It says that the maximum building site coverage is 65% of the site area. Does this mean that on a 450sq m my house can only be 292 sq m? You can already build a 31sqm single storey house with the DA applied to CDC and if you want a bigger house you can go with a double storey. A lot us might including myself might end up buying there for different reasons (budget or availability or money at this point of time as gable needs to be settled after 2 years) If someone can take a mortgage of 1 million at this point of time (which i cant) is better of looking at Baulkam hills or Ponds...which are far nearer to transport and school (Please note as per the latest Domain data the auction clearance rate in northwest last week is just 64% and to expect prices to go up by 20 - 30 % when we don't expect a huge interest rate cut is being overly positive to say the least... Please note RBA governor the most researched of all of us has said the prices are crazy... so at least we need to cautious about price appreciation (which i am) for making financing decision Investor are giving a hard time to first home buyers like me and i am really hoping the APRA/RBA actions would help us... I agree with you. In this forum some people thinks the price is cheap compare to other Hill Shire property. I'm not sure why they compare price with other estate. They probably investors who want to push the price high (in auction most of the buyers were investors) or work for Gables. I bet that the property price will go down once the RBA increase interest rate. Some people think that property price will always go up, they are so dump! These dump people pushing the price high. I'm just waiting for market crash. @Joy1 don't hope for market crash as that inadvertently leads to job losses for a number of people - imagine buying a cheapish property thanks to a crash, just to find out in a few months you can't pay for it ( fingers crossed that it doesn't happen) As far as Sydney property prices go - see the two charts below both from trusted sources the first one being RBA. Last 3 years house price at Sydney gone up by 43%. Do you think that average house hold income increased by this rate? House price will go down for sure but would not crash like US, Japan or some Europian countries. I remember at Banya project one of the big 4 Bank valulated the land below 30k at the time of my settlement. So I had to go Broker to get the loan approved with higher interest rate. What would happen if property price goes down by 5-10% in next 2 years? It would be hard to get loan for these prices unless someone holds cash. Auction prices were crazy. My view that were for investors who is holding huge cash, so there shouldn't be any problem for them. It would be difficult for 1st home buyers to get the land valuation at auction price. So I'm hesitant to buy through auction. I'm also thinking to invest with priority number price not auction price. Celestino, the developer of the latest housing estate in The Hills, announced 159 lots, ranging from 450sq m to 702sq m, were sold during two days of sales, which attracted more than 5000 registered people. Prices ranged from $520,000 to $771,000, with members of one family even purchasing five lots. Celestino’s sales director Jason Keen said the first sale of up to 165 plots proved an “outstanding” success. “We knew with over 5000 registrations that the weekend was going to be a busy one and it did not disappoint,” he said. “To sell over 95 per cent of our lots in the first land release clearly shows the community has embraced our vision to create a thriving new address in North West Sydney’s Hills district. “A mix of homebuyers purchased in the project, including first-home buyers, families, downsizers and investors. “In some cases we had families purchasing up to five homes in this release to live close to each other. “Purchasers came from across the northwest, including Kellyville, Blacktown and The Ponds, as well as the broader Sydney area.” Mr Keen said it was the first time a developer had used a priority number system combined with an auction method to sell a major land parcel. “Over one third of the land released was via auction with the reserve prices published prior to the weekend,” he said. “House purchasers welcomed the auction idea, which gave everyone equal opportunity to purchase a land lot.” When completed in 12 years, The Gables Box Hill will have more than 4000 houses, a 5.5ha town centre, active and passive open spaces, a primary school and new roads, with a massive man-made lake as the main feature. By the time I reach I'm sure all numbers are finished.. probably it's true that all land being snapped by developer..
