It was a long process for us to get the design the way we wanted it. 11 months actually from first sitting down with the designer at the display village to finally signing the contract - but we wanted to get it right. Colours etc are easy to change after it is built - layout is much harder! So rather than trying to get SH to incorporate it and potentially violate their trade deals, we agreed to leave it out of the contract (SH will provide plumbing and drainage etc to the nominated spot) and we will arrange it ourselves after handover. I don't really understand why gas systems are put outside in Sydney mostly, major loss in efficiency during winter I think. The Blog for my new house build is http://customaussie.blogspot.com.au and my forum thread is at viewtopic.php?t=74944 Re: KDR with Sekisui - Sydney 190Apr 10, 2015 7:14 pm Our rationale for internal HWS was three-pronged: - Heat loss due to external temperature like you mentioned (though to be fair, this would be fairly minor) - Can build a cupboard of sorts around it and use the heat lost from the tank as a drying area (my parents have had this in their home for 30 years and it works wonderfully for drying specific items of clothing overnight). - The length of the hot water pipework to the various taps was reduced (compared to where the HWS was supposed to be located next to A/C and water tank). So we get hot water more quickly and less water wastage etc. We were initially told that putting the HWS internally couldn't be done and we had to work our way up the SH hierarchy to speak to someone who actually knew what they were talking about We thought about putting it in the cupboard on the other side of the wall from where it is now, but ultimately decided we had plenty of garage space (blasphemy, I know - TheBigHouse) and could use all of that particular cupboard for more cupboardy purposes. A column or two and three long beams are steel, otherwise everything else is timber. It looks like metal reinforced which I haven't seen before. Is that standard or an extra that with your engineering background added? Re: KDR with Sekisui - Sydney 198Apr 11, 2015 6:20 pm Ah, I see what you mean - sorry. Firstly - in terms of the construction, I have left it all to the builder to do as they would normally. There is nothing extra added from our end in that regard. Aside from my engineering background being so far in the past and therefore not very current, I have been happy to let the builders do what they do and just keep an eye on things as they happen. Now - to answer your question.... The beams under the first floor are essentially a composite beam with a "frame" (top, bottom and the ends) of timber with metal and timbers braces between the long sections. I'll sort out a close-up photo sometime! Edit: Not sure of the current economics, but I presume the metal bracing inside the timber frame allows for reduced weight for a given strength and therefore could span a longer distance without increasing the overall size of the beam. Possibly when the windows themselves were installed, but probably not until the brickwork commenced and it would be more obvious.
