Anyways interest are all time low...so they going further down in future would have a minimal impact on asset prices. Re: The Gables in Box Hill 247Sep 01, 2015 9:46 pm CiscoSky is correct that stamp duty is payable within 3 months of exchanging the land contract but can be deferred just before settlement by paying an interest. You should all obtain the proposed contour plan which may change as the developer will try to level the land. Cut and fill will be done by builders to suit the house. I would strongly recommend that those who purchased start going to the display houses at The Ponds or HWK and speak to the sales people. Present your draft plan and ask how much they think the site costs will be. By the way I myself hope that the interest rate does not go down further as this indicates a bad economy. If the lot is part of an old dam on farm land then perhaps 'subject to fill' may need some independent expert review to satisfy yourself that the land developer Celestino has done their job as per the standards. Most likely I will end up with McDonald Jones (single storey) or Wisdom. Working out with Wincrest (double storey) as well, but I didn't like their floor plans much. I have set aside next few weekends to visit various display homes. I am still enquiring with independent builder who had built my friend's house in Caddence.. It's bit of time consuming to deal with them but then you end up saving about 30% project builders' margin and you get to fix whatever you want w/o builder's mark-up.
