Browse Forums Building A New House Re: Coral Homes general build thread 1002May 05, 2015 4:55 am Hi guys, I'm enjoying reading through everyone's posts and experiences. I'm sure this question has already been answered somewhere but what does one expect to pay extra to have rectified tiles layed? I've heard you pay a hell of a lot more but then when I was at Beaumont Tiles the lady there said she wouldn't charge more to lay them her self. She said a lot of tillers just whack on a big fee ($50 per square) which is BS she reckons. She also said tilers for Coral Homes are a rip off. Can anyone shed any light on this? Also is anyone building a Hampton 26? I am an should be starting hopefully in a month. If so is there any chance of seeing some photos? As this is a new design we have never actually been through the design or seen photos so fingers crossed it'll be nice. Also need to decide on the balustrade material etc as well. Any help would be much appreciated. Happy building. Re: Coral Homes general build thread 1003May 05, 2015 6:18 am MatDon Hi guys, I'm enjoying reading through everyone's posts and experiences. Can coral supply tiles and we source our own tiler I wonder? Beaumont told me the same thing. They said the argument is that it takes more time and accuracy to lay a rectified tile but that any good tiler can do it just as fast as an ordinary tile! On the plus side they seem to include 600x600 without extra cost... Just so happens that most of the tiles are rectified! I am not to that stage yet but I've been hanging around Beaumont to try and pick colours in advance ! I picked 5.or 6 floor tile options and gavey DH final.say. of them all i think 1 was rectified, so no issue for us. I have tiled a.home.myself and i can tell you for me as a first timer and a woman that rectified tiles blister and chip very easily. Im sure . experienced tilers would be much better, but it does require more care for sure. Re: Coral Homes general build thread 1005May 05, 2015 6:46 am On the tile issue, you can bring in your own tiler, but what Coral Homes do is basically hand all tiling over to contract tiler. My friend did it, was a bit of a nightmare bringing in own tiler paperwork etc for external contractor. Then timing your tiler with their tradespeople if your tiler isn't ready to go when they need them too on the build, expact to pay for delays. We thought about it but decided against based on the headache friend had with it all. Im not quite sure how expensive their tilers are, as nothing is itemized so to speak, ours was more again just based on certain tiles we were going to use and Coral Homes just don't lay those particular tiles. So we didn't get them may change some down the track. Any help would be much appreciated. Happy building. I was quoted $6800 for the tiles I wanted which were rectified and porcelain based then an extra $2500 to have them laid. Beaumont said it would be much cheaper to buy the tiles myself ($2300 for 60m2) then find a tradie who doesn't charge ridiculous fee's. They gave me a list of ones they recommend. I've had quotes for bamboo which is much cheaper then the tiles so I think I'll go with that unless I find tiles I like that aren't an extra $2g to lay! Their is a lady locally that has some stunning tiles she has a small tile shop so to speak. The tiles were basically not sealed and they were thick (that was the main issue), so not standard and they would simply not deal with them, too tricky and fiddly basically. So own tiler had to be brought in to do all tiling and they said it was a headache but in the end their bathrooms look fanatastic with the tiles and worth it. We will do some parts with these tiles but at a later stage. Re: Coral Homes general build thread 1009May 05, 2015 9:09 am Thanks heaps for that. I suppose I'll just have to go through with the tile selection process with Coral and see what sort of quote comes of it then decide. But ye, the general concensus is they charge a lot for the labour when yes it more fiddly but 45 bucks a square meter fiddly? Also anyone building the Hampton 26? Re: Coral Homes general build thread 1010May 05, 2015 11:06 am Slab day Friday. About five minutes after I asked if I should call my SS he sent me an email. That's the second time that's happened! LOL I reckon he picks up on my vibe. Last time I was halfway through a text to him and he called my husband - weird! They're onsite today doing the reo and stuff, but my husband didn't take a single photo! How rude! I can't get out there this arvo as I'm running a function for work until late. Will have to wait until tomorrow. Matdon, I haven't heard of anybody building a Hampton yet. We also had/have the issue where we haven't been able to walk through the home we're building. We're building a Daydream but the only displays are in Qld. I have a friend in Toowoomba who walked through the display up there and filmed it for me which was WONDERFUL But it's all we've got so it's all a bit of a mystery as to how it's going to look in real life. Security doors to be installed on hinged doors, change to light switch in Bed 4 to have 2 banks of 2, instead of 1 bank of 4. CSDs to be re hung on laundry and ensuite. Box for kitchen lighting to be completed in cupboards. Should have a confirmed handover date next week once all forms are in. Hopefully while I am in town lol Re: Coral Homes general build thread 1012May 05, 2015 1:09 pm Did they give any indication of a date? How exciting! And I'm hoping there are photos in your thread? However this could be shorter. We are waiting on Form21?! And once issued our SS should update us with new timeframe. I've got to get the paperwork across to the bank for valuation and approval too. No new pictures today. Looks exactly as it did 2 days ago Re: Coral Homes general build thread 1014May 05, 2015 2:39 pm s_mack Looks exactly as it did 2 days ago But with dots! I notice your power is on, did you organise it or did Coral ? I was at our house this afternoon going through our contract and variations and tried the light switch( nothing happened)sorry if it's a silly question, if I need to organise it I will before walk through next week,Julie Re: Coral Homes general build thread 1017May 05, 2015 7:48 pm jul33m1 How exciting s_mack,your on the home stretch. So I went around in a frenzy testing all the lights (forgot the power points!). It wasn't on when we were there today but the sparkie had been working on the under cabinet lights. I assume your power is connected probably just turned off at the mains? They would need to have it on at some point to get cert and ensure everything works. I meant to take a lamp and test the power points today but forgot. That might be an idea for you before walk through. The other preparation we did was get the tender and variations and walk through ticking off each individual item. Our SS was great at finding defects but also go through yourself and make note of any paint defects/dents etc. Re: Coral Homes general build thread 1018May 05, 2015 8:24 pm All this talk of sticky dots and power has me excited. Our frame and trusses seem to be finished today.. they were still on the roof at 4pm but no trusses were.left on the ground so i assume they were all up and trying to finish it and not have to come.back tomorrow. Now to guess when roof tiles will go on (they hadn't been delivered that i could see). Question for everyone, where have you nominated for the internal communications cabinet to go? It's the one with the data and phone point.. Also are you supposed to have a meeting about data requirements etc? What about something to ensure foxtel can be installed later on, is there something I should do to ensure that's all good? Sorry, not a tech head at all... Re: Coral Homes general build thread 1020May 05, 2015 9:12 pm jul33m1 How exciting s_mack,your on the home stretch. I believe they put it In to your name for you, pretty sure on the contract you need to supply power and water. But happy to be corrected because I need to connect gas etc aswell. Sorry, not a tech head at all... We stuck ours in the garage, then it was going to go into the pantry but decided on garage again because I want to put a cabinet In. We got the phone moved into the dining area not that we use a home phone. But it's all personal preference, you need to think what your going to have, for us as I said, I'm going to put a cabinet in with a network switch and many wired points around the house. For some people just one point would be enough for the WiFi router so you could stick that in the main area like dining, family or kitchen area. Looks like AllCastle Homes.
