Browse Forums Building A New House Re: Jordan Springs [NEW] 121Sep 28, 2014 9:34 am I have the tiles I want in mind, and I've seen the tiles I went used in their display homes so I'm hoping we will be ok! The tile place for elderton is Tile Direct in Seven Hills, but they are only by appointment, it seems a little silly to make an appointment just so I can have a peek. If it was an open showroom Id be doing the same as you. Elderton have been pretty good with timeframes so far, they have always come through with a few days to spare! But we are about to reject our DA drawings for a few reasons so that will be another 2-4 weeks. Why would you be subject to a price increase? When did you sign off on your tender? Re: Jordan Springs [NEW] 122Sep 28, 2014 9:37 am We have a tender/contract expiry date. In the contract if we don't start construction by the end of jan, they can either renegotiate the contract, or increase the tender price, to what ever the price of the house is, at the 1st feb. Re: Jordan Springs [NEW] 123Sep 28, 2014 10:29 am Ah ok sorry I forgot about that. Our builder has a 120 day expiry but they had a large price increase in January and expect another one by the end of this year so we price locked the tender for 12 months, knowing our land isn't registered until December at best, it seemed like a wise choice. It's paid for itself though with all the end of financial year promos they were having at the time. Re: Jordan Springs [NEW] 124Oct 01, 2014 11:58 am @Emma1906 I asked our builder about the landscape plan (specifically using a different type of turf) and she didn't think there would be a problem as long as the new turf didn't need a lot of water or was a fire risk. That's just our builders opinion of course. If you do vary from the plan I would make sure you use natives that don't require a lot of water. That appears to be the main thing Lend Lease is looking at (Along with the design which is pretty standard) Re: Jordan Springs [NEW] 125Oct 01, 2014 12:05 pm @Extreme How long before registration did they lay the bitumen? They haven't laid ours yet but It is something I have been keeping an eye out for Re: Jordan Springs [NEW] 127Oct 01, 2014 12:32 pm That's a lot longer than I would have thought. My builder tried to tell me lend lease have been pretty good keeping to their expected registration times. From what you have said extreme I may be in for a wait. Re: Jordan Springs [NEW] 129Oct 01, 2014 2:01 pm I will hope for the best (pre Christmas registration) but expect a registration sometime in the new year (and the building price increase that will likely follow due to the expiration of my tender) Re: Jordan Springs [NEW] 131Oct 01, 2014 5:32 pm Hey JSNovice! We got a copy of the landscaping requirements off our builder as one wasn't supplied by lend lease nor could I locate it online. It states you have to have a tree in the front and back yard which at mature age is 4m tall or larger, one of the trees has to native. And that your plants have to be 50% native OR waterwise. I spoke with Rebecca at lend lease who advised me to speak with dave or Beth at flower power orchard hills and they will be able to show me what's expected, I popped in yesterday and sorted it all out and have made my own landscape plan which I'll hand to my builder and have them draw it up with the changes and submit it that way. But of a screw around, if Lend Lease just let me supply the design it would be better, I think it's a bit of BS to be honest. But these are the hoops they make you jump through I guess! What's wrong with the turf situation? I didn't see anything about that in the guideline? Flower power have recommended Kakadu. Re: Jordan Springs [NEW] 132Oct 02, 2014 8:18 am Hey Emma It wasn't a big deal with the Turf. The plan had Kikuya and a few people had recommended we get buffalo. The builder didn't think this would be a problem. It would only have been a problem if we wanted some sort of exotic English turf that either used a lot of water or was a fire risk. The landscape plan thing is a bit over the top in my opinion. I think they should just have some general guidelines which you need to follow rather than making everyone jump through hoops. Re: Jordan Springs [NEW] 133Oct 02, 2014 8:23 am We are still waiting to hear about our colour consultations, but hoping to hear from the builder today to book them in. But we've done a lot of homework into what we want, so that should make it a little easier for us. You should be able to submit your own landscape plan to lendlease and cdc. I've heard of it being done before. Just stick to the basics, keep it simple, then after you move in and get your deposit back, make changes to it. Jordan Springs [NEW] 134Oct 02, 2014 10:07 am Hey JSNovice, good choice with upgrading to a buffalo, kikuyu is crap! Lol
I agreed wholeheartedly with you, they're pretty controlling. Extreme - I spoke with Rebecca about submitting my own without it stamped by and architect, horticulturist or licence landscaper and she said she would reject it. One would hope she does this across the board as I've already paid for mine, so why shouldn't others do the same. We opted to do minimal landscaping and as you said, wait until we have our money back. Good luck with colour consults, we thought we had a good idea and laughed at it taking 3 hours to do, but you have a million decisions to make. We struggled with exterior paints and vanity selection, we'd based our decisions on products our builder couldn't source so we have had to find the closets match, which worries me.
