Photos! 21Dec 31, 2008 11:49 am We are currently building the Monaco 36 also, I think it is a great design, we have just got to lock up. The changes we made were a home theater room where the rumpus room is, the lounge room we turned into 2 rooms, a study and a wine cellar/room. We increased the pantry by adding a 3rd door, and reversed where the pantry and fridge space is. Also with the walk in robe, we added a wall down the middle of it and put shelving and draws on both sides and got rid of the sliding doors in there, so its more like a traditional walk in robe. Also added a broom cupboard to the laundry. Like you we are getting the double bi-folds, don't they just make the house, I love the look when they are open, it just opens the whole back of the house. Costs weren't too bad.
The base price when we signed was just under $195, although we also have a surcharge as building just outside metro. Adding to that is: (sorry for long post, but may as well put it all in!) Site costs etc $22000 - thanks a lot to our slope and weird building envelope shape which restricted how house could be positioned. Structural variations $8k - eaves 3.5k - removing rumpus walls $295 - 290mm extension to back room to fit bi-fold $1688 - 1190mm extention to lounge room $1766 - 300mm extension to porch/front beds $1036 Upgrade to colourbond roof $8700 Upgrade bricks to Cat 5 $2600 Doors and windows - total upgrades $19.5k!! - big one was bi-fold corner unit $8.8k (a must for this house ) - 1200mm pivot door and handle $2.8k - double glazing total $6k - increase lounge and living window sizes $1308 Kitchen variations, only $1882 - upgrade to double square sink $849 - additional splashback due to relocation of cooker $580 - upgrade to Caesarstone Cat 2 40mm $450 - nothing else needed as pot drawers, overheads included - we also took promotion at time which gave 40mm Cat 1 Caesarstone to kitchen and evap cooling, for total $2k Wet area changes $6k - upgrade spa to add air jets $2k - upgrade ensuite vanity to Caesarstone and undermouint double sinks $2k - some tap changes, extension of laundry bench Electrical changes $5.6k - ducted vac and vacpan $1.8k - other main cost was downlights 22 @ $97, $2k Water tank 5000L $4.3k Upgrade heating to 4 star and add zone $1k Tile upgrades $600 That's it! Yes it all adds up and total contract cost is just under $280k. Of course we then need to add in flooring (timber and carpet) and all the decorating stuff, plus decking and driveways..... and the list goes on!! But re the costs with Carlisle, as you can see, a LOT of what we are spending reasonable amounts on is purely discretionary. We both had things we really wanted and other things we reasoned could only be done now or never. If you have any more questions re Carlisle, please ask. We have been pretty happy - although it did take them a little while to get all the pricing done and to make changes we wanted. You just need to be organised and recheck everything, but that is the same for every builder I think. You have to take on the responsibility for looking after your own interests, as they won't! Ours is the Monaco 32 which they introduced a few months ago, so a little smaller than yours. The 36 wouldn't have fitted in our stupid building envelope, but also we didn't need that size for two peope, two dogs and a cat.... Will be great to see how yours is coming along. I'm just wondering about your double galazing cost. Is that for windows only or for windows and the bifold doors and other doors? Double glazing details are: Bi-folds (2920mm wide and 4435 wide) $2985 Master suite sliding door (2410mm wide) $1182 Awning windows to lounge, family, meals, rumpus, kitchen, ensuite $1922 The only places we didn't double glaze was the laundry and the minor bedrooms and bathroom. We have two big sliding stacker doors and french doors.... they eat up the double glazing cost. The windows costs aren't too bad I found. At this stage we don't intend to put anything on them, but will see what happens once winter sets in next year.

I guess you're getting a pretty good deal out of all the items you're getting. But with the ducted-vacumm system, i got the quote $1500 with 3 points almost with most of the builders i've asked (--not including the vac pan, but on some websites it says a vac pan only costs around $250-300 extra)--JG King is the cheapest to get one system in, for around $1250! So $1800 for yours seems a bit more than usual.
We saw the Tempo 29 (30?) from Orbit Homes in Tarneit Reflection estate, it has the corner bi-fold doors to open up the alfresco area too. They also have a remote roof that can open in a sunny days and close for the rainy days, and electrical heaters on the wall. They look fantastic!! It is something we didn't go for when with M as other things were adding up, but it fitted into this budget. But it is definitely an optional extra!
After being up to full quote stage with three builders we have found that you pay more for some things and less for others, for no good reason. For example, the exact same handle for the pivot door with M was $400ish and with Carlisle is almost $800... go figure! But there is nothing you can do about it. However, on the flip side this house has the spa as standard - and the exact model we wanted - whereas that was costing us about $3.5k extra with M. The main thing though is that this is a house where we love the layout and are making minimal changes. Once you start doing too many changes the costs are much more, so less changes the better. We were pleasantly surprised at the low cost of the changes we did make. For a house the same size and probably similar quality fittings, this contract is still less than M by at least 20k. Re the bi-folds, they really do make this house - as Mal also said. When we got to our first tender appointment they told us they couldn't put the bi-folds in as they didn't fit into the 32sq design. That would have made us seriously reconsider the house, however we (not them!) came up quickly with the simple solution of extending the length of the house a little to get the room needed - was only 290mm. So if you are told no on something, definitely try and offer a solution as they probably won't bother to think of it for you. Similarly with the double glazing, all of a sudden we got a plan and the DG was no longer against the ensuite window. On questioning this we were told they could DG that size window for some reason. So they just left it as standard without telling us... We suggested changing the window size to something that would work - amazing, that was possible!! That was definitely a lesson in reading every version of plans and quotes completely and not just looking at the things that should have changed. Anyhow - good luck with the house hunting. I have no idea how man display homes we have done through this year - definitely 100+ - but Carlisle did really stand out for us. From the sound of it, the sales consultants from Carlisle really not keen in helping you to find a solution-which is a pity. But it's good that they can agree on the suggestions that you brought up, at least they're not saying "no" to the ideas! I still reckon the sales guy from Urbanedge in Point Cook is the most knowlegable and helpful one. Thanks for the advise, I'll keep them in mind if we do want to go ahead with Carlisle. With Carlisle, the spa was actually included in their main range of homes (they have since added other ranges which are smaller and don't have). We just spent more to upgrade to air jets which my husband said are essential!! So we will certainly have lots of bubbles... Our sales guy for Carlisle was great. We really just had one person at head office who was useless and took 6 gos and 2 weeks to get the tender doc correct. Basically we would give her 10 things to change and she would send the next version with only 4 done and a cover email implying all was ok now...? Got through that though and don't have to deal with her anymore, and our client liaison exec is pretty good mostly. We still made the December start date, so very happy about that. Now we get to start dealing with the site supervisor, so hopefully he is great. Seems communicative so far. The only thing is, they've increased the base price for extra 3.5K !! I thought the last price I saw online was only updated in Dec!! The host said they included few more extra items, which he couldn't pin-point them out to me. :"D but he did say the timber window frame for the front is not longer available as standard, only the aluminium ones. But now you can pay $2,999 to upgarde stonebench+ carpet and floor tiles, which sounds pretty good to me.

Our construction has started with Carlisle (see blog for updates) and we thought it would be a great idea to make the pantry bigger and swap positions with fridge (thanks for tip above). However our Carlisle liaison person is telling us that no variations are possible after construction has started. I said that the contract allows for variations and imposes a $500 variation fee and we are willing to pay it. Has anyone done variations with Carlisle after construction has commenced? How's your house's progress? We couldn't fit Monaco 32 on our block due to the 3 metre easement at the back. What a pity! Will try to see if Pagoda or Atlantique 32 can just fit in. Otherwise will see if other builders design can fit, if we can't really find any better design than Monaco, we'll change our block of land. By the way, I am building with Dale, not Mal....!! We went out to the block today but not much change in the last week, just a few pegs in the ground and the site cut seems more compacted. Site supervisor is back on Monday and hopefully more next week - the office seemed to think the slab would be next week. A pity the Monaco won't fit, how annoying once you have found a house. We couldn't fit anything within our weird shaped envelope but council were able to approve outside the envelope on one side - otherwise we may have been looking at changing land. Hopefully you can find something to fit, or make small changes to a plan. Good luck! We were having withdrawals from visiting displays, so popped into Caroline Springs today to look at a few. I know you're with Dale. i was saying Hi to Mal the other member who's also building monaco 36. We went for few days intensive display homes visits, and still think Monaco is really the one we want. So, yes, we're going to change the block of land, just 2 mins drive down the road from another estate. $1k up with the price, corner block (yes, again!!) but 100sqM bigger with no easement at the back and normal shape!! yeah!!! we can even fit in Monaco 36!! just have to see how much deposit we'll lose from the current land developer...
