I have done my quote with them using Vertical Blinds for the whole house and got the quote of : Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ then I decided to make some changes as I think the Vertical Blinds is way too old style. I get them all done by Roller Blinds, and the master bed with Plantation Shutters. At the first quote, the price for laundry is cheaper compared to the bedrooms because the mirror there is smaller . However, in the second quote the price is the same as all the bedrooms. I have noticed that, all the quote from the second one is a lot higher than the first quote I did 3 months ago. Are they really measure about the size of our windows before giving quote to us ? Who should I ask for the size of the window ? as they only give me the code No of the windows without the actual sizes. I want to find out how much would it be cheaper If I do a plantation Shutters after handover. Is there anybody got the quote for Plantation Shutters ? I want to find out how much would it be cheaper If I do a plantation Shutters after handover. Is there anybody got the quote for Plantation Shutters ? Hi Steve, I believe that the reason for roller blinds being more expensive is due to the fact of wasted fabric...The fabric will most likely come in different widths and you have to pay for the full width of the fabric. (Pretty much same logic as with carpets) Vertical blinds will not have that problem as you they would just add enough panels required for the window. With regards to sizes...I believe I worked out the logic of the sizing (more or less)...Your windows will have a code on your plans (eg. AFW0615) Letters indicate the type of window (AFW = fixed window, ASW = sliding window)... 06 = height. Multiply by 10, so 60cm. 15 would represent the width, so 150cm... Not sure whether someone can confirm my logic above, but seems to be right for our build. We decided to stay with Abbey (although some checks of prices online) as that way the blinds can get installed before handover. We went for the roller blinds, except for the sliding doors where we have verticals. Don't want to have to pull up the full roller blind to be able to get outside . Re: Who else is building with Eden Brae? 13144Nov 11, 2015 9:26 am Steven_La thanks for that BelgianBuilder . I might have Vertical blinds for the dining and games room as they are too big. seem you dont do any Plantation Shutters, do you ? That is correct... Re: Who else is building with Eden Brae? 13145Nov 11, 2015 3:21 pm Hi everyone, Brand new to this forum. We have recently purchased a block of land in Jordan Springs, due to be registered June 2016. We are quite certain that we are going to go with the London 22 by Eden Brae, after looking at many display homes. Reading all these posts makes me feel very overwhelmed! Has anyone else built a London? Re: Who else is building with Eden Brae? 13146Nov 11, 2015 5:59 pm thedot89 Hi everyone, Brand new to this forum. We have recently purchased a block of land in Jordan Springs, due to be registered June 2016. We are quite certain that we are going to go with the London 22 by Eden Brae, after looking at many display homes. Reading all these posts makes me feel very overwhelmed! Has anyone else built a London? Hi there thedot89, congrats on landing your JS block The London looks like a very nice practical design & you've done heaps of research which can never be a bad thing imho. Try not to feel too overwhelmed by all the info here on the forum...there's heaps of really valuable contributions in posts from lots of different stages of the build process; my recommendation is to view the information you see here in the context of the stage of the build, so you can effectively 'file' the useful advice/info for use/reference when you are about to reach that relevant stage. For eg: a post (or series of posts) discusses the deposit/tender process/floor plan changes, then keep it at easy reach for referring to in the near future, however if another post is discussing the PCI/handover process, keep that at the end of your file of information, so you can view it towards the completion of construction. And so on for all the stages in between. Eden Brae will give you a rough idea of the overall process, & what you need to *do* at each stage, but much of what you need to *know* at each of these stages can be found on this thread. An in-thread search may help using keyword searches. Finally, there are really great people on this thread, so if you have a tough question, I'm sure there will be someone willing to help All the best with your build journey Re: Who else is building with Eden Brae? 13147Nov 12, 2015 12:09 pm homeofjns I guess the other side of it is that you can't just sneak in and check the progress of your build whenever you are nearby without checking with your SS first as you would be on camera Yeah. 3 months in, and I'm almost to lockup (with some internal work already done) and I'm yet to set foot inside. I've been there regularly but have to be satisfied with looking through the fence. That darn camera would have been nice! Re: Who else is building with Eden Brae? 13149Nov 12, 2015 1:22 pm Did anybody requested revised plan after some of their PCV's? I have got 2 PCV's so far and my colors selection is in 2 weeks but I wish to get EB to raise revised plan but being told they will charge me $250 admin fee unless the revision of plan is ordered as part of the contract or final DA / CDC approval. Seeing the Changes on the actual plan makes it easy to understand and Analyse. ----------------- Eden Brae Cremorne Blog : http://newhouse.gores.com.au Re: Who else is building with Eden Brae? 13150Nov 12, 2015 1:27 pm Yes that $250 fee sounds about right. The larger the change, the larger the fee (because they don't do this themselves - the plans are being done by a 3rd party). Did you talk to your SS about this? Was this because they would allow visit only when workers are on site? Was this because they would allow visit only when workers are on site? EB's standard policy (and I presume all builders) is that it's a construction site, so no unauthorised entry. Anyone without the appropriate trade certifications can only be on site while escorted by the SS. I could arrange a site visit but then I'd have to take time off work. And yes I could just let myself in on the weekend but I always do as I'm told.. Adam Re: Who else is building with Eden Brae? 13154Nov 16, 2015 5:19 pm Hi all, I'm still tossing over ducted air conditioning is it better than getting 2/3 reverse cycle units? If yes what brand, why and how much. I know it's better to get it install during build but more expensive. Has anyone had one installed at faction of the cost? Re: Who else is building with Eden Brae? 13155Nov 16, 2015 9:51 pm swiftsport Hi all, I'm still tossing over ducted air conditioning is it better than getting 2/3 reverse cycle units? If yes what brand, why and how much. I know it's better to get it install during build but more expensive. Has anyone had one installed at faction of the cost? Hi swiftsport, I have ducted in the place at Willowdale & reverse cycle in another, & I prefer ducted as my a/c of choice, because it is quieter, gives less fluctuations in temperature while it is cycling, & the air flow is dissipated around the room much more efficiently/better. IMHO a high quality ducted system is cheaper to run than splits/reverse cycle units. I have Daikin splits, & Actron ESP ducted. Both are awesome, & I have no complaints about either (I just prefer the ESP ducted). Both are quiet overall. The ducted cost me above the package allowance, but I can't remember how much the allowance was (sorry - not near my files). The Daikin was in the other place when I bought it (was fully renovated shortly prior to purchase). Re: Who else is building with Eden Brae? 13156Nov 17, 2015 11:01 pm Hi All, I am building Livingstone 22 had my kitchen appointment, they have quoted me $3418 for standard glass splashback. Does that sound right? The credit for tiles was $70 LOL Re: Who else is building with Eden Brae? 13157Nov 17, 2015 11:22 pm Desibloke Hi All, I am building Livingstone 22 had my kitchen appointment, they have quoted me $3418 for standard glass splashback. Does that sound right? The credit for tiles was $70 LOL Lol $70. Splash back off my option list now lol. Heard you can get them from Bunnings or IKEA for a few hundred but have to do it yourself. Does that sound right? The credit for tiles was $70 LOL How big is your kitchen? Any cut outs with the splash back? (For example, around the range hood?). Just to give you an idea, I decided to get my glass splashback done after handover, and I had mine done for $1200. Depending how big your splashback is and how many cut outs, you could be looking at anywhere between $1000-2000 after handover. I had mine installed 1 hour after I was handed the keys too, so no inconvenience caused. I would definitely suggest considering getting it done after. You can always send your kitchen plans to some places to get some quotes. $395 Fixed Priced Landscape Plans for DA M: 0435 127 244 | W: bluegumdesign.com.au | E: info@bluegumdesign.com.au Residential | Commercial | Industrial Re: Who else is building with Eden Brae? 13159Nov 18, 2015 12:46 pm Steven_La has anyone got the quote for the sound proof ? and should we have it ? Eden brae was running a promotion for acoustic insulation, we managed to get all rooms insulated for 1.5k. However between floors were not part of the promotion, we had been quoted for 4k Eden Brae Marina 42 11/5/15.
