Looks like we might be neighbours That is a great spot where you will be near the walking paths etc. We are going to be having a huge culture shock we leave near the Adelaide CBD now so will be a bit different but cant wait. I have been holding back from posting about the most recent 'progress' of construction in The Orchard as I am trying to not let the emotion get in the way of what is essentially a business deal to most parties involved. I'm sure this isn't the first and last time this would happen to new developments but man it sucks when it directly affects you! To sum up my thoughts: What do you say about facing the news of having to wait another year to begin progress of your own home after already waiting a year? Having to fork out $20-30k on retaining walls if you choose to build on a block that is already titled? No thanks. Best of luck to all of you if you are now faced with the life changing decision (like us) to either pick another block (in the area or not), wait or just buy established. The latter being more than likely our next move as more details come to surface as the week progresses. Keep in touch and PM me if you want any more information/have no idea what I'm talking about. We have decided to stay put in The Orchard, BUT our situation is very different to that of quite a few people... we werent looking for as site start till next September. So whilst we are essentially unaffected, we do feel genuine empathy for those who have had to make such drastic changes or bow out altogether. Building your home isnt easy at the best of times, so with something like this coming up this late in the piece... just earth shattering. Wishing everyone affected all the best (and the best outcomes) as more news comes to hand. Over the waiting. Keeping in mind there is still no guarantee that April/May is the settlement date. For us it's 5 months of rent plus another 6 months during the build. I'd rather be paying off my house with that money and saving for our wedding in November next year. It’s rocked some to the core and some seem pretty meh about it. For us, it’s actually helpful… go figure? It’s amazing how one event can effect different people in so many ways. We don’t know how it’ll go moving forward, it may not settle in April/May.. but it could. We are just sitting and waiting (as we would have been doing anyway) and keeping an eye on it. If works start there by the end of September, we’ll be safely on track. If not, I guess we can revisit it then… My crystal ball is pretty cloudy these days, so the only thing I can do is wait & see! There were some financing issues with the subdivision, when we spoke to them last they said that was now sorted and they were just waiting for the better weather of spring so they didn’t experience even more delays and costs once they got going, from the weather. I have no idea if this is what really happened, but it’s all we have to go on. Scott and I did find bore holes and a bunch of soil test reminants on the site last weekend. We originally thought that they were from an individual block, but we went for a roam and found fresh holes all over the designated street parts. All in a line - a few meters away from eachother. None we could see on actual blocks. Thinking back there was a giant pile of the soil “tubes”, too many for one block/individual soil test. Haha no, Emma thought she saw you outside from a distance, had to ask because it peaked my curiosity! We were initially looking over at the outlook and 487 was one of them. Saunders close is nice and probably my pick over there but was too narrow for what we were looking for. I think for us, we were worried about the contours and the escalating site works as someone mentioned shale in the soil reports, and although we would probably be ready in January next year to build, in the long run, 5 extra months is not long to wait for what you want plus gives you more time to save! Thread: viewtopic.php?f=31&t=66299 Slab: 16/6/14 Frame: 4/7/14 Roof: 22/7/14 Lock Up: 20/8/14 Fixing: 26/8/14 PCI: 9/10/14 Handover: 20/10/14 Re: Bluestone Mount Barker / The Orchard Thread 279Jul 08, 2013 9:29 am Hi guys its Lauren here i joined a while ago but forgot my password so had to create a new acount. i recieved a letter about the news im not very happy at all this is the 3rd time of delay. we had a loan sorted out signed a house contract had the extra building grant but now nothing. i am now engaged and planning a wedding had a set date but now have to change all of that as we will not have a house to live in after the wedding. have to keep paying my parents rent. the house price will go up like it already did because of the previous delay until december. i would like to know how many people are puling out because i looked on bluestone estate website and 19 blocks are sold and 19 arent so how is that not enough to put roads in. my partner and i are writting a list of all the extra costs wich will accure and how the delay is affecting us so if you could all do the same and not pull out because if we have enough people complain and say their opinions it may do a little something. all we can do is try if it does nothing then we may consider finding somewhere else but then we have to find a block that suite the house and pay for new soil reports new plans everything. which may cost just as much as waiting. there is much more i could say but il leave it at that thankyou. Sorry to hear of your frustrations... Its never good when things dont pan out. I think that its in their best interests to begin works ASAP, so if they arent doing that there must be a reason thats stopping them.... The more research i've done since the announcement of the delays with the titles, and seeing people having to change their plans etc, the more I have found that this isnt an uncommon occurance with buying untitled and as yet developed blocks. Most real estate experts state the "buyer beware" warning and not to make plans that cant be altered when buying in to something like this... (great stuff to find out AFTER you've already bought and made plans! ). Some estates have had delays of years, some like the Orchard with a few months of extensions put on here and there. Some Estates have run smoothly and on time, but this seems to be the exception rather than the rule! So whilst you and others are angry (and no one is saying you shouldnt feel that way - it's a pain), this isnt an isolated situation, so i've now learned. I'm in no way trying to side with them (just want to make that very clear ) I think that all developers shouldnt be able to state a settlement date that isnt going to be met, and it should be communicated clearly to those involved that that targeted date wont be met... waaay before the last minute. Reading so many of these stories with people in the same situation as you. Not fair Some other people have had to cut their losses and move to other blocks, again different situations etc. It wasnt easy for them and I can understand not wanting to hold on in case there is another delay. We on the other hand arent bothered by it (again, a different perspective).
