My build thread : viewtopic.php?f=31&t=47031 knock downs and re-builds 5Dec 26, 2011 8:32 pm We are getting towards the end of a knockdown and rebuild in the eastern suburbs of Melbourne, a PD Foxley 26 and a bit (made a small alteration to the plans) but we do not have a blog nor have we posted about it really. We are most likely happy to answer questions though if you have any about the processes and our experiences. It made sense as the original 50s home even if renovated would probably only ever provide not much more than block value so it made sense. I guess I also get what I want to a large extent the way I want it. When the plans are fixed and council approval is obtained I will open a thread.... Ciao Mark Re: knock downs and re-builds 8Dec 28, 2011 4:31 am We are hoping to put our plans for our KDR in to council as soon as the builders go back to work on the 9th. We are in Carlingford in Sydney and knocking down a small but previously much loved family home built early 60s. Best part of KDR must be feeling no need to fix minor things when they break, however with the big knockdown only weeks away our hot water system burst yesterday so we have to find a very cheap replacement very quickly! Cant waste money on a full size replacement at this stage so i think it will be very short showers for everyone til we move out. Having the hot water system die just before demolition, now that is frustrating. ktktkt and Mark when you start a thread would love to follow it. hubby, kids and me all waiting for the Amberlea Site Cut 27 September 2011 https://forum.homeone.com.au/viewtopic.php?f=31&t=46637 http://www.dscml.com/ knock downs and re-builds 10Dec 29, 2011 5:53 am edscl Agree, with the not a problem if something needs to be repaired, and the other good feeling is to see it being demolished, . We found walking out for the very last time very hard, we had a lot of good memories in our house and could not watch it go. Once it was gone, I could look at it dispassionately, but could not go there while the demo was underway. Re: knock downs and re-builds 11Dec 29, 2011 7:58 am Ray, I thimk I'll be the same. I love this house but we have just outgrown it. Teenage boys and their friends need a lot more space than little ones. We looked at moving or renovating but this was by far the most seneible decision. The (sort of) good news is that we found someone to replace the HW tank with a smaller, second hand one for $450 rather than the $2000 that we would be up for. The teenage sons will have to go back to drought time shower duration. Once it was gone, I could look at it dispassionately, but could not go there while the demo was underway. We were in the other boat, we purchased the house to knock it down, we only went through the house once to confirm it was not worth saving. It was much harder selling the house we were in, in order to do the KDR. We found there were three additional challenges for a KDR, the demolition, the disconnection/relocation of services, and where do you live during the build. You could also include working with established neighbours, which may be more of an issue than building in a new estate. Ours were reasonable, but that could be a problem if you are building on the fence line, have to move the neighbours power, etc. Chatz Re: knock downs and re-builds 13Dec 29, 2011 1:50 pm Still in the first stages of KDR - that is, attempting to move stuff out. It seems to be taking forever. Right thing to do - turned out that my increasing health problems over the past 7 years were related to the house. New house settled on (blueprint the levin - its only me and two dogs). christine. Re: knock downs and re-builds 14Dec 30, 2011 12:43 pm Hi edscl, Ours is a knockdown and rebuild, too. We're building with M3tr!c0n in Victoria. We've just completed the "lock-up" stage of our build. You can see how we're progressing with our build (and others) here ... http://jonandron-buildsahome.blogspot.com/ Cheers. Re: knock downs and re-builds 15Dec 30, 2011 4:42 pm Well, I know you're already following mine, but just in case anyone else is interested... http://opsweetcorn.blogspot.com/ Ours is like chatz' - we bought a house intending to knock it down. We are building the Elwood with Simonds in the eastern suburbs of melbourne. Bron Re: knock downs and re-builds 16Dec 30, 2011 8:43 pm We've just started on the knockdown rebuild experience. 16K from Sydney CDB house will be knocked down when we finalize our plans. no blog yet, but have been looking at others for inspiration for now Demolition 2012 Build 2012 Re: knock downs and re-builds 17Dec 31, 2011 2:25 pm We are doing a KDRB in Newcastle. Bought an old place on a 610 sq m block with the intention of demolishing it within a year, but ended up living in it for 2.5 years. It was demolished a month ago, and Masterton will start building our new house when they start back up again in January. Cant wait! ChristineX - OMG as my daughter would say, you must be so happy that you get to start from scratch. we are rebuilding due to finances, cheaper to stay then move away. We couldn't move further out because it meant more train time for husband, and this way kids still have their friends and we know the area. Think the hardest part of kdrb imo are abolishment of electricity, power pits, and timing everything right to fall into place, also getting to know the neighbours and knowing their frustrations of living next door to a building site. jonandron I think we are at the same stage as you just started reading your blog and look forward to reading the rest. Novo and walt, looking forward to your blogs/threads. Chatz, can relate to your blog, especially the neighbours and the power pit. hubby, kids and me all waiting for the Amberlea Site Cut 27 September 2011 https://forum.homeone.com.au/viewtopic.php?f=31&t=46637 http://www.dscml.com/ Re: knock downs and re-builds 19Jan 21, 2012 6:41 pm was reading another thread, and this made me think how many kdrb have had issues with asbestos not being removed by the demolishers. I didn't have any issues at all, and I was never issued a asbestos clearance certificate. But also my builders have never mentioned to me that they found any asbestos on site. hubby, kids and me all waiting for the Amberlea Site Cut 27 September 2011 https://forum.homeone.com.au/viewtopic.php?f=31&t=46637 http://www.dscml.com/ Re: knock downs and re-builds 20Feb 04, 2012 1:32 pm Hi everyone, This thread is great, it is so good to have others in the same boat. We are doing a knock down rebuild in the Inner West of Sydney. My blog is not a good read if you think it will be easy. It took 16 months to get a DA through a lunatic greens dominated council. Then my builder went bankrupt. My retired neighbours did a petition against our development using every excuse possible (even using the excuse of having children disturbing their peace) as a reason to reject it. aaaahhhh!!!! But we have moved on to an even better builder and are looking forward to moving into our new home. Hi, We are looking for a builder that can build a small home (smaller length) on a sloping site. We came across Mojo's Zephyr design 10.6 m wide and 11.5 m length. Does… 0 23404 We've had the offer of a short term tenant whilst waiting for CDC/DA home approval and demolition for our knock down rebuild. It would achieve a pretty low rent as it's… 0 14789 I'm on that journey. I had to demolish a single story brick veneer on concrete raft slab about 220 sq meters for about $19k. They took forever to get a permit and I… 2 1958 |
