Congrats on your loan registration Yeah, it was delayed a fair bit. We were originally advised land would register in June. TBH, I'll be surprised if the next release registers this side of Christmas. On the top of our pricing detail is states "Anticipated Registration December 2014" they told us they expect it to be finished in November and then the few weeks with council to get it registered. Extremes release was delayed by 3 months. The price listing on his release states "Unregistered Land - We anticipate registration of the Land to occur June 2014 - Once Registration occurs you have 14 days to settle on the Lot. If you are interested please ensure your email address is current with us." I am unsure if any other releases prior to his in North Ridge were delayed as we only started looking into buying in March. There's a chance ours too will be pushed back but there's no real way of knowing until it happens I guess Re: Jordan Springs [NEW] 104Sep 22, 2014 6:55 pm We didn't get a land pack or anything from lend lease as we got a house and land package but on the land map we have it doesn't say future residential on it it does show all the lots I rang the lend lease office to clarify they advised we would be the 3C2 release as well... It could be sewer, electricity, comms, gas pipes etc. As far as I'm aware, there's nothing within the building guidelines that says we have to use a brown brick. But the grey fences are a requirement in north ridge, yes I also have the same fences. We are more than likely going to go with PGH truffle bricks. How did you find that out? That's very interesting (perfect for what we want ) I'm assuming that means all fencing between properties? Will certainly narrow any arguments between neighbours if someone doesn't want grey but the guidelines stipulate that is what you must have. They are available on the jordan springs website and would have formed part of your land contract. It pays to read it as our builder didn't. We had to direct them about 3-4 times to read the guidelines to correct some issues. Our builder was pretty on top of the guidelines and their engineer even assisted us with enquiries about it. Yes. the fences are still up, but the gates on sinclair parade and the top end of portsmouth cct have been opened up. For ease, we had the builder include a landscaping plan to submit to Lend Lease and council, does anyone know if we have to stick to this 100%? I'm attaching pics below. We are obviously going to do landscaping similar to what is shown at other houses in the area but not sure where we stand if we submit with these plans? We haven't even done our landscape plan with the builder yet. We've decided to keep our landscape plan through them to basically the bare minimum and add more things in afterwards to keep the initial costs down. On another note, we finally went for another visit to di lorenzo tiles and have made some good choices for tiles. We have finally met a middle ground and found something we both like. Shame most of them are upgraded tho lol. But realistically, I believe tiles is one area you shouldn't skimp on. They affect the whole look of your house and to redo the job later is damn near impossible. Re: Jordan Springs [NEW] 119Sep 28, 2014 9:13 am I just wanted a couple of leafy plants to satisfy Lend Lease, then make we could make adjustments after handover when their inspection is done and we have the bond back. I'm taking a trip to bunnings today to find some plants that I like and I will have a Elderton adjust it on their plans since we are already paying for it. Our builder is a bit backwards, we are going in for a colour consultation this Wednesday, after which they will supply a building contract - we have signed off on the tender. But they don't let us go in to the tile showroom until 6 weeks prior to them being laid. Which makes a colour consult a bit difficult if you don't know what tiles you're putting in. We haven't had our formal tile selection appointment, but the more visits we make, the more informed our decisions will be and we'll likely to be happier with them too. It's funny because almost every time we've been, we've selected something different :/ We are getting slightly frustrated with how long it takes wisdom to do things. What makes matters worse, is every timeframe they have given us hasn't been met. They are also reluctant to give timeframes, other than a few days, or soon, or hopefully next week etc etc. We have to start construction by the 31st jan, otherwise we'll likely get hit with price increases. We made a few changes to the plans before we got them to the point we are happy, but everything at their end has been delayed, unless it was rushed through. Even a small change like increasing the garage door height after everything else had been sorted took over a week. They wouldn't allow us to do this as a post contract variation at no cost either. Is there a building permit? RU in Victoria?
