Tell me about it. Prices have gone up 5 times out of 6 months already since May, anywhere from $1000 - $2000 every time. I would assume the same will apply with the next rise. Further information, the Aston 26 is no longer available as well as the Bradford 18. On top of all that, the promo for free tiles and cat 1 carpet (T-Range) & cat 2 (Affinity) is discontinued as of the 1st Nov too.

Not building as of yet, starting my research process which may take a while. I'm just aware of Carlisle changes that occur.

Hi Toen,

I am not sure what you're referring to. Is it the pre-approval notice builders are supposed to receive from the bank so that they're aware of your finances and are able to make regular contact with your bank?

Mogwai - I can only provide part of the answer. We were lucky enough to have 40mm CS in our promotion (a year ago). To upgrade to Cat 2 for that was around $450.

So take that, plus increase price in last year.... plus upgrade from 20 to 40mm... plus waterfall. It could add up! :shock:

Oh and obviously depends on the total area as well.

Just a quick question regarding a note that Carlisle Homes (CH) put in the contract before they would be able to start such as bank statement (apart from what the letter from the bank about the borrowing capacity). The bank statement here is a copy of the monthly bank statement?? Perhaps anyone can help?

What do you mean Toen? A bank statement is required upon contract signing, to show proof you have the ability to pay for the house.

I think theres a larger version of it though. Caroline Springs display centre closed recently..so they probably decided not to have the Aston anymore...

Change of username because the original S&P account was hacked and didnt let me log in, hence this MkII account. The only thing Im ** about is I lose the 700 posts from that account..but Im getting there, just madet his account and already up to 300!! :z:

No a bank statement is already requested as a confirmation in writing from the bank.
The exact quote from them:
"current statement of account for your contribution to the construction price - statement to be date after your Land settles"

Another question is about the developer approval: do we have to do it by ourselves?

Don't think the Bradford 18 was a particularly big seller same issue with the Aston 26 I think, none the less the Bradford was still a surprise, since the Oxford 19 is still there ::surprise::

Caroline Springs closed recently on the 7th of October. Williams Landing should be opening very soon apparently possibly in the next week or two which will be good, fairly interested in how the Montana 29 will turn out!

Nope, the builder will send all master plans and drawings to the developer to be approved, so one less worry to think about. I'm still unsure about your other question though

To me this "current statement of account for your contribution to the construction price - statement to be date after your Land settles" is in reference to what a bank would say in order to achieve the minimum 10% deposit made up of your own earnings in order to be eligible for a loan.

Yesterday, we saw that they're installing the roof tiles... can't wait to see...

Yea I know, it's been SO long that even I've lost interest in my build. It's been about 19 months since I first bought the block of land until today!! I havent been on this forum for AGES and there are alot of new people, which is good to see.

hrmz, I'm not sure whether I'll do a blog/thread yet on my build. Knowing me, I would probably slack off and forget to update it. But I feel bad if I dont do one, especially when no one has done a thread on the CH Pagoda yet on this forum. Apart from Houseonhighgrove but she didnt maintain the blog/thread for very long :lol:

. I would do a thread just so future pagoda builders can have a look at my build. There seems to be a few Pagodas getting build now, which is great news. I was starting to think i was the only one that feel in love with the designs.

Good luck to everyone. We've had a pretty sweet run with CH!! Our CLE has been a dream, and she's done so much, even without me asking!!

Anyone who gets her will be very lucky!!

Mr G and myself are building the Thornleigh 41. We live in Western Melbourne area and are interested to see if there are any other Thornleigh's out there.
Our only real problem to date has been the difficulty in having a double shower in the ensuite. So far we are awaiting drawings with a modified plan (if they can do it).
Our block settles in December, and we've been told our site start will be March at the latest because our land is already titled - we've jumped a queue

The quicker the better - we may even be in by Christmas next year!

Good luck with your build. The thornleigh is a nice design, it's part of the T range right? Hopefully you are able to get your double shower. And make sure that you get everything in writing. I remember asking for a few stuff and they were like 'yea yea thats fine'. Come contract/tender time and apparently the draftmen's said 'no it cant be done'. But luckily i had it in writing and pushed for it!! :z:

Why are they waiting 3 months from when your land settles to start building?

The Pagoda is a magnificent house..if we didnt build the Atlantique, this would have been second choice. But my cousin built the MkI version..and we were a bit hesitant to build a modified version of the same house..but much prefer the new version than old.

Your CLE is B****da right? We had her from site start to end.. and agree, she is fantastic! Considering she wasnt with us for the major parts like contract and colours, she picked our file up and did her job well. Only criticism was that she didnt know a few components of the construction, but Im sure she has learnt a lot since. But then again, the construction side of stuff should be dealt with the CS. :wink:

I agree the Bradford 18 and Aston 26 probably werent selling.. But theyre probably still building the Bradford 21/22..

Im also interested in seeing the Montana.. its a miniature Atlantique 32 (which is a miniature of the Atlantique 36)..

Just received the call from our CLE (Emma) and we have colour browse, selection and tender appointments already.. we'll just for the letter to have it all finalised..

anyone got any tips before we go there? we're planning to go to the different sales centres of their suppliers just to get a headstart but we can only do it on the weekend.. what's the most important and most difficult item to decide on?

Definitely go have a look around at as many suppliers you can.

Also when you browse at Spectra, youll gain a good idea of what you want.

Most difficult for us were facade colours and floor/wall tiles.

Carlisle have a backlog of people waiting to build their homes - they only do a certain number per year to ensure quality control, so when they are busy, they have to book them in months in advance.
We were told on the weekend that if our block wasn't already titled, it would be started in June/July at this stage, so we're thankful that we have a titled block. (it's in an older estate - is huge though - 20m x 51!)
So that's all. We also have to get all the color selections started, we haven't done any of that yet!

Thanks for the advice re the shower, if they can't do it, we won't do the house. We had looked at the Metro (also in the Affinity range) and were happy to build that but it would just be too extravagant - I have three children to another relationship, and the youngest is 6 - so yes, we'd be able to grow in the house, but they don't all need their own ensuite! And cleaning it, well that would be a different issue again! The Thornleigh's design has a void behind the single shower, which is needed for the heating/cooling (we're going with refrig. so also have 3 phase power) which is why they are having to reposition it. I'm happy to get rid of the spa but hubby is not. We'll get there in the end I spose.

That's why we've picked the Thornleigh - it is allowing for the boys to have their own private space, and it will be a good house for my family to grow in. Hubby's even putting in a butler's pantry for me

We're quite happy with the displays, they really are easy to identify what you get as standard and what you don't get. We had our walk through with Deb at the Cranbourne display on Saturday (which now you will know we're literally at the beginning stage of our plans)

Hopefully they can get it right for us too.

There is an option for the Metro 51 to have a common bathroom upstairs therefore deleting the ensuites in each bedroom.

The Thornleigh is an impressive house, different to the other doubles with the master being downstairs, but that then allows for a massive entertainment area upstairs which is always a good compromise.
