After Rawson gave us our initial tender there were still upgrade costs for external and internal selections, electrical, tiles. You will also need to budget for landscaping too. thanks for that. I actually meant site cost blow out -I understand upgrades I'll have to factor in along with landscape, fencing, blinds, fly screens etc. We've asked the builder to check for and include Fire and Acoustics and obviously the 2-3m slope! It's those mandatory costs I am talking about. I'm also in Poulton Terrace, the main things are as mentioned the BAL and complance with the acoustic report. My BAL assessment came in at 12.5 and I'm directly accross from bush. Other possible site costs are if they hit rock but fingers crossed on that. Also if your build is close to the sewer line you may be up for encasing the sewer which is quite a hefty cost but I expect most blocks won't have that problem. Hopefully nothing else but you never know when building a house. The flyscreens will most likely be included in the BAL costs. Good luck and hope to see you there No way! Thanks for your help. That means that NLH may potentially be making 2 properties at the same time on Poulton. When are you due to start? We are still at tender stage so a while to go. Re: Building At Macarthur Heights (UWS Campbelltown) 223Apr 11, 2018 3:49 pm Hi everyone, We are searching for a solicitor to review the landcom contract, We got a quote from Streeter law firm but it seems to be a bit overpriced for a standard land contract, they are charging between $1650 and $2100.. Is that quote within the average price? Any good recommendation for a solicitor? Thank you in advance, Re: Building At Macarthur Heights (UWS Campbelltown) 225Apr 11, 2018 4:19 pm Hi Mish, To be honest, I don't know what exactly I need. The quote i got includes a lot of services that i don't know if are required: - Title searches - Conveyancing enquires - Survey report (if required) - Building certificate (if required) - Stamp duty - contract and Transfer - Stamping fee - Notice of sale - Registration fee - transfer - Registration fee - Mortgage - Law Stationer's fee - Printing changes - Photocopying and fax charges - Couriers - Miscellaneous expenses - File Storage and archive fee I've been told that as Landcom is a government's organisation the conveyancing service should not be expensive as the contract is quite standard. Re: Building At Macarthur Heights (UWS Campbelltown) 227Apr 17, 2018 11:21 pm We have been advised by our builder that currently plan approvals from Campbelltown Council are quite slow (12-14 weeks) and that Landscaping plans are required as part of the Council submission plans. Has anyone else been advised similarly? We have to go through council due to the size of our house. Re: Building At Macarthur Heights (UWS Campbelltown) 228Apr 18, 2018 7:46 am Hi Stargazers We are currently in Campbelltown Council. Lodged on 09/02. Our application pretty much sat around for 8 weeks before being allocated an assessor. Initially told by Council 8-10 weeks, then 14-16 weeks, then 12-14 weeks. Honestly I think they just tell you anything just to get you off the phone. Council apparently inspected our site almost 2 weeks ago now and have informed our builder we should have something by months end. We lodged both a landscape plan and bushfire assessment as we didn’t want to give Council any reason to delay. Their time frames are appalling. Really there should be a 1-2 week turnaround on these things but when it is comes to a government body everything takes 7 times longer. Regards, Around $1400 to $1600 would be standard. Anything cheaper you would have a conveyancer looking after it who are not legally qualified. I note someone has recommended on line legal advice. Whilst it may be cheaper but do so at your own peril. There was a no guarantee the person at the other end of the keyboard is qualified to give legal advice. Re: Building At Macarthur Heights (UWS Campbelltown) 230Apr 18, 2018 8:33 am Thanks Mish for confirming. Totally agree it’s appalling. Just out of interest who did you get to do your landscaping plans? Re: Building At Macarthur Heights (UWS Campbelltown) 232Apr 18, 2018 9:37 am Thanks Mish, we aren’t so lucky so just getting ideas at the moment Re: Building At Macarthur Heights (UWS Campbelltown) 233Apr 24, 2018 6:42 pm Hi all, Thanks for all your help. We are about to pay the 5% deposit and we are just concerned about the contamination clause. Did you guys have same clause in your contract? Have you guys had any issue with contamination in your land? Thank you in advance, Re: Building At Macarthur Heights (UWS Campbelltown) 236Apr 30, 2018 8:37 am Hi MacRock, our builder found some rock when they did the initial testing for our tender. There was a rock allowance of $5000 but hopefully it won’t be needed or worse more. We are on Mahoney Drive, where are you? Re: Building At Macarthur Heights (UWS Campbelltown) 237Apr 30, 2018 9:18 am Stargazers Hi MacRock, our builder found some rock when they did the initial testing for our tender. There was a rock allowance of $5000 but hopefully it won’t be needed or worse more. We are on Mahoney Drive, where are you? Right at the bottom of Poulton terrace. $5k for rock sounds rather low - if you don't mind me asking, at what depth did they find rock on your soil report? Our one is at 400mm so not very deep at all which is bad and it was found in all 5 drill sites when they did the testing. Which builder did you go with? The other thing that worries is did your lender have any issues about approving construction loan with provisions amounts? Re: Building At Macarthur Heights (UWS Campbelltown) 239May 02, 2018 8:07 pm Hi Coref1 We now have an issue with BAL. Got a report from an assessor that says 29 but Council says that if we don’t push home back 1.6 metres then it’s a BAL40. Now going back to drafting to change plans and get a new BASIX certificate. Hopefully we will be out of Council in next 2 to 3 weeks. Re: Building At Macarthur Heights (UWS Campbelltown) 240May 03, 2018 7:47 am Mish018 Hi Coref1 We now have an issue with BAL.
