy working on the R home a few streets down though - the one where the old fibro house was sold at about the same time as we got the quote from Alkira (mid December), and it's now almost fully rendered & all windows/doors are in & the only part that looks externally unfinished is the alfresco! Re: Our Benham 33 journey 3460Jun 30, 2013 1:54 am Jen1977 They used to not include the stacker doors. We have to have them for our BAL12.5 rating. HI Jen, I am in BAL 12.5 area as well. I am just wondering, did you have to install screen door to front door as a compliance thing for BAL 12.5? I had a look at Corinthian doors and they have BAL 12.5 rating for their PIVOT doors. I guess you have used a pivot door as well right? did you still have to install the screen doors even though the doors are BAL 12.5 compliant? It will really spoil my front door if i have to install the screen door. I have asked my sales guy "Morgan E." to ask about this. I have also called RFS.nsw and asked. The guy told me that if the door is BAL 12.5 compliant it doesn't need a screen door however asked me to check with the private certifier. anxiously waiting to hear from Morgan regarding this.
