Re: laura2009 - my build - paint pics 102Jul 12, 2011 1:48 pm Totally agree,it's hard enough to choose brick/colours etc without having to think where pipes will be.I am having a veranda so mine will sit in front of post will be painted,your will be ok once they paint them Re: laura2009 - my build - paint pics 103Jul 14, 2011 9:04 am I drove past last evening for a quick check and found - the panel glide door was on (was up so I couldn't really see it but the motor looked nice, lol) downpipes and metre box have been painted (front downpipes look less offensive but will still have to be moved!) doors have been painted and stored in rooms to be hung front door has been stained (might need another coat?) air conditioning ducting plan was stuck on garage wall site has be cleaned and skip removed SS was supposed to call us yesterday and confirm if the inspection would happen Friday. He didn't call of course. I'm going to think positively and assume all is on track. Can't be bothered being stressed today. I noticed the steel lintels above the doors and windows were not painted. I've done a quick search for other posts but can't work out if this is standard practice or not? I will ask on Monday anyway. Re: laura2009 - my build - PCI pics 109Jul 18, 2011 11:17 pm Ss told us at pci today that the alfresco slab would not be level with house but poured 100mm above strip footings. This was a first to me. Ive gone back through plans tonight and found nothing to that effect. Plans show finished floor level to be same as front porch which is slightly lower than main floor level and elevations show it at same height. The concrete for the alfresco is supposed to be poured tomorrow. I've sent ss a text tonight with this information. I can't find anything to say the slab should be different to what my understanding is. We would have to build a step down to th level he has described which makes no sense. Like i said before our 2 Alfresco slabs were layed at the original slab pour. Having the alfresco slab at 100mm isn't 'slab' its footpath!!! lol. Does not sound correct at all. Check your quote, if you paid $55 p/sqm for slab alfresco, then you are entitled to slab thickness. Either that or at minimal some type of refund. Our 2 Alfresco's when laid where about 10mm lower than slab height, basically they were the same height as bathroom and laundry slab after lay. Having a step from house to Alfresco is ridiculous, especially if you're plans don't state it. I see a lot of people complain on here, and half the time i cover my ears and chant 'omg get over it, omg get over it' but in this case, i'd be on the phone chasing today if I were you. Re: laura2009 - my build - PCI pics 111Jul 19, 2011 10:12 am Firstly, your house is looking fantastic. I love the colours you have chosen. They work well together. It's a very nice home. In regards to the alfresco, sounds like they're trying to be cheap. I've not seen any of their displays with an alfresco have a step down from the house. They are level. I would point this out. I know your design has been modified but if it's based on a display home, I would be insisting to the SS that it must be done like the display. We had an issue where the kitchen place wanted to put a kitchen benchtop as the top of our home theatre cabinetry. It would be the same colour as the cabinets. They were very insistent that it would be done that way until I pointed out that the display has the material used for cupboards also used for the top, which is what I wanted. I think it's a bit suss really. I've gone back through everything to see if I had made an assumption but there is nothing about a 100mm high alfresco slab. Everything points to the engineering report which shows it to be same height as front porch. Elevations show it at same height. 1stBuild FR - I am going to follow this one through. It ruins the whole indoor/outdoor flow to have it at a different level. We already have arranged tiles to match our indoor tiles for the alfresco. I would have built a bloody deck otherwise. I don't understand what the conversation with the SS about needing a step was all about? Did I take the whole conversationt the wrong way?? There is not a big step down, definitely do not need to install a step and once the tiles are on it will bring the height up a little more too. I feel like a dork for getting so stressed about it ! So excited, but - I've just been around at the house and saw through the windows that most of the PCI stuff has not been done yet including - painting, cabinetry and tiling jobs. How long do they have to complete the items noted at PCI post handover?? Our flooring starts going down Wednesday - I don't want people coming back and getting paint on it. Re: laura2009 - my build - handover completed 119Jul 25, 2011 3:47 pm We collected the keys this morning. The practical completion items are to be completed by 5.30pm today. Fingers crossed they have it all done. The gift was a bottle of wine, a crappy key ring and some spray from A&L for the sliding door (tight much). We can't get in until after 5.30pm so we don't change over the locks by using our keys. Couldn't figure out how to open the screen doors without busting them. Couldn't figure out how to put the panel glide down either! lol I haven't seen it down yet either. Forgot to try it at PCI. Booked telstra to change over everything next week, harvey norman to deliver furniture, stormwater guys to provide a quote and the removalist. Next job is to install door stoppers!
