I'm exhausted, almost feel like I did after prestart, too much going on in my brain right now. The good news, inspector found no major structural issues so that's good. It could be inhabitable Mostly though it was fairly disappointing. So many things that have already been mentioned to the builder weeks ago, things that the Area Manager and SS most certainly should've picked up by now that haven't been touched. Almost nothing has been done or changed in the past couple weeks and all I can think of is the wasted rent money and mortgage payment while they've been twiddling their thumbs. The AC panel and sensors still haven't been installed despite the AC system going in over a month ago. The towel rail that was mistakenly installed in the tiled wall was removed, but not retiled so the little thingies (no idea what they're called) that got drilled into the tiles are still there. In fact it turns out the tiling on that whole feature wall has been messed up and is uneven and the mitred edges stink and the grout is cracking and whole thing probably has to be re-done. The exterior light fittings that we were told would be replaced last week still haven't been. I could go on and on. Seems not a single trade did a really stellar job. Lots of tiling issues, some plumbing issues, some electrical issues (dimmer switches installed and not working correctly, been that way for a month), some carpentry issues, etc etc. If the builder's excuse for why it's all taken so long hadn't constantly been "we don't want to jeopardize quality workmanship for speed" I might not be as annoyed as I am right now. Anyway, we got our final invoice today so apparently we have to pay within 10 working days, whether stuff is fixed or not since I'm not sure we could argue it's not livable and not sure I really want to drag this out any longer. We'll get our full list from the inspector hopefully tomorrow and then we can add stuff and then it goes to the builder and then they'll have to tell us what they'll fix and when. I'm a bit deflated about the inspection, but overall the house really is beautiful and we love it and it's going to magnificent when it is finally all done Re: Redink SOR First time builders-Almost done, I think 1084Apr 29, 2015 12:42 am Congratulations ardie on making it through! I can feel your disappointment, it's a shame they didn't do a better job in the first place. I hope it all gets fixed up without too much inconvenience. But it sounds like you're mostly happy with it otherwise, which is great! You can definitely pop open the champagne I think! Probley things that I should of picked up on mine . Keep at redink . They just won't people to give in . You have to be strong . And tell them who's boss . I really should picked up a lot more at PCI or maybe it shouldn't been up to my ss and so called area manager who apparently looks over the house . Don't let it stress you out to much .i know easier said than done . Redink pretty good at stressing people out but also pretty good at making you happy .might go on a rollacoaster ride first but you will hopefully be happy with the finish product when the ride stops Keep us posted . No one seems to go through PCI without some stuff hanging over. Just seems like a real cheek when they ask for their final payment doesn't it. But next, the excitement of finally getting your keys!!! I am not sure I understand, is final payment not when you're happy with the property? And at key handover? Surely you'll not pay them until you take possession? I have so much to learn. Just sent off some emails to get quotes for inspections too. I really hope they will fix the issues they're meant to. If they've not done anything then I do not understand why they've made you wait this long. I'll keep everything crossed for a good outcome x Re: Redink SOR First time builders-Almost done, I think 1088Apr 29, 2015 9:58 am Mal, my understanding is that keys are handed over and final payment required when the house is "liveable" ie essential services are in working order: gas, elec, water and shelter (they couldn't do it if you had no outer doors for instance)... So they get their money when they still have things to do and we are inconvenienced waiting for stuff to be completed/fixed but that's the way the cookie crumbles. Wonder if it happens with luxury homes?? Re: Redink SOR First time builders-Almost done, I think 1089Apr 29, 2015 2:23 pm Yep trees, that is my understanding too. We read through the contract with a fine tooth comb yesterday in regards to the whole practical completion/payment thing. However it doesn't seem that they are following the 'typical' chain of events with us and so now we're confused and trying to get clarification because we don't want to unlawfully hold up payment nor breach the contract in any possible way. They told us that our private inspection was in lieu of the pre handover inspection with them, but that's not what the contract states should happen. We received a final invoice with a Practical Completion date on it (yesterday) but our CLO says that's not really the PC date and not to worry about the whole payment due in 10 days thing. Apparently once there is an agreed upon list of repairs, they will estimate a timeline when it can all (or I assume mostly all) be completed and then we'll have a final walk through with our SS. If we're happy we can sign off, hand over a cheque and get keys. Anyone's guess right now when that will be. I've got a painter, a tiler and the bamboo installer all in a holding pattern waiting for the go ahead On another note, sorry to be a downer about the PCI (if that's what it was ) I guess when the whole goal of the exercise is to try and spot any defects it put me in a negative head space from the start and seeing that so many little things hadn't been fixed or completed and they've been making us wait so they could "get it all finished up" just added to the mood. I'm starting to think that they just don't like us and our file has been flagged or something and they're dragging out every single step. The only thing you can take from it is that at least you have identified the issues now. I've seen from others on here how difficult it can be to get them back when you find things after you've got keys. Take the pain now and hopefully when you move in it will be a smoother ride! Would have been a lot better if had done a proper job with items you mentioned. I am not at slab yet, and if I have learned anythings its that it really pays to have a good go at them from time to time. To most builders we are just a job number and they don't seem to understant that they are not only building a house, but a home. With how relaxed they are about the whole thing, you would think they are paying you not the other way around! Have a good go on them, tell them it is simply not acceptable. You cannot move in, it is costing you more rent money as well as time, why should they get their money for a house that is not finished to a satisfactory standard. Re: Redink SOR First time builders-Almost done, I think 1096May 01, 2015 1:26 pm Congrats!!! so happy you have finally made it to the almost end of the build don't stress about the payment too much, redink were really good with fixing things that were noted at pci after handover. We didn't want to wait any longer for keys so paid up and just dealt with tradies coming in for the first few weeks but we have lots of days off work during the week so was easy to deal with. You will notice so many more little things that need fixing once you move in and the sooner you start a list the better! We forgot a lot of ours by the time maintenance came up lol good luck with the landscaping and the next lot of trades I think I remember reading that you were off on holidays shortly enjoy yourself! Yeah our inspector told us to hang a notepad on the fridge right when we move in and keep a list of everything glad to hear the after handover service is good. We've got a house sitter but an alarm is on the list; ) Not sure I've posted the "full frontal" with garage door down yet, so here it is. We noticed the Redink sign is gone. They finally got the right exterior lights on today too. Apparently site clean due to happen early next week and they're working on our list. Happy Friday everyone!
