I bought 'Home Designer Architectural' by 'Chief Architect' a couple of years ago to draw up the plan for our first build ... that builder went bust on us just after we signed contract. I just upgraded the program and started drawing up this new house ... but I've lost my mojo with it. Unfortunately, the windows are incorrect. It was a bit of a challenge since we wanted Awning windows and not sliding so the opening side had to be checked and rechecked. One thing I didn't know was that when you tell them which side you refer to it from viewing on the outside and not inside of the room. I thought we had it all clarified since the plans and elevations didn't match, even though I mentioned it numerous times. I think the architects/draftsman have far too many jobs, also the plans and elevations are not linked in anyway. So no real drama as I'm going to meet with the SS and try and sort that out. (Why wouldn't that be a drama .. well to think I had nice neighbours ... the neighbour with my side boundary wall issue are being absolute pains and now don't want to give up what's not their and have the wall knocked out so bricks can start, I'm going through legal which means I have a lot of work chasing trades and surveyors to get the information back to me so that I can serve them with a notice. Not very happy about that but this neighbour I know at some point will want to do a KDR and all I can say is an eye for an eye) Other than that on happier note, I've read many having an expectation of when things get completed and complaining when it doesn't. When I look at timelines from prior builds I think frames were completed very quickly for me with weather permitting. I think it is important to understand the number of jobs in a particular area the builders are covering. It is always nice if the job gets done quicker than you anticipate, however if you're after quality you can't expect it to be quick. I would certainly be making big noises if it was slow and the workmanship is no good though!.. .. I think we all have to be content with the fact that we don't have to project manage all the different trades and when each job needs to commence and complete before another. Then the fact you have to pay them for their work and juggling finances etc. The builder is handling all of that which if it becomes difficult eats up in to the margins we all talk about That's enough off my rambling lol Holiday .. was pretty cool ... Disneyland HK visit once never to go back again, Universal Studios far to many people nowadays and queue times could be close to an hour for a ride. Legoland visit once repeats not required, kids below 10 will find it fun but that's about it. Not really a relaxing holiday for me as I knew in the back of my mind I was coming back to deal with the boundary wall issue. Bummer about the windows and the other issues but yay for frames! Don't worry about your mood, as pics of your completed frames will pick you up for sure! C'mon and post them. It will make you feel better. Lots of people will jump on it and tell you how wonderful it is and it all does help!! That really sucks about the boundary. Neighbours are so important! There is definitely psychology around the whole taking away something from someone (even if it wasn't theirs in the first place). I was talking to our SS today and he's looking after 15 jobs all over the place from sutherland shire through to northern beaches and out west! Must be so hard. He was only on our site for about an hour before he was off. Imagine having to look after 15 sites! Eek 2 visits per site per week would be 30 visits. That's 6 visits per day. That's way too much! Glad you kinda had a good holiday. Next time go to the US themeparks! I can't imagine going to Asian ones... I know how some asians can be (I can say that being Asian myself, can't I?) I won't say too much about it just in case i get jinxed lol. We had thought about what type of skyline we'll achieve and for the front bedrooms you should see Chatswood, as for the rear not exactly sure what I'll see. I don't think it is high enough to see much as diagonally behind is a 2 storey ... but that's the direction of the city scape so I'll know once I get to walk in. However, the void is there so maybe bed 3 and 4 will see something. boundary wall issue aside .. I'm looking forward to the alfresco and the cornerless stackers ... if you noticed all my posted pics it is always taken from the rear of the house (or in photobucket). In summer you get to see parts of the sun setting while sitting in the alfresco but not too much luckily with the trees and my own tree that will be there but still allow enough light ... winter .. well winter will be heat strips similar to Forg and the fan running in the opposite direction to enjoy the cold winter while being kept warm ... I take shabby photos plumbing rough in was completed yesterday so I have a better idea of where everything is. In the event something goes wrong with all the hosing I can figure out the issue. Gas box frame has been fitted and so at least I know where my gas hot water system will be located. I also know where my meter will be and its really not where I was hoping it will be will have to work out how to put a gate for side access when the rain water tanks and gas meter is in Anyhoo did I say I love my alfresco? garage, you can just see the hebel equivalent floors sandwiched there ... hopefully, they are done correctly. Do you know what is the spacing of your floor joist? Did the engineers needed to space in more joist? You're right though, it's going to be great opening onto the yard the way it does. They temporarily supported the beam over our garage door the same way; when I first drove past had a bit of a panic attack, didn't realise the vertical beams were just temporary & was wondering how we'd screwed-up the plans to have such a narrow garage-door opening ...
