After this whole process we got the quote back from the builder and it is way more than we had budgeted for (and can afford). We thought we would take our plan to another builder to get a comparative quote, and just got it back this evening. They are a bit lower spec with some of their inclusions, but if I'm very conservative I'd still say they are at least $100k (30%) cheaper!!! Whilst I know the product won't be to quite the same standard and will require more effort from us during the build, this is now an affordable project again. What a relief. Before we just go ahead though, I'd love some feedback on good project builders in Adelaide. Im happy to take the build to a few companies to quote on - only makes sense to me to have all the information possible with such a big investment. We're basically building to what a project builder would have in their top-line spec, so any suggestions of people to talk to in that range would be appreciated (or those to avoid). Thanks all! I have been happy with Adel Des1gner Homes, upfront with costs, good communication during the admin stages, base inclusions are pretty good. They have double glazed windows as standard and use Alby Turner for the joinery. 90mm steel frames. Now that we are dealing with builders who are comfortable with this sort of construction it's something I'd like to have back in the plans. That skillion roof will not only let in beautiful natural light, but the highlight windows and raked ceiling become a feature in themselves. You will love it! The horrendously high costings came back from our first choice builder (it was fully specced so we'll wear some of the blame in that, but it was still very high). So we had a look at a few other builders, tweaked our inclusions etc, and have finally signed with a builder (Adelaide Designer Homes) as of this afternoon. They were not the cheapest of the bunch, but their price was competitive and I can't fault their level of service to this point. Unfortunately I won't be getting my fancy alfresco or skillion roof, I've finished grieving over those now , but we're happy with what we have... so now the real fun begins! I'll post up the final floorplan soon (it's going through one last iteration). Not sure if there will be one final round of checking or if they are going to go straight to working drawings for council (which will obviously take a little longer to prepare). The plans are pretty much the same as I posted earlier, just with a couple of small amendments. Then it'll be off to selections etc, we want to push through the front end as quickly as possible to get building started before mid-year. Here's hoping council gives us a fairly smooth ride... yeah right. We'd love to be in before Christmas - which is probably wishful thinking! We had some personal dramas, I came to within an inch of redundancy at work (and just two working days after signing with our builder - talk about great timing!) We've also just sold our current house, so it's off to live with the MIL for the next however long while the new home is being built. We sold much quicker than expected actually, it only took one open and we had a good offer (unconditional too!) So we're outta there at the end of May. Must look at positive side... more chance to save... think positive... think positive... I will post up the final plans as promised, but I just realised they are only in pdf and I cant access any file sharing sites from work that will let me post pdfs... so I'll have to do that tonight. Now I'm off to book in our selection appointments and pray we get a smooth run with council over the next few weeks!
