Browse Forums Building A New House Re: Our Benham 33 journey 101Apr 22, 2012 9:25 pm Hi guys!! It's been a while since there has been any posts But i have an update! We got our final plans back!! They are great only one slight issue with the height of the fridge gap but its cupboards above it not wall so im thinking it might not be too hard to fix Now we have to do our landscape mark up its a requirement of the stockland estate.. Has anyone already done this as we are a bit lost... Once we do that it can go to council!! And on another note we ordered our tiles the other days I know I'm a bit ahead of myself.. but they were reduced to $29.90m2 how could we resist haha The place is happy to hold them as long as we need them too so thats pretty good. So far we have been really happy - hey its only been 2 weeks but rawson have been great trying to work around the crazy sydney rain we got last week. We should have a slab tomorrow so very excited. I just wanted to say I think our floors will be matching - the top pic with the lighter grey is very much like the tile we purchased for our main floor ,( we bought these before xmas, feel in love with them and didn;t want to miss out). the size of being 600 x 300. The darker floor tile is exactly what we are looking for in our ensuite and maybe the main. I think our appointment with Tile Direct should be soon - the website you listed, is this a new standard range you can select from ???? Very exciting times ahead.... Your tiles look fantastic! The variation was to enclose the front verandah, it has a parapet wall and was just a timber pergola that was at the front. It's all sorted now. Our land is now registered, so settlement is on the 9th of May, so expecting that building will start shortly after. We're just finalising our construction loan!! So exciting! I think we're going to proceed with doing our own floor tiling as we want the larger 600x600 tiles and the Tiles Direct guy was saying those could cost up to $110/sqm as an upgrade depending on which style. I've got 'the one and only' pic of the plan with contour lines etc. here (at my rather poor-looking thread): viewtopic.php?f=31&t=55525 We're still a little way off plans, if we sign tender in the next week it's going to take 3-4 weeks they said for plans - does this sound about right with your past experiences? Re: Our Benham 33 journey 106Apr 23, 2012 5:30 pm Koroboo Our tender was signed with R. Homes late sept or early early Oct. We did not get our final check plans till just prior to Christmas. We did have changes to walls , added window, reconfigured the ensuite and created our own facade so it did take some time. It felt like forever. The plans were lodged into council late Jan. We are now waiting for our slab, due today but thanks to the rain in Sydney no chance. Hoping for tommorrow. We ended up taking the driveway, tiles and carpet from the house tender and we are doing these ourselves after handover. Re: Our Benham 33 journey 108Apr 23, 2012 9:31 pm Hi Misch,
Just found my tender and checked our signing date it was actually 2 September... Even longer. I found I had to stay on them a bit to try and get things finished during this admin time.. We were hoping to have been out from council by xmas so its been a little frustrating at times, now the rain.. arrgghh.. We were really surprised by the credit amount for the driveway. Note sure if this will vary for you or what this depends on. We last time had a huge double wide driveway paved with clay pavers on a concrete base and that only came to about $10,000. Do R Homes only do coloured concrete ?? We are thinking about laying the plain concrete and when the landscaping is finished topping it with the small aggregate or marbly chips. Which home are you building ??? Was it the Clifton ? Hope this helps.. Though thinking about it we might get our driveway done separately too now if the refund is that much... will have to ask our sales contact tomorrow. We're building the Metford 28 with a few changes. We're at check plan stage at the moment and will keep everyone up to date. Hope the weather holds up for you this week! We pinched a couple of your plant ideas and ours still doesnt look anywhere near as good but hopefully they accept it..(I accidentally put our first copy in the post today without the plants written on it, and i even knew i needed to do it haha) But wow its great that you've got your settlement dates now!! Koroboo our plans took about the same and then it'll take a couple more weeks once you send them back if you make changes I definitely think its worth it to do the tiles your self.. We have got the 600x600 and the tiles themselves were $29.90 m2 so we'll see how much it costs to lay lol The Rise - Created your own facade?? Wow! Can't wait to see pictures (if and when you post them lol) Hopefully this rain goes away! My husband will do all the form work etc for the driveway and just get some guys in to do the concreting. Should save us a little bit. Off to our electrical appointment this morning, so hopefully it remains on budget!! Spoke with our CSO yesterday and she said we're about 4 weeks away from starting (praying for good weather!!), and our DA should be out of council this week and then application for construction certificate is in. We have to do a landscape plan before submitting to council as well and weren't sure if we should try doing it ourselves or pay someone to do it for us. We have an idea on what we want to do but wouldn't know what type of plants to use. It was poured yesterday morning, then copped the freak sydney storm at lunchtime. The concretors were back in the afternoon to sand and and check it. All looks good. Except we have ended up alot higher at the front above ground level than expected. Now looking at new designs for the landscaping... Out the window with the landscape plan provided to council... smorgzzz - thats great your credit for the driveway was that much as well, really dont think its worth it for coloured concrete. tarsha - the facade is not that different from a Cabarita front ( with corner window) and top timber work that sits under the portico roofline was from a Mcdonald Jones home design. It took Headoffice a while to draw it up and get it right you think i was trying to design the Harbour bridge.... Looks Ok on paper not sure until its up though.. I would post some pic but can't work out how to upload them ??? Plan for this week - is termite treatment, external plumbling and frame maybe delivered fri/sat... Sorry a little excited as its taken so long to get this far... STAY AWAY RAIN FOR AT LEAST 1 MONTH..... Electrical consult was on Friday, came in under budget, I felt the lady who they outsource the planning to talked me out of a few things because she felt they were too hard, like PowerPoint to island bench (which I hade my heart set on) and also stair tread lighting. I have emailed our CSO at R's to get her advice. We have spent a fortune on upgrading our stairs to match the display home and we wanted to have the lighting as a feature to show off their beauty. Hubby couldn't make it to the appointment due to work so I think she had me convinced things were too hard or had an excuse as to why it couldn't be done. So now waiting to hear back from CSO. Spoke with R last week and she said building should start in 4wks time so fingers crossed we can get everything resolved and sorted out. The Rise: if you want to upload easily, you can just go to imgur.com and hit upload from computer (if you have the pictures on your pc) and it'll give you a link fairly easily. smorgzzz: when my parents were building with Masterton years ago, they had a hell of a time getting anything out of the electrical consultant. They can really do anything, "too difficult" is a set of words I think they all seem to use when they can't be bothered. Is your island completely standalone? Is there a microwave/dishwasher space there already? I haven't heard much talk but I don't suppose anyone else is working with a block that slopes backwards (i.e. street level higher than rear). Woohoo! I am pleased with that outcome. Coincidently the electrical consultancy company also does masterton..... As well as a bunch of other builders!!! We installed these on our last Eden Brae home and they we were probably the most used lights in the house. We had 3 square stair lights installed, from memory I think they charged us 5 yrs ago about $800. They look stunning... We never actually never did a electrical appointment with R. , we thought we knew what we wanted but since doing this with the colour consultant I have changed my mind on a few things. Our SS said he will walk me through once the frames up so we can alter anything we need. I want to put up a dome pendant over the dining table but think I may need 2 now as its a big rectangle table and I want to get these in the right place so hubby doesn't have to change these later. HELP PLEASE Does any know about hanging LCD's on the wall ???? We were originally going to put a projector and screen in the home theatre but the room is not that big so looking at a 60" LCD instead. Has anyone had any experience in hanging these - should we try and reinforce the frame or put more timberwork in on that wall... ANY HELP WOULD BE APPRECIATED.. What about the power points etc ????? We have mounted a power point one the ceiling, the rest of the wiring will either be run before gyprocking if we are allowed, or if not afterwards hubby will cut open the walls and install and then repair the walls. We have placed a PowerPoint at the height we want the bracket. You can run conduit down the wall to a wall plate as well, I think it's about $130 or something to run the condtuit down the wall. Thanks for letting me know about your stair lights, I am so glad you mentioned it. Did you have them wired up to turn on with any other lights or on their own switch? Hope the open homes aren't too painful, does it mean you'll have to move if it sells? When does R think you'll be in?
