Browse Forums Building A New House Re: KDR Sekisui House - St George 1501May 27, 2018 9:10 pm Hubby wanted to finish setting up sensor light for the back of the house. So I had suggested to him just placing ceiling light bulbs for this week. We were at Bunnings yesterday morning to buy sensor light and as we haven't count how many light bulbs we needed.... we simply assumed 20 light bulbs were enough to go around. These light bulbs come in a pack of five. I was happy to take home just 4 packs. Hubby assigned me to go around and place bulbs. Very soon I found that I'm short by 10 cm after climbing on two steps ladder. its not nice to have very high ceiling to change light ! Also we didn't have enough light bulbs.... 4 packs just cover upstairs. We ended up buying extra 3 more packs. Now we have all light bulbs inside and one job out of the way. Even with out proper light fitting the ground floor hall way looks very nice. sorry forgot to take photo. So if your house come with out light bulbs... count how many you will need. Our SS went and put light bulbs in all the inside lights which was really useful to be able to check that they all worked, we also have bulbs in all the Downlights but I think that’s normal. We have spent the weekend packing and giving away furniture we don’t want to take with us we still have a few bits of children’s furniture but our youngest is 15 now so time to give those up! Our SS went and put light bulbs in all the inside lights which was really useful to be able to check that they all worked, we also have bulbs in all the Downlights but I think that’s normal. We have spent the weekend packing and giving away furniture we don’t want to take with us we still have a few bits of children’s furniture but our youngest is 15 now so time to give those up! I have sample of two tiles for alfresco. I'm going take these to my flooring shop tomorrow to check if its goes together with the laminate tile I have selected, just two different shade of grey. Also waiting for one more quote on tiling for alfresco and will be ready to go ahead by this Wednesday. Hubby wanted to have flooring finish before handover.... I'm putting a stop on it as I don't want any trades walking all over with their dirty shoes. Even now when we are there just to install lights a lot of mud get on the floor. That's after scraping off my shoe. After driveway excavation we have one big pile of soil in front of study room at the front. We wheelbarrow to the back to fill up the slope. I wants to clear this pile of soil by next weekend to have top soil for lawn for the week after next weekend. And I have also levelled the ground an area behind outdoor living and I have moved pot plants back there freeing alfresco area for tiling. Tuesday morning I'm going to nail in roots barrier inside the wall of big planter box, as well as spread blue stone rocks next to rain water pit area to suppress weeds growing. Very busy week ahead for me. Build Thread : viewtopic.php?=31&t=81624 Landscape Thread : viewtopic.php?f=19&t=86133 Re: KDR Sekisui House - St George 1504May 28, 2018 7:50 pm We got an email from builder today for Liquidated Damages. - Stating that the build start date at 7/12/2016. - Build Period as per contract 200 business days plus 5 weeks Christmas shutdown. - Delay day claimed - 45 raindays - Approx. date of Practical completion date 30/01/2018 - Actual date of Practical completion date 7/05/2018 As per their calculations Liquidated damages payment will be 65 days. this will be refund to us after our final payment on handover day. So everything is coming into place now. Once they sort out required Certificates for interim Occupation Cert we will be getting hand over date. I'm speeding ahead with what ever I can do ... there are so much to do in the backyard. Just trying to organising trades for tiling for alfresco take times. BUT already started screed for tiling today Alfresco tiles will be deliver on Friday. will give enough time for screed to settle by then. One of my neighbour is moving home today and we wanted to know the price of moving cost and also asked delivery guys if they are interested in moving dirt from the front to the back. They said Yes! Those removalists turn up at 6 pm to move left over excavated soil from driveway to the back of the house. Now we have less slope at the back. 4. I have finished nailing roots barrier on the side of planter box. 5. Screed for tiling finished. 6. Selected tiles for alfresco today. 7. Bought another wheelbarrow from Bunnings. So good to hear you have been able to get so much work done. We are still getting quotes for landscaping jobs I don’t think we will be getting any of it done until we are in and settled unfortunately but won’t leave it too long only a month or two. Yes we are very grateful that our SS has allowed us to go ahead with landscaping. We wanted to refinance with different bank, as we are KDR one of the requirement for refinance is Occupancy Certificate. To get OC we must finish landscaping. That why we are trying very hard to get as much as we can to complete. Its not smooth sailing trying to find trades and juggling to their working time as well as our time. yesterday was one great day that everything fell into the right timing. I never go to site empty hand... got to make every trip count. And one guy was already there sealing gaps between tiles joint for outdoor living bathroom. Tiles for alfresco were delivered just before SS arrived. Many little things were fixed. Now don't have to worried about stepping into small hole with high heel in the hallway near master bedroom. Rubbish removed from garage. Those removalists were able to work for another 2 hours this afternoon. so I had to order 4m3 of garden soil and delivered with in 20 mins to site. took them remove 2 hrs to move 4m3 of garden mix. jut enough for two planter boxes. SS also drop a hint that may be handover next week. He didn't say the date. He got to give us time to sort out final payment with the bank. Yes I was very happy with big nursery. You must know what type of plants you wants first. Otherwise you will be lost in the big nursery. I had my Landscaping plan and list of plants with me. I show them what I needed for my landscape. Then we got onto buggy with their staff and took us to different areas of plants on my list are located. There is a tray at the back of buggy we got out and select pots that we like and paid at the office. They also deliver but we only had 35 small pots.... just managed to fit into my car Definitely not a place to wear good shoes. very muddy. If you don't know what plants you want best to check out at Flower Power first, record the name of plants and price you like. You do needs to consider micro climate around your house. There may be places that don't get enough sun light. In these area you will need to have plants that required shade tolerant. As you have a corner house you may wants to have tall hedge along the fence to screen out nosy people. He he ...Yes it was one of those day... hubby was working hard on sensor light and he was feeling very proud as he managed to set up two sensor lights at the front. And this one nearly finishing and I went around to check his work than I notice the fan on top of air con. Oops Haha I had to think for few second if I should say the sensor is directly above aircon or let him find out by himself. So I just hold the ladder he was standing on and 3min later .. I questioned him "What will happen if the sensor light is above the air con's fan" all I can hear was ahhh S***and S*** and I could not stop laughing.
